What is being offered for sale?
The current offering covers The Bloc’s office and retail portion, not the entire complex. Los Angeles Times reporting republished by AOL in 2026 puts that portion at 1.2 million square feet. Broker Mike Condon Jr. of Cushman & Wakefield told the report that the Sheraton Grand hotel, with nearly 500 rooms, is to be sold separately. The report gives no asking price for either offering.

Where is The Bloc, and what makes up the site?
The Bloc is at 7th and Flower streets in downtown Los Angeles, with a direct connection to the 7th Street/Metro Center transit station described in historical reporting. The California environmental notice describes the existing site as a 26-story hotel, a 33-story office building, and a nine-story podium containing commercial uses and parking.
Who owns the property?
National Real Estate Advisors became the principal owner after Ratkovich Co. sold its interest in 2018. Ratkovich had redeveloped the former Macy’s Plaza from an enclosed mall into an outdoor retail and mixed-use complex. The Los Angeles Times reported that the redevelopment’s original $180 million budget grew to more than $250 million after unexpected construction issues. Those are historical project-cost figures, not an indication of the property’s current value or investment performance.

What redevelopment has been proposed?
A California environmental project notice describes a proposal to add a residential tower with up to 466 units. The proposed work would enclose an existing rooftop parking level, add two above-ground parking levels, and remove 24,342 square feet of theater and retail uses to make room for the tower. The notice describes proposed changes; it does not establish that construction has begun.
