An RBI repo-rate change affects your home loan only if and when your loan’s benchmark and reset terms pass that change through. Your EMI does not automatically change on the Reserve Bank of India’s announcement date: the result depends on whether your loan is fixed or floating, which benchmark it follows, its spread, and the lender’s reset schedule. After a reset, borrowers may be able to raise the EMI, extend the tenor, combine both, switch to a fixed rate under the lender’s policy, or prepay.
How a repo-rate change reaches a home loan
The repo rate is one possible external benchmark for eligible floating-rate bank loans. RBI rules require banks to use an external benchmark for specified new floating-rate personal and retail loans, including housing loans, from October 1, 2019. Permitted benchmarks include the RBI policy repo rate and certain market benchmarks; not every home loan is repo-linked. RBI’s external benchmark directions describe the requirement.
A floating loan’s payable rate generally reflects its benchmark plus a spread or margin, subject to the contract. The lender may reset the rate on a schedule, so an RBI policy change and the borrower’s rate change can occur at different times. A fixed-rate loan may not respond to a repo change in the same way, though the agreement determines its terms. RBI advises borrowers to check which index applies, how often it is updated, and the reset clause. RBI’s borrower FAQ explains the questions to ask.
What can change after an upward reset
When the applicable benchmark and loan rate rise, interest on the outstanding principal increases. The repayment schedule can respond through a higher EMI, a longer remaining tenor, or a combination of the two. For borrowers covered by RBI’s reset directions, tenor extension must not result in negative amortisation—where the scheduled payment fails to cover accruing interest and the outstanding balance grows. RBI’s August 18, 2023 direction sets out these options and safeguard.

RBI’s January 10, 2025 FAQ describes communication of reset impacts and quarterly account statements that include the EMI, instalments remaining, principal and interest recovered, and annualised rate. Read the lender’s notice and revised schedule rather than assuming the change took effect on the policy announcement date. RBI’s reset FAQ provides further detail.
What borrowers can do
1. Confirm how your loan is priced
- Check whether the loan is fixed or floating and identify its benchmark: repo-linked, another external benchmark, or an internal benchmark.
- Find the spread or margin and whether it can change under your agreement.
- Locate the reset clause and frequency, then confirm the next reset date with your lender.
RBI’s borrower FAQ recommends asking how a floating rate and payment will vary, including how payments may fall when rates decline.

2. Get the revised schedule in writing
Ask the lender for the rate after reset, the revised EMI, the number of instalments left, the remaining tenor, and the full repayment schedule. Also check the annualised rate and any fees associated with a loan change. Compare the notice with your loan documents and account statement.
3. Choose an affordable repayment adjustment
RBI’s reset framework provides covered borrowers the choice of an EMI increase, tenor extension, or a combination. Compare the options using two main questions: can your monthly budget handle a higher EMI, and what will the remaining repayment and interest cost be under each schedule? A longer tenor can ease monthly payments but keeps the debt outstanding for longer; an EMI increase can reduce the time spent repaying, depending on the lender’s recalculated schedule. There is no universally best choice; request figures for your own balance and remaining term.

4. Ask about a fixed-rate switch
RBI’s directions provide for an option to switch to a fixed rate during the loan, subject to the lender’s board-approved policy, which governs the terms and limits. Ask what rate would apply, whether and when it could change, and what service, administrative, or switching charges would be due before deciding.
5. Consider partial or full prepayment
RBI’s directions provide borrowers the choice to prepay in part or in full during the loan, subject to applicable rules. Compare the interest saved with any applicable charge and the value of keeping cash available for emergencies and other needs. Confirm the lender’s current prepayment terms for your loan before acting.

6. Evaluate a balance transfer by total cost
A transfer to another lender is worth considering only if the full comparison works in your favour. Compare the new rate and reset terms with your current loan, and include all transfer, administrative, and other fees alongside the remaining repayment and interest. A lower advertised rate alone does not establish that switching will save money.

Is 5.25% the current RBI repo rate?
No current-rate claim should be inferred from the dated figure available here. RBI’s rate page showed 5.25% as at 1:00 pm on July 10, 2026; that snapshot does not establish the policy repo rate on October 7, 2026. Check the RBI’s official rate information for a date-relevant figure, and remember that your loan’s actual rate also depends on its benchmark, spread, and reset terms.
