Mortgage rates have climbed sharply, but the housing market is not responding in one simple direction. Freddie Mac’s national average for a 30-year fixed-rate mortgage reached 7.28% for the week ending October 1, 2026, while August data showed fewer completed sales, more homes for sale, and a small monthly rise in pending contracts. The figures point to a market where borrowing costs are weighing on buyers even as inventory gives some of them more choice.
What the latest numbers say
The available indicators describe different parts of the market and cover different time periods. The most recent completed-sales and inventory report is for August; September existing-home sales were scheduled for release on October 13, 2026. Weekly mortgage-rate and application figures offer a more current, but narrower, view of financing conditions.

The rate increase is substantial: the 7.28% average was the highest since November 2023, according to the Associated Press, and the sixth consecutive weekly increase. Freddie Mac’s survey uses rates in thousands of applications submitted through its Loan Product Advisor system, covering selected conventional conforming purchase loans. Borrowers’ actual offers vary with loan type, credit profile, down payment, points, lender and other terms. Freddie Mac’s mortgage-rate survey is therefore best used as a broad benchmark, not a personal quote.
How do rising mortgage rates affect existing-home sales?
A higher mortgage rate raises the monthly cost of financing a given loan amount. That can make a home unaffordable at the buyer’s budget, lead a buyer to consider a lower-priced property or prompt a purchase to be delayed. The result can be fewer completed transactions even if some buyers remain interested.

August’s decline in closed sales is consistent with pressure from borrowing costs, but it does not isolate the rate increase as the sole cause. NAR Chief Economist Lawrence Yun said, “Mortgage rates and home sales move in opposite directions, so it’s not surprising to see a mild dip in home buying activity due to high mortgage rates.” That is an explanation of the market relationship, not a measured estimate of how much of the sales change rates caused.
Pending contracts help show what may happen next, but they are not closed sales. NAR’s Pending Home Sales Index tracks signed contracts for existing single-family homes, condos and co-ops. In August, pending sales edged up from July while remaining below the year-earlier level. The monthly improvement therefore did not amount to a full recovery in demand. Are higher rates keeping homeowners from listing?
Higher rates may also affect supply. A homeowner with a low mortgage rate can face a much higher payment when financing a replacement home, which can make moving less attractive. This is often described as a mortgage lock-in effect. It is a plausible reason some owners might postpone listing, but the cited releases do not quantify how much the October rate surge has changed listings or establish a causal estimate for the latest period.
Nor does the available inventory evidence show a simple, across-the-board shortage becoming worse. NAR counted 1.62 million existing homes for sale in August, and months of supply reached 4.9. Yun said the larger supply gave buyers better opportunities to negotiate. Inventory can rise even when new listings are soft if homes remain on the market longer or sales slow; the inventory total and the flow of new listings are distinct measures.

Is housing inventory finally improving?
August’s national inventory and months-of-supply figures indicate more choice than in a tighter market, but they do not guarantee that homes are affordable or that every local market has ample supply. A national total can conceal substantial differences between regions and individual communities.
High-frequency data offer a useful, earlier snapshot, but the latest cited Redfin reading is from late July—not October. For the four weeks ending July 26, 2026, Redfin reported 1,490,916 active listings, up 0.3% week over week, and 351,078 new listings, down 0.4%. It also recorded 322,739 pending sales, down 1.7% week over week, and a 3.6-month supply measure. These figures cover Redfin’s national measures across more than 900 metro areas, use a rolling four-week window, and are subject to revision. They are not interchangeable with NAR’s August monthly national inventory and sales figures. Redfin’s housing market data can help track these faster-moving indicators.

What do weekly housing numbers say about buyer demand?
Weekly indicators can signal a shift before completed-sale statistics do, but they are more volatile and often use different definitions. Mortgage applications reflect people seeking financing, pending contracts reflect signed purchase agreements, and completed sales count transactions that have closed. Their movements can differ without any one measure being wrong.
The MBA application decline reported by AP is evidence of weaker recent borrowing activity, while the August pending-contract increase is a modest monthly improvement in a separate measure. Neither should be read alone as a definitive forecast for sales. Redfin’s late-July pending-sales dip also predates the October rate surge and cannot show how buyers responded to the full increase to 7.28%.

Regional direction can differ as well. NAR reported that pending contracts in August rose in the South and West and declined in the Northeast and Midwest. A national reading therefore does not establish what is happening in a particular city or price range.
How to read the next housing-market update
- Separate time windows. Compare a weekly rate with another weekly rate, and a monthly sales figure with the same monthly series. A rolling four-week Redfin measure is not the same period as NAR’s calendar-month release.
- Keep the measure straight. Rates describe financing costs; applications show financing activity; pending contracts are signed deals; closed sales are completed transactions; listings and inventory describe supply.
- Check both monthly and annual changes. A month-over-month bounce can coexist with a year-over-year decline, as August pending sales demonstrate.
- Look beyond national totals. NAR’s August regional pending-sales pattern differed across the four regions, so local inventory and demand may diverge from the national picture.
- Treat rates as one influence, not a complete explanation. The figures support the conclusion that borrowing costs pressure affordability and demand, but they do not assign a precise share of sales or supply changes to the latest rate move.
