A farm of approximately 55 acres at Thomastown, Kilcullen, Co Kildare, sold for €1.06 million at auction on 23 September 2026, according to the Irish Farmers Journal/Dairyday. Its pre-auction guide for the whole holding was €570,000.
Sale price and auction details
The auction took place at the Keadeen Hotel in Newbridge and was conducted by Clive Kavanagh of Jordan Auctioneers. The post-auction report, written by Aileen Spearin and published on 24 September 2026, reported the €1.06 million result: Irish Farmers Journal/Dairyday.
The €570,000 figure was the guide for the full property before the auction, not its sale price. The reported result was €490,000 above that guide. The available reports do not disclose the buyer, final contract terms or bidding sequence.
What the farm included
The listing described the holding as about 22.26 hectares, predominantly permanent pasture divided into fields, with road frontage, a derelict traditional cottage and farm buildings. It also referred to equestrian potential and possible residential use subject to planning permission; those were listing descriptions, not confirmation of planning approval.

Guide prices and lot options
Before the auction, the property was offered either as two lots or as one holding. The Irish Examiner’s pre-auction report, published on 24 August 2026, gave these guide prices:

What the guide-to-sale difference tells you
The reported result was substantially higher than the full-property guide, but the two figures have different roles: a guide is a pre-sale indication, while €1.06 million is the reported auction result. Without the bidding details or comparable, appropriately dated local sales, that difference cannot establish why the farm attracted its final price or serve as a benchmark for land values across Kildare.
