How is the planned end-to-end closing workflow supposed to work?
The announced concept is to use digital eligibility technology to select an appropriate execution path, then keep more of the transaction’s closing and collateral steps in the same ecosystem:
- Determine whether the transaction can use RON, IPEN, hybrid execution or a traditional wet closing.
- Complete document execution and any required notarization.
- Create and execute an eNote where the transaction uses one.
- Register and transfer the eNote through MERS eRegistry processes, and hold the electronic collateral in an eVault.
- Continue with post-closing processes.
The companies named purchase, refinance, home equity and loss-mitigation transactions as intended use cases. Their announcement describes a planned combination; it does not report a rollout schedule, independent performance results or realized reductions in closing time or expense.

Why does connecting eClosing and digital collateral matter?
A digital mortgage closing involves more than signing documents. A lender may need to coordinate signing, notarization, electronic note handling, registry activity, custody and post-closing work. The companies say lenders often manage these steps through multiple vendors, with separate integrations, contracts, security reviews and operational handoffs. They present the acquisition as a way to reduce that fragmentation, but the announcement does not establish that the combined platform has already reduced costs, errors or cycle times.
An eNote is a mortgage promissory note created and executed electronically rather than as a paper original. An eVault is the system used to maintain custody of electronic mortgage collateral. MERS eRegistry is the registry process referenced in the announcement for registering and transferring eNotes. These functions address different stages of digital collateral management; they are not interchangeable with the signing or notarization step.

What did Stavvy offer before the acquisition?
Encompass integration
In February 2025, Stavvy announced a bidirectional integration with ICE’s Encompass using Encompass Partner Connect APIs. The release described eSign, eNote, eVault, RON and IPEN functionality within the Encompass workflow and availability through the ICE digital lending platform marketplace. This establishes a previously announced integration route, not the terms of any future relationship between ICE and the combined Mortgage Connect-Stavvy operation. Stavvy’s integration announcement provides those details.
Loan-modification servicing
In 2025, Stavvy also announced that PHH Mortgage had selected its technology for digital loan-modification transactions, using eSign, RON and IPEN in a centralized workflow. That example shows Stavvy’s announced activity extended into default servicing; it does not establish whether or how the customer relationship will change after the acquisition. Stavvy’s PHH announcement describes the selection.
