Galveston and Corpus Christi are coastal options; Fredericksburg and Granbury offer different small-town or country settings; Brownsville is another southern Gulf candidate. The right shortlist depends on more than home prices: compare healthcare, insurance, property taxes, transportation and how far you will travel for services or family.
How to compare Texas retirement towns
Texas offers both smaller communities and places near major urban centers. The Texas Department of Agriculture’s GO TEXAN Certified Retirement Communities program describes that range, along with statewide possibilities such as beaches, fishing, golf, scenic drives, historic sites and cultural events. Those are statewide options, not guarantees that every activity or service is available in every town.
For each place, check the same practical questions before deciding:
- Setting and access: How far is a specific home from the beach or bay, major roads, an airport and the people you visit? Is the town rural, small-city or close to a metro area?
- Housing and carrying costs: Compare current rents or sale listings, property taxes after any exemptions you personally qualify for, insurance quotes, utilities, maintenance and transportation.
- Healthcare: Identify nearby primary care, hospitals and relevant specialists; check emergency travel times and whether providers participate in your insurance network.
- Everyday fit: Consider climate, recreation, community activities, transportation and access to family and services.
A town’s general reputation cannot establish whether a particular home is affordable or whether your doctors and specialists are accessible. Get current, property-specific figures and verify services for your own needs.

What the available home-price comparison says
RelocateMeTX’s 2026 comparison weighs healthcare access, cost of living, recreation and lifestyle, climate, and community. It lists the following median home prices, based on an MLS price input covering September 2025 through February 2026. They are secondary-source comparison figures, not current quotes or verified estimates of total retirement costs.
| Town | Displayed median home price | What to keep in mind |
|---|---|---|
| Galveston | $315,000 | Coastal candidate; the figure excludes an individual home’s insurance, taxes and upkeep. |
| Corpus Christi | $260,000 | Coastal candidate; the figure excludes an individual home’s insurance, taxes and upkeep. |
| Fredericksburg | $440,000 | Country or small-town comparison; the figure does not establish overall affordability. |
| Granbury | $310,000 | Country or small-town comparison; the figure does not establish overall affordability. |
The figures are useful as a dated snapshot from one comparison, not as a ranking of what retirees will spend. Refresh them against current listings, then add property-specific taxes, insurance and upkeep before comparing budgets.

Coastal candidates
Galveston
Galveston is a candidate if Gulf access and a coastal setting matter to you. RelocateMeTX lists a $315,000 median home price for its September 2025–February 2026 input window. The comparison considers healthcare access, but it does not confirm that a particular clinician, specialist or insurance network will meet your needs. Check services and insurance costs for the exact location you are considering.
Corpus Christi
Corpus Christi is another coastal option in the same 2026 comparison, which lists a $260,000 median home price for September 2025–February 2026. That price should not be read as a complete cost-of-living measure. Compare current housing with property taxes, insurance, maintenance, healthcare and transportation for your situation.

Rank #3
Brownsville
Brownsville is a southern Gulf candidate. A March 15, 2024 City of Brownsville post says Insider Monkey named the city the best southern city to retire in for affordability. The city post also describes beaches, fishing, bird-watching and cultural attractions. Treat these as leads to investigate, not a current independent ranking or a guarantee of nearby services.
The same city post repeats an outside claim that retirees could live comfortably on no more than $1,500 a month, but it does not disclose the assumptions about housing, healthcare, insurance, taxes or household size. That figure is not a reliable current budget for an individual household.
Rank #4
Country and small-town comparisons
Fredericksburg
Fredericksburg gives the shortlist a country or small-town alternative to the coastal candidates. RelocateMeTX lists a $440,000 median home price for September 2025–February 2026 and includes lifestyle, recreation, climate, community and healthcare access in its comparison criteria. The figure is not a current quote and does not show whether the town will cost less overall for you.
Granbury
Granbury is another country or small-town comparison. The same source lists a $310,000 median home price for September 2025–February 2026. Compare that dated figure with current listings and the other costs of a specific home; a lower displayed median than Fredericksburg does not by itself prove lower total retirement costs.

What statewide affordability and tax figures can—and cannot—tell you
The Texas Comptroller’s housing affordability series reports a Texas Housing Affordability Index of 1.19 for 2022, based on Texas A&M Real Estate Center data. The Comptroller explains that a value above 1 means median family income exceeds the income needed to buy a median-priced home under the index’s assumptions. The statewide value was down from 1.54 in 2017. This is historical statewide context, not a 2026 affordability score for any of the towns above or an estimate of your own housing costs.
The Texas Department of Agriculture’s overview says the state has no state income, inheritance or estate taxes and notes that many older Texans may claim property-tax exemptions. Those statewide features do not determine your total tax burden or establish your eligibility for an exemption. Check the rules and likely bill for the property and circumstances you are considering.
Coastal growth is not a property-level risk assessment
The Texas Comptroller’s 2024 Gulf Coast report covers a 13-county region stretching from Huntsville to Matagorda Bay and Galveston. It reports population growth of 18.4% from 2012 to 2022, while trends differed among counties and areas. Regional growth does not tell you whether a particular town or property is a good fit, what a home will cost, or what hazards and insurance apply at its address.
For a coastal property, check flood exposure by address and obtain applicable homeowners and windstorm coverage quotes. For any town, confirm healthcare access, property taxes, current housing costs and transportation before committing. The comparison sources do not settle those questions for an individual home or retiree.

- Choose your setting first. Decide whether you want coastal access, a country or small-town environment, or proximity to a larger urban center and its services.
- Compare real homes, not just town medians. Refresh listings and estimate taxes, insurance, utilities, upkeep and transportation for each address.
- Check healthcare against your own needs. Confirm hospitals, specialists, emergency travel times and insurance-network participation before relying on a general ranking.
- Test the day-to-day logistics. Map trips to family, airports, routine services and activities you expect to use.
- Recalculate the full budget. Include recurring costs and any exemptions only after confirming your eligibility and the likely amount.
Because Texas destinations are spread across a large state, a road atlas can be a practical optional aid when planning scouting drives. The state program describes highway links and scenic-drive opportunities, but no specific atlas is necessary to compare towns.
