Subtract the first result from the second. This isolates the rate’s modeled effect; it does not include taxes, insurance, mortgage insurance, escrow changes, or fees.
Use the amortizing-loan formula
For a standard fully amortizing loan with equal monthly payments, calculate principal and interest with:
M = P × r(1 + r)n ÷ ((1 + r)n − 1)
- M is the monthly principal-and-interest payment.
- P is the principal being amortized. For a new loan, use the amount borrowed; for an existing loan, use its current outstanding balance.
- r is the monthly interest rate: convert the annual nominal rate to a decimal and divide by 12. For example, 6% becomes 0.06 ÷ 12 = 0.005 per month.
- n is the number of monthly payments. A new 30-year loan has 360 payments; an existing loan has fewer if payments have already been made.
If the monthly rate is zero, use the limiting calculation P ÷ n.
Calculate the monthly difference
- Set the scenario. Choose the balance and the number of payments to compare. Keep both the same in each calculation so the result isolates the rate change.
- Calculate the current payment. Enter the current annual rate, converted to a monthly rate, in the formula.
- Calculate the comparison payment. Change only the rate and calculate again.
- Subtract. Comparison payment minus current payment gives the modeled monthly increase or decrease in principal and interest.
For example, on a hypothetical $250,000 balance amortized over 30 years (360 monthly payments), the payment is about $1,499 at 6% and about $1,663 at 7%. The modeled increase is approximately $164 per month in principal and interest. These figures are formula-based arithmetic, not a lender quote, and exclude taxes, insurance, and other charges.

The same rate change can produce a different dollar result with a shorter remaining term because the payment is spread over fewer months. Use the actual number of payments left rather than automatically entering the original term.
What the calculation includes—and what it does not
The formula estimates principal and interest for a standard fixed-payment, fully amortizing loan. It does not calculate the entire amount due to a servicer. The total bill can also reflect property taxes, homeowners insurance, mortgage insurance, escrow shortages or surpluses, and fees. A bill can therefore change even when the note rate does not.

Check the statement’s itemized charges and loan type before attributing a bill change to interest. Temporary buydowns ending, an interest-only period ending, or another contractual feature can also affect the payment independently of a rate change.
For an ARM, use the balance and term at the adjustment
For an adjustable-rate mortgage reset, do not use the original loan amount and original term. Use the outstanding principal on the adjustment or recast date and the number of payments remaining, then calculate with the rate that applies under the loan contract. The CFPB says an ARM payment is typically, though not always, recalculated at the new rate over the remaining term: How do mortgage lenders calculate monthly payments?

The rate after the introductory period generally depends on an index plus a contractual margin, subject to the loan’s caps and other terms. Review the adjustment notice and loan documents for:
- the index, its value and the date used;
- the contractual margin and adjustment frequency;
- initial, periodic, and lifetime rate caps; and
- any floor or payment feature that affects the amount due.
A cap can limit the rate increase, so do not assume the fully indexed rate is necessarily the rate that will apply. ARM terms and adjustment values are specific to the loan.

For a fixed-rate loan, distinguish a hypothetical comparison from a rate change
A fixed-rate mortgage’s note rate and scheduled principal-and-interest payment ordinarily do not change during the loan. Comparing the payment at a different rate can still help assess a refinance or another loan offer, but it is a scenario—not a change to the existing loan’s rate.
To decide whether a refinance is worthwhile, compare the proposed payment with the costs and terms of the new loan, including closing costs and any change in term. A lower monthly payment alone does not establish that refinancing saves money over the period you expect to keep the loan.

Published example and calculator options
The CFPB’s consumer guidance page, last reviewed December 11, 2024, gives a principal-and-interest example of $477 per month for a $100,000 mortgage over 30 years at 4%: CFPB mortgage payment calculation guidance. It is an illustration of the formula, not a current rate quote or a universal payment amount.
The CFPB notes that many online mortgage calculators ask for the loan amount, term, and interest rate to estimate monthly principal and interest. Confirm that the tool lets you enter the correct balance and remaining term for your situation, especially for an existing loan or an ARM reset.
