NEFAR-reported figures put the six-county median time on market at 31 days, while Jacksonville’s separate metro measure was 65 days. What those numbers mean for your offer depends on the county, neighborhood, price range and property—not simply how long one home has been listed.
What August’s numbers say about negotiating power
In its August 2026 six-county report, NEFAR recorded a median of 31 days on market, 6,103 active homes and 3.6 months of supply. The median sale price was $397,420, down 1.6% from July, and closed sales fell 10.7% from July. There were 1,696 closed sales, 1,788 pending sales and 2,247 new listings. These are one-month figures for the six-county region, not a forecast or a measure of what any particular seller will accept. News4JAX’s August 2026 report citing NEFAR
NEFAR President Kim Knapp said, “More inventory is changing the conversation in Northeast Florida. Buyers have greater choice and the ability to be more selective, while sellers may need additional patience and flexibility.” More choice can make it easier to compare homes and make a considered offer; it does not establish that sellers broadly are accepting below-asking offers.
Why Jacksonville’s 65 days is a different measure
Realtor.com’s September 4, 2026 report on August MLS activity put Jacksonville’s median time on market at 65 days. It also reported a $380,000 median list price, down 4.8% year over year; 7,774 active listings, down 16.9% year over year; and price reductions on 24.3% of listings, compared with 20.4% nationally. The 31-day and 65-day figures are not contradictory: one is a six-county NEFAR-reported measure and the other is Realtor.com’s Jacksonville metro measure using August MLS activity. They have different geographic definitions and reporting methodologies, so do not combine them as if they measured the same market. A price reduction is also a change to an asking price, not evidence of the final negotiated discount.
Conditions vary sharply across the six counties
NEFAR’s August county figures show why a regional median can conceal very different conditions. Median sale prices ranged from $280,000 in Putnam to $573,250 in St. Johns, which the report identified as the region’s most expensive county.

These figures are NEFAR’s August 2026 county data as reported by News4JAX. The region’s Home Affordability Index was 84, but NEFAR’s statistics provider changed its county-level calculation to use the income of the county where the listing is located. Avoid comparing that index with earlier figures without accounting for the methodological change.
How to judge leverage on a specific home
A longer listing period can give you a reason to ask questions or take time to assess an offer, but it does not reveal the seller’s motivation or willingness to negotiate. Before deciding how much to offer, compare the property with homes that are genuinely similar and use one consistent data source for days on market.
- Check the immediate market: Look at the neighborhood, property type and price band, including active competing listings and recent comparable sales.
- Review the listing’s history: Note how long the home has been listed and whether its asking price has changed. A reduction indicates a change in the asking price, not the eventual sale price.
- Assess the home itself: Condition and inspection findings may affect your offer and repair requests. Listing age alone cannot tell you what work may be needed.
- Set terms you can afford: Consider your actual financing terms and total budget, not only the seller’s asking price or the regional median.
The regional August Home Affordability Index was 84, but it is not a substitute for working out affordability with your own financing terms. The data also do not establish a typical negotiated discount for Northeast Florida homes.
Is late October a better time to buy in Jacksonville?
Realtor.com’s 2026 Best Time to Buy analysis identified October 25–31 as Jacksonville’s historically most favorable week. In that seasonal analysis, asking prices were historically 7.1% below their seasonal peak, active listings were 13.8% above an average week, and buyer competition—as measured by listing views per property—was 40.6% below its annual high. The analysis used seasonal patterns from 2018 through 2025, excluding 2020 because of pandemic disruptions; it excluded mortgage rates because they do not follow predictable seasonal patterns. Realtor.com senior economist Hannah Jones said, “Buyers should use this window strategically rather than treating one week as a deadline.” Those historical patterns are not a guarantee for a particular home or year, and waiting for the identified week may not suit a buyer who finds the right property sooner.

August’s higher choice and longer timelines in some parts of the market support a more deliberate approach than a rushed offer. But the county figures vary, Jacksonville’s metro statistic uses a separate measure, and neither source reports what a particular seller will accept. Treat days on market as context for your comparisons, not a shortcut to guessing a seller’s bottom line.
