How to Compare Fixed and Floating Home Loans When Rates May Change

A practical way to compare fixed and floating home loans: standardize assumptions, stress-test repayments and check fees, flexibility and rollover terms.

Compare fixed and floating home loans by holding the loan amount, term, repayment schedule and fee assumptions constant, then testing the cost and repayment under more than one rate scenario. A fixed rate offers certainty only for its stated period; a floating rate can move up or down. Neither is guaranteed to cost less over the life of the loan.

Start by identifying what each rate actually does

“Floating,” “variable,” “adjustable-rate” and “tracker” can mean different things depending on the country and lender, so compare the contract mechanics rather than relying on the label.

  • Fixed rate: The interest rate is held for a specified period. The rate-based repayment is more predictable during that period, but the fixed period may end before the loan is paid off.
  • Floating or variable rate: The rate can change, exposing repayments or the amount of interest paid to rate movements. Some lenders set their variable rates; a tracker is linked to an external benchmark.

For example, the UK Financial Conduct Authority describes tracker mortgages as linked to an external rate, such as the Bank of England base rate, while a variable rate is typically set by the lender and is not directly linked to an external rate. The US FDIC uses “adjustable-rate” and “variable-rate” for the same general category and notes that such loans usually offer a lower initial rate than fixed-rate loans; that is a broad US consumer explanation, not a rule for every offer. Compare offers on the same assumptions

An advertised rate alone cannot show which loan fits or costs less. For each actual offer, use the same loan amount, remaining term, repayment frequency and fee assumptions. Compare the following dimensions:

What to compare Questions to answer
Rate exposure How long is the fixed period? If the rate floats, is it lender-set or tied to a benchmark? How and when do rate changes affect payments?
Repayment resilience What is the repayment at the quoted rate, and what happens in a higher-rate scenario? Can the household budget absorb the increase?
Total cost What interest and known fees accrue during the comparison period? Are there new fees or a different rate after a fixed or promotional period?
Flexibility Are extra repayments capped? Are redraw or offset features available? What does it cost to sell, refinance or repay early?
End of fixed period What rate or process applies when the fixed term ends? Must you choose a new offer or refinance?
Split structure If available, how much of the balance is fixed and how much floats? Which features and restrictions apply to each part?

Stress-test repayments without treating the scenario as a forecast

Calculate repayments at the rates and terms in the actual loan documents, then test at least one higher-rate case using the same repayment frequency and assumptions for each offer. The Australian prescribed Key Facts Sheet example requires an illustration using a rate increase of 1 percentage point per annum. That is a sensitivity example—not a prediction of future rates or a universal rule outside that Australian disclosure context.

For each scenario, record the payment and the total interest and known fees over the same comparison period. Note whether the calculation assumes the rate changes immediately, at a reset date, or only after a fixed period ends. If the lender’s illustration uses different assumptions from another offer, adjust the comparison or ask the lender to explain the difference.

In Australia, a personalised comparison rate incorporates known lender fees and charges, but excludes government fees, charges and duties, and does not include costs that depend on events that may not happen. Read the actual Key Facts Sheet and check its inclusions rather than treating a comparison rate as a complete estimate of every possible cost. The relevant rules are in the National Consumer Credit Protection Regulations 2010.

Check what flexibility is worth—and what it costs

A lower rate is not necessarily the better fit if the loan restricts actions you expect to take. Before comparing, check the contract for:

Compare the likely savings from switching with the relevant exit, break and application fees; those costs can offset the savings. The Australian Government’s Moneysmart guidance on paying off a mortgage faster also cautions that loan products change, so verify current product terms rather than relying on an old description.

Work out what happens when the fixed rate ends

Find the exact end date and the post-fixed-period arrangement in the offer and loan contract. The next rate may be determined under the lender’s terms, or you may need to select another deal or refinance; the answer depends on the contract and jurisdiction. A fixed rate therefore limits rate exposure for a defined period, not necessarily for the whole repayment term. The FCA’s guidance discusses fixed periods ending as rates rise, while Australian Key Facts Sheet rules illustrate repayments after a fixed period; neither replaces the terms of your own loan.

Consider a split loan only if its rules suit you

A split loan divides the balance between fixed and floating portions. It can combine some payment predictability with some exposure to rate changes and variable-loan features, but the split does not remove uncertainty or guarantee a lower total cost. Compare it with all-fixed and all-floating offers by listing the balance in each portion, its rate and duration, and the features or restrictions attached to it. Choose based on your budget and plans, not a rate prediction

Fixed borrowing trades some protection from rate increases for less benefit if rates fall, and may restrict flexibility. Floating borrowing leaves you exposed to rate changes in both directions and may offer features a fixed portion limits. Which costs less depends on future rate movements, the starting offers, fees, contract terms and how you use the loan. Compare the repayments you can manage and the flexibility you need rather than assuming rates will move in one direction.
