Its materials say it is licensed in Florida and Georgia, while noting that individual loan officer licensing varies. Check the specific originator and the state authorization relevant to the property using NMLS Consumer Access; these company statements are not a substitute for checking the regulator database.

How to compare mortgage options fairly
Compare written Loan Estimates on the same assumptions. If the purchase price, down payment, loan amount, occupancy, or rate-lock period differs, the offers may not be meaningfully comparable.
- Match the scenario. Give each lender the same purchase price, down payment, loan amount, property and occupancy details, and preferred lock period.
- Compare total costs. Review the interest rate and APR alongside lender fees, discount points, mortgage insurance where applicable, and cash to close. Do not judge an offer by its advertised rate alone.
- Check monthly obligations. Account for principal and interest as well as estimated taxes, insurance, HOA or CDD assessments, and escrow treatment.
- Ask about the trade-offs. Request an explanation of any points, fees, rate-lock terms, or program-specific conditions, and ask whether the quoted terms could change before closing.
- Verify the originator. Confirm the individual loan officer is authorized for the state where the property is located.
The available information does not support a numeric rate or fee comparison, or a claim that this broker will save a buyer money. Use current, written offers for your own scenario.
