How Construction Slowdowns Affect Building-Products Companies and Earnings

Construction slowdowns can reduce orders and shipments, then squeeze margins as fixed costs are spread across less volume. The earnings effect varies by end market, price, mix and costs.

Construction slowdowns usually reach building-products earnings through fewer project starts and orders, lower shipment volumes, and then weaker margins as fixed costs are spread across less output. The impact is not uniform: companies tied to new homebuilding can face different conditions from businesses serving roofing replacement, repair and remodeling, commercial construction, or infrastructure.

How a construction slowdown reaches earnings

Fewer starts can mean fewer orders

When builders delay or cancel projects, they generally need fewer materials, and distributors and manufacturers may see orders fall. Housing starts are one useful indicator for residential demand, but not a complete measure of demand for every product or end market. Louisiana-Pacific says it monitors U.S. housing starts because they correlate with demand for many of its products.

In its fourth-quarter 2025 results, Builders FirstSource reported a 12.1% year-over-year decrease in net sales, which it attributed primarily to a below-normal starts environment. That is an example of how weak construction activity can coincide with lower sales at a company exposed to homebuilding; it is not an industry-wide estimate.

Lower volume can put pressure on margins

Manufacturers and distributors have costs that do not fall in step with every unit of volume. If shipments or production decline while facilities, staffing, or other operating costs remain, those costs are spread across fewer units. The result can be a disproportionate earnings decline relative to sales.

Builders FirstSource’s fourth-quarter 2025 adjusted EBITDA fell 44.3% year over year, primarily because of lower gross profit. Its adjusted EBITDA margin declined 470 basis points year over year; the company cited lower gross margins and reduced operating leverage. Adjusted EBITDA is a company-reported non-GAAP measure, so it should not be treated as interchangeable with another issuer’s EBITDA or net income.

Prices, product mix, and input costs change the result

Shipment volume is only one part of the earnings picture. Selling prices may change because of competition or commodity markets; input costs may move at a different pace; and a shift toward higher- or lower-margin products can alter the average result. Acquisitions and currency movements can also affect reported revenue. When reading an earnings release, separate these factors where the company provides enough detail rather than attributing every change to construction demand.

Why companies in the same sector can have different results

End markets do not move together

New residential construction, commercial building, roofing replacement, repair and remodeling, and public infrastructure are distinct sources of demand. A company with substantial exposure to new homes may be more sensitive to housing starts than one selling products into repair or infrastructure projects. Those alternative markets can cushion weakness, but they do not guarantee that overall earnings will hold up.

Recent company outlooks illustrate the divergence. Owens Corning described pressure in residential new construction and discretionary remodeling while expecting North American non-residential activity to be stable. CRH described subdued residential new-build conditions alongside resilient repair and remodeling and demand supported by infrastructure.

Examples show the limits of diversification

Carlisle reported that healthy re-roof activity was more than offset by continued softness in commercial new construction. Westlake said its housing and infrastructure products mix delivered sales and earnings growth during lower North American residential construction activity, with infrastructure demand supported in part by spending such as data centers. These are company-specific outcomes, not evidence that a particular mix will protect another company’s results.

Company figures need their own context

In Owens Corning’s fourth quarter of 2025, roofing EBITDA margin was 26%, compared with 32% in the fourth quarter of 2024; insulation EBITDA margin was 20%, compared with 23%. These segment margins describe Owens Corning’s reported periods and businesses, not a direct comparison with other companies’ margins.

Louisiana-Pacific reported siding sales volume of 804 million square feet for the six months ended June 30, 2026, versus 935 million in the same 2025 period. Its total OSB sales volume for that six-month period was 1,468 million square feet, versus 1,704 million a year earlier. These are reported volume comparisons across LP’s specified periods; they do not by themselves identify how much of the change came from construction activity rather than other demand, pricing, mix, or channel factors.

How to assess a building-products earnings report

  1. Identify the company’s end markets. Check how much business is tied to new residential construction, commercial or institutional projects, re-roofing, repair and remodeling, and infrastructure. Do not assume housing starts represent all of them.
  2. Separate volume from price and mix. Look for units shipped or sold, average selling prices, product mix, and any disclosed commodity effects. Note acquisitions and currency changes if they affect reported revenue.
  3. Check what happened to margins. Compare gross profit and operating or EBITDA margins with the prior period, using the company’s own definitions. Determine whether lower volume, selling prices, input costs, or cost actions were cited.
  4. Look for inventory and channel timing. Destocking, restocking, shipment timing, or production cuts can temporarily make company shipments differ from final construction demand.
  5. Keep earnings per share and cash flow in perspective. Interest expense, debt, capital spending, and share repurchases can affect earnings per share or cash flow independently of construction demand.
  6. Confirm periods and definitions before comparing issuers. Fiscal calendars differ, as do definitions of volume, adjusted EBITDA, and housing-start measures. A reported adjusted metric is not automatically comparable across companies.

What the evidence can—and cannot—show

Company earnings releases provide concrete examples of how demand, volume, and operating leverage can affect results, but they do not establish one causal estimate for the whole building-products industry. Results depend on each issuer’s product and geographic mix, pricing, costs, inventory, and reporting period. Market outlooks are also time-sensitive: the cited outlook statements describe the conditions companies discussed for their relevant periods, not a permanent forecast.
