Compare renting and buying over the time you expect to stay, using local housing costs and your actual budget. Buying is not automatically the better financial choice: it brings upfront transaction costs and ongoing expenses beyond the mortgage, while renting can require less cash and make it easier to move. The right answer depends on whether the full cost of either option fits your finances and plans.
Start with how long you expect to stay
Your likely time in the home affects how important buying and selling costs may be. Consider your job, family needs, and lifestyle, as well as how likely and costly an earlier move might be.
Freddie Mac says buying may make sense if you plan to stay at least five to seven years. That is general guidance, not a guaranteed break-even point: the result depends on local prices, financing, ongoing costs, and your circumstances. Freddie Mac’s rent-or-buy guidance also frames the choice around finances, future plans, and lifestyle.
Compare the full costs, not just rent and the mortgage
Build a side-by-side estimate for the same period. Use comparable local figures and include the costs each option actually puts on your household.

The Consumer Financial Protection Bureau (CFPB) notes that a total monthly home payment can include principal, interest, property taxes, mortgage insurance, homeowners insurance, supplementary insurance such as flood insurance, and homeowners’ association fees. Work out whether buying is affordable before choosing a price
A lender’s approval amount is not the same as a comfortable household budget. Count your other debts, regular expenses, savings needs, and financial goals alongside the entire cost of owning. The CFPB’s home-buying readiness checklist prompts buyers to consider income reliability, credit, long-term debts, savings for a down payment, recurring home costs, and the cash needed for closing, moving, repairs, and improvements.

Estimate the cash required at purchase, then check what would remain. CFPB says closing costs typically range from 2% to 5% of the purchase price, excluding the down payment. Freddie Mac also gives a general 2% to 5% closing-cost range and says down payments typically range from 3% to 20%; these are estimates, not personal quotes or requirements for every borrower. Actual costs depend on the borrower, lender, property, and location. Freddie Mac’s overview of home-buying costs explains the ranges.
Do not treat all your liquid savings as available for the down payment. Keep a cushion for unexpected expenses and other goals, including possible repairs after moving in.

Build a useful comparison from local inputs
- Estimate your horizon. Decide how long you may stay, and account for the possibility of moving earlier.
- Gather comparable numbers. For renting, use likely rent changes and tenant-paid costs. For buying, estimate the target price, down payment, mortgage rate and loan term, taxes, insurance, HOA fees, utilities, maintenance, and repairs. Add moving and transaction costs for both options where relevant.
- Separate cash at purchase from monthly outflow. Calculate what you need upfront and what remains in savings, then compare recurring costs using the same time period.
- Test scenarios. Check what happens if repairs or insurance cost more than expected, rent rises, your mortgage rate differs, or you move sooner. These are uncertainties to model, not forecasts.
- Review the assumptions. Replace estimates with property-specific costs and a lender’s figures when available; the result is only as useful as its inputs.

Renting generally favors lower initial cash needs and flexibility. It also means you are generally not responsible for most repairs or exposed to home-price declines, subject to your lease. Buying requires more cash and makes you responsible for upkeep, while offering the potential to build equity and exposing you to changes in the property’s value.

Choose based on the full budget, your reserve capacity, and your likely tenure—not on the mortgage payment alone or an assumed future gain. If buying only works by using up your savings cushion, revisit the price or timing before treating it as affordable.
