How Football Clubs Pay for Transfers: Instalments, Cash and Amortisation

A transfer fee, the cash paid this year, the balance still owed and the accounting expense are different figures. Here is how instalments and amortisation fit together.

Football clubs do not necessarily pay a transfer’s headline fee all at once, and the amount paid in cash during a season is not the same as the fee’s accounting expense. To understand how a transfer is funded, separate four things: the agreed consideration, the payment schedule, the amount still owed, and how the registration cost is recorded over time.

How a transfer fee becomes a cash payment

A permanent transfer gives the buying club the player’s registration rights under an agreement with the selling club. That agreement sets the consideration and when it is due. Depending on its terms, a fee may be payable immediately or in instalments over later dates.

Until an instalment is paid, it remains an amount owed to the selling club—a transfer payable. The selling club may record the corresponding amount due as a transfer receivable. Manchester United explains in its 2025 Form 20-F that transfer fees may be paid or received in multiple instalments, deferring cash and affecting working capital. The contract value and cash paid in a particular reporting period can therefore differ.

Conditional fees can change the final cost

Agreements may also include additional consideration payable only if specified conditions are met. Manchester United reported that, as of 30 June 2025, the maximum additional contingent transfer amounts payable under specified performance conditions were £135.8 million. That is a club-specific figure at a particular reporting date, not a standard feature or typical amount for every transfer.

What amortisation means in football

Amortisation is an accounting allocation of a capitalised player-registration cost across time. It is not a cash payment, an instalment to the selling club, or a measure of how much a club spent in a transfer window.

Under the method set out in UEFA’s 2026 Club Licensing and Financial Sustainability Regulations, directly attributable registration costs can be capitalised as an intangible asset. Amortisation starts when the registration is acquired and is allocated systematically over the player’s contract, subject to a maximum five-year period for an individual registration. UEFA specifies separate treatment when a contract is extended, including how the remaining carrying value and qualifying negotiation costs are amortised within its five-year limit measured from the extension.

Illustration: a €50 million registration over five years

Suppose a club capitalises €50 million of registration cost and the player signs a five-year contract. A straight-line allocation would record €10 million of amortisation expense per year, before any impairment or contract changes. That does not mean €10 million of cash leaves the club each year. Cash follows the payment schedule in the transfer agreement; amortisation follows the applicable accounting policy.

Where clubs get the cash

There is no single funding recipe established for all clubs. A club may use operating cash flow, proceeds from selling players, borrowing facilities, equity proceeds, or a combination. Manchester United’s 2025 Form 20-F describes its historical use of operating cash flow, player-sale proceeds, revolving-facility drawdowns and share-sale proceeds. Its 2026 Form 20-F discusses liquidity facilities and the possibility of needing to use them when acquisitions exceed sales. These are disclosures about Manchester United, not a general account of how every club funds transfers.

Instalments can help a club schedule cash outflows, but they do not erase the obligation. UEFA’s 2026 monitoring requirements include information about transfer fees paid or payable, including amounts due to football clubs, and checks concerning overdue payables.

Which costs are capitalised, and which are separate?

UEFA’s 2026 rules distinguish registration costs from other expenses. Under the capitalisation method they describe, only costs directly attributable to acquiring the player’s registration may be capitalised. The club’s own youth-sector costs are excluded from player-registration assets; consideration paid to a player, such as a sign-on fee, is treated as an employee benefit expense. Borrowing costs remain finance costs even if the borrowing helped finance registrations.

UEFA also requires annual impairment review of capitalised registration values. If the recoverable amount falls below the carrying amount, the carrying amount is adjusted and the charge is recognised in profit or loss. These are UEFA licensing requirements within their scope; they should not be treated as a universal accounting rule for every club or jurisdiction.

How loans differ from permanent transfers

A loan fee is not the same thing as the fee for permanently acquiring a registration. UEFA’s rules state that loan fees paid or received are reported as player transfer expense or income. For a loan without an obligation or option to buy, the loan fee is recognised over the loan period under those rules, while the lending club continues to carry and amortise the original registration asset over the player’s contract.

How accounting frameworks affect the presentation

Accounting treatment depends on the framework and the facts of the transaction. In a June 2020 agenda decision, the IFRS Interpretations Committee concluded that, in the fact pattern described in its request, cash receipts from transfer payments are presented as investing activities. The committee noted that this presentation is influenced by how the club accounts for the costs of bringing players to the club. The conclusion applies to that IFRS fact pattern; it does not settle every national accounting treatment.

How to compare the cost of two transfers

A headline fee, annual amortisation, transfer-window net spend and cash paid during that window answer different questions. For a fair comparison, label the figures and reporting period rather than treating them as interchangeable.

Comparison point What to check
Contract value Fixed fee and any conditional or contingent consideration.
Payment profile Amount due at signing, later instalments, and their due dates or periods.
Balance-sheet position Transfer payables owed and transfer receivables due at the reporting date.
Accounting policy and expense timing Whether costs are capitalised and amortised, the contract term, and any impairment treatment.
Funding source and financing cost What the club discloses about operating cash, player-sale proceeds, borrowing facilities, equity, or other funding.
Framework and date The applicable accounting rules, regulatory scope, jurisdiction and reporting period.

Keeping those categories separate makes it possible to see whether a figure describes the agreed price, money paid, a remaining liability, or an expense recorded for accounting purposes.
