That makes “hottest” a ranking label for how difficult it is to secure an apartment under RentCafe’s method—not a claim that Chicago has the country’s highest rents or is first in every rental-market ranking.
What RentCafe’s “hottest rental market” ranking means
RentCafe published its ranking on September 28, 2026, using Yardi data available as of July 2026. The RCI’s ranking period is the latest quarter, April through June. It covers 139 U.S. rental markets, using data on market-rate, large-scale multifamily properties with at least 50 units; fully affordable multifamily properties are excluded. RentCafe groups locations with roughly more than 80,000 units as large markets and uses Yardi Matrix market definitions.
The index combines five measures, with greater weight given to occupancy and lease renewals. A higher score means an apartment is harder to land, according to RentCafe.

Scores are rounded to one decimal place, but RentCafe ranks markets using unrounded scores. The measure therefore describes a combination of demand, occupancy, retention and supply—not rent prices alone. RentCafe’s methodology and ranking provide the full market-level figures.

How Chicago compares with other markets
Chicago’s RCI score of 91.8 put it two points ahead of Miami, the second-ranked large market at 89.8. Chicago’s combination of strong occupancy and renter demand, plus a comparatively short fill time, helped it lead even though Miami reported higher occupancy and renewals.

Suburban Chicago also placed near the top, ranking fourth with an RCI score of 85.4. The report identifies Youngstown as the leading small market, so Chicago’s first-place result is specifically among large markets—not every U.S. market category.

Why Chicago’s rental market is so competitive
Many renters are pursuing each opening
RentCafe counted about 17 prospective renters for each available Chicago apartment in its dataset. With 95.4% of units occupied and a 27-day average fill time, apartments are both in high demand and moving relatively quickly.
New supply is a small share of the market
Newly built units represented 0.27% of Chicago’s rental stock in RentCafe’s dataset. The report also says regional deliveries were expected to fall below 4,000 units in 2026, which it describes as the lowest level since 2012. Separately, RentCafe cites REJournals’ estimate of a roughly 165,000-home metro housing shortfall; that estimate is attributed to REJournals, not presented as RentCafe’s own calculation.

These figures help explain why a tight pipeline matters: when relatively few new apartments enter the market, they may offer less relief from competition among renters. They do not, by themselves, show how much a particular apartment’s rent has changed or whether every neighborhood has the same conditions.
Does Chicago have the highest rents in the country?
No such conclusion follows from the RCI. RentCafe’s index ranks competition for apartments, not the price of rent. A market can be difficult to rent in because of demand, occupancy, renter retention and limited new supply without having the nation’s highest rents.

RentCafe’s result also differs from Zillow’s Summer 2026 hottest-rental-markets list, which ranked Chicago sixth and Providence first. Zillow’s Chicago figures were a 5.7% annual rent increase, a $2,219 Zillow Observed Rent Index, 22.4% of property managers offering concessions, and a forecast vacancy rate of 5.3%. These are Zillow’s measures and should not be treated as interchangeable with RentCafe’s weighted RCI. Zillow Research’s Summer 2026 ranking explains its separate list.
For a meaningful rent comparison between cities, compare the same rent statistic, geography, unit type and month. An RCI score cannot tell you whether a Chicago apartment is more expensive than a comparable apartment elsewhere.

What the national trend says—and does not say
RentCafe’s U.S. RCI was 73.9 in the 2026 peak-season analysis, down from 74.6 a year earlier. The national average fill time rose from 40 to 42 days, while occupancy fell from 93.4% to 92.9%. Lease renewals edged up from 62.7% to 62.8%, and new units declined from 0.8% to 0.5% of rentals. These national figures point to slightly less competition overall by RentCafe’s measure, even as Chicago ranked especially tight.

What renters can take from the ranking
- Start earlier than you would in a slower market. A 27-day average fill time is a market-level figure, not a promise that any particular listing will remain available that long.
- Prepare to apply quickly. Have income documentation, references and other application materials ready before touring, and confirm the landlord’s requirements and fees directly.
- Compare total housing costs, not the ranking. Check rent, utilities, transit or parking, move-in costs, lease terms and any concessions for the specific unit.
- Broaden your search deliberately. Compare neighborhoods and nearby suburbs that fit your commute and budget rather than assuming the whole Chicago area has identical availability or prices.
