When lumber quotations rise, Canadian homebuilders should first refresh their local, delivered-cost estimate—not assume the increase makes a project unviable or that a substitute will automatically save money. Compare current supplier offers, check quantities and waste, then evaluate sourcing or design changes against engineering, code, labour, schedule, financing and buyer demand.
Start with what the latest cost data does—and does not—say
Statistics Canada’s Q2 2026 Building Construction Price Index shows that contractor prices for residential building construction across its 15-CMA composite rose 0.5% quarter over quarter and 2.3% year over year. Within that index, the wood, plastics and composites division declined 0.3% during the quarter. These are construction-cost index movements, not a lumber-only price quote: the overall measure includes materials, labour, equipment, overhead and profit, and excludes land, design, land development and real-estate fees. Statistics Canada’s release also describes pressure from factors including oil prices, tariffs and supply-chain disruption, regulatory uncertainty, seasonal work and constrained skilled trades.
CMHC’s 2026 analysis of Statistics Canada indexes found wood, plastics and composites flat between 2024 Q4 and 2026 Q2 in its 15-CMA comparison, while utilities rose 15%, plumbing 14%, HVAC 13% and metal fabrications 13%. That does not establish that lumber prices at a particular yard were flat: local quotations, grades, availability and delivery costs can differ. CMHC’s analysis is useful context for the full project estimate, not a substitute for current bids.
Get comparable local quotations before changing the plan
Ask suppliers to price the same bill of materials and specification. A low unit price may not be the least expensive option once delivery, lead time, minimum order quantities or stock uncertainty are included. Record the quote date and expiry, then compare the delivered cost and whether the supplier can provide the required quantity on the construction schedule.

- Confirm species or product type, grade, dimensions, treatment and any engineered-product specification.
- Match quantities and units across quotes; clarify whether the price includes taxes, delivery, unloading or other charges.
- Ask what is in stock now, what must be ordered, and whether the quoted price is fixed through the expected order date.
- Compare freight distance and schedule reliability as well as the quoted price. CMHC notes that limited east-west transportation infrastructure can constrain movement of domestic wood products.
Regional availability and delivered prices are project-specific. A national index cannot tell a builder what a supplier will charge for a particular grade in a particular municipality.
Check the takeoff, order plan and handling
Before sourcing a different product or redesigning a building, review the quantities and sequence with the estimator, site supervisor and relevant trades. Recheck the takeoff against the current drawings, cut plans and construction sequence. Confirm storage and handling arrangements so purchased material is not unnecessarily damaged, misplaced or ordered twice.

This is a practical control, not a guaranteed percentage saving. Any change to quantities must still meet the plans and specifications, and the revised order needs to arrive when the crew can use it. Cutting orders too close to the installation date can create schedule risk; ordering too far ahead can create storage and handling problems.
Compare sourcing and construction alternatives on installed cost
CMHC says Canadian wood products facing U.S. tariffs could remain available domestically, potentially creating an opportunity to adjust material mix or construction methods. Availability, price, freight and suitability vary by region and project, so treat domestic sourcing as an option to quote—not an automatic saving.

Use the same comparison criteria for every option: grade and specification, material yield and waste, freight, engineering and code implications, labour and equipment availability, schedule risk, and total installed cost. A material substitution can shift costs into design work, site labour, equipment or schedule rather than remove them.
Use historical comparisons carefully
CMHC’s 2026 analysis reports that wood-based building-material inputs rose 147% from 2020 Q1 to 2023 Q1. Over that historical period, input costs in the 15-CMA composite rose 59% for ground-oriented homes and 37% for high-rise apartments. CMHC also estimates that the share of construction costs directly attributable to wood, plastics and composites is roughly 16 times larger in ground-oriented housing than in high-rise apartments. These are historical index comparisons, not current forecasts or price changes for an individual project.

A separate, dated Canadian Home Builders’ Association panel estimate put lumber costs for a 2,400-square-foot home in Q2 2023 at $23,275 above pre-pandemic levels. It is a builder-panel estimate against a pre-pandemic baseline, not a current quote, national unit cost or amount that applies to every house. Lumber is one input in a home’s economics. Labour, servicing, permits and development fees, land, financing, overhead and expected profit also affect whether a project is viable. For a redesign or delay decision, update the full pro forma: include any design and approval costs, carrying costs, revised construction schedule, expected sale or rental revenue, and the risk that a material change affects delivery.

Demand matters too. CMHC’s 2026 outlook describes housing demand as weak and uneven and forecasts construction to decline through 2028. Its Deputy Chief Economist, Kevin Hughes, said: “This caution is leading many households to delay buying homes and making builders more hesitant to start new projects.” That outlook is not a prediction for every municipality or product type; weigh local buyer or renter demand and the project’s own financing terms rather than acting on a lumber trend alone.
CMHC’s analysis also models, under its stated comparison scenario, a possible reduction of up to 17% in ground-oriented construction costs in some centres, alongside a possible 3.5% increase—close to 4,000 starts per year—in annual ground-oriented housing starts. These are conditional analytical scenario estimates, not observed savings, a forecast or a promise to an individual builder. Use them as a reason to examine options, not as a figure to put into a project budget without validation.
Check whether federal measures actually apply
In August 2025, the federal government announced plans to prioritize Canadian materials in federal procurement and described planned financing through Build Canada Homes for innovative builders using Canadian technologies and resources. The announcement is not evidence of a general grant available to all homebuilders. Check the current program details, implementation and eligibility directly before treating a project as eligible. The government announcement quotes Prime Minister Mark Carney calling the forest sector “a pillar of Canada’s economy” and emphasizing resilience and new markets.

- Update the project pro forma: test the effect on labour, servicing, fees, land carrying costs, financing, schedule and expected local sales or rental demand.
- Decide whether to proceed, revise or defer: base the decision on the full project and verified local information, not an index movement or modeled scenario alone.
