These are publication-specific sample averages, not official Freddie Mac readings or personalized lender offers.
Mortgage rates reported for August 12
The Mortgage Reports says its daily rates reflect selected borrower criteria and a network of mortgage lenders. Its table separates the interest rate from the annual percentage rate (APR), which incorporates certain loan costs. The figures reported for August 12 were:

These rates and changes are The Mortgage Reports’ daily table values for August 12, 2025; they are not a quote available to every borrower. The Mortgage Reports’ rate report also gives prose averages of 6.71% for a 30-year fixed mortgage and 5.87% for a 15-year fixed mortgage, describing them as rates at the time of publication. Those prose figures differ from the table rates, and the article does not explain the discrepancy. They should be treated as separately reported figures, not combined or substituted for one another.
How the numbers compare with Freddie Mac’s weekly survey
Freddie Mac publishes a weekly Primary Mortgage Market Survey, which uses a different schedule and survey method from The Mortgage Reports’ daily table. Its observations closest to August 12 were:

These are Freddie Mac weekly survey averages, not daily rates for August 12. They provide nearby context but are not directly interchangeable with another publisher’s daily sample. Freddie Mac’s PMMS archive lists the dated observations.
What the August 12 rate report can—and cannot—tell you
Is this a good mortgage rate?
A market average cannot establish whether a rate is good for your situation. The actual offer depends on borrower and loan details, and the available figures do not show the fees, points, down payment, credit profile, or other assumptions needed to assess a particular quote. Compare offers for the same loan term and comparable assumptions, including both rate and APR.

How is your mortgage rate determined?
The figures here are sample averages based on selected borrower criteria and a lender network. Your lender’s quote may differ because it is based on your application and loan details. Ask each lender to state the rate, APR, fees, points, and assumptions behind its offer so that you are comparing like with like.
How can you look for a competitive rate?
Request comparable quotes from banks, credit unions, and online mortgage providers. Shopping gives you offers to compare; it does not guarantee a particular rate or amount of savings. Keep the loan term and other quote assumptions consistent when reviewing alternatives.

Should you lock a rate?
The published averages do not determine whether or when an individual borrower should lock. The August 12 table describes market samples, not your lender’s offer or the terms of a rate lock. Ask your lender about the offered rate, lock period, any fee, and what happens if closing is delayed before deciding.

Fannie Mae’s Housing Forecast dated August 11, 2025 projected quarterly average 30-year mortgage rates of 6.8% for 2025 Q3 and 6.7% for 2025 Q4. Fannie Mae said its interest-rate forecasts were based on rates as of July 31, 2025, so these figures are a forecast with that cutoff—not an August 12 rate reading or a guarantee of future rates. Fannie Mae Economic & Strategic Research’s forecast contains the projection.
