Fortune’s February 16 refinance-rate averages
Fortune’s report, citing Zillow data, listed the following national averages as of February 16, 2026. The figures describe the categories and terms shown; they do not establish the rate a particular borrower could have received.

Within Fortune’s conventional fixed figures, the reported average ranged from 5.40% for a 10-year term to 6.15% for a 30-year term. For the two terms represented in both categories, Fortune’s listed jumbo averages were higher than its conventional averages.
Why other February 16 rate reports show different numbers
Yahoo Finance also published February 16 figures attributed to Zillow, but described broader national mortgage averages: 5.85% for 30-year fixed loans and 5.36% for 15-year fixed loans. Those are not labeled in the cited report as refinance-specific figures. The available reporting does not establish that Yahoo Finance’s measures and Fortune’s refinance measures are identical, so their numbers should not be treated as interchangeable or as a proven contradiction.

Freddie Mac’s Primary Mortgage Market Survey reported a 6.09% average for 30-year fixed mortgages as of February 12, 2026. That is a weekly mortgage-market benchmark from four days before the February 16 snapshot, not a replacement for Fortune’s refinance-specific figures.

These numbers can provide dated context, but they cannot tell you what a lender would offer you. A personalized refinance rate may differ from a national average; the cited snapshot does not include a borrower-specific quote.

When comparing published rates, check the date, publisher and data source, loan term, loan category (such as conventional or jumbo), and whether the figures describe refinancing or broader mortgage lending. Matching the term alone is not enough to establish that two averages measure the same thing.
Because February 16, 2026 is a past date, this snapshot should not be read as a current rate offer. To assess a refinance today, compare current lender quotes for the same loan type and term, and review the costs and terms attached to each offer.
