RAW Capital Partners’ mortgage loan book was reported above £250 million on 1 October 2026. That is a loan-book milestone—not the assets under management (AUM) of the separate RAW Mortgage Fund. The figure marks the expansion of the Guernsey-based specialist lender, which broadened its borrower base and added bridging finance.
What the £250m milestone means
Trade coverage reported that RAW Capital Partners’ loan book had surpassed £250 million. The figure describes lending on the company’s books; it should not be read as the AUM of the RAW Mortgage Fund, which is reported separately. The coverage does not establish that the loan-book figure was independently audited or give a precise balance-sheet date.
The distinction matters because the fund is described as a source of financing for RAW’s loans, while the loan book represents mortgage lending. Fund AUM and the value of a lender’s loans are different measures and should not be combined.
How RAW’s lending has expanded
RAW Capital Partners launched in 2015. Its first decade focused on specialist mortgages for foreign nationals, UK expatriates and Channel Islanders investing in UK property. The company began lending to UK residents in December 2025, widening the group of borrowers it serves.

In July 2026, RAW announced a bridging range intended to complement its buy-to-let mortgage business. The company said its lending growth had been supported by a wider product range and changes including penalty-free overpayments, higher maximum loan-to-value ratios and simpler valuations. The reports do not quantify how much growth came from any individual change.
What RAW announced for bridging borrowers
RAW’s 22 July 2026 announcement described the new bridging loans as unregulated, first-charge loans secured against UK residential property. The stated use cases included buy-to-let purchases, breaking a property chain and financing a development exit.

In the launch announcement, RAW chief executive Ben Nichols said: “We are seeing clear demand from brokers for fast and flexible bridging finance to address particular challenges, such as a broken chain or a development exit, so it’s important that we evolve our product range accordingly.” This comment accompanied the bridging launch, not the later £250 million milestone.

How the RAW Mortgage Fund fits in
RAW says its loans are funded through the RAW Mortgage Fund, described as a cell of RAW Alpha PCC Ltd. The company describes the fund as giving institutional and private investors access to a portfolio of mortgage loans secured against UK property.

What the regulatory information does—and does not—show
The Guernsey Financial Services Commission register lists RAW Capital Partners Limited as licensed to carry on Controlled Investment Business and licensed under Guernsey’s Lending, Credit and Finance law for services ancillary to credit. That register entry concerns the named Guernsey entity. It does not, by itself, establish the UK regulatory treatment of each loan or product; the July bridging announcement specifically described that range as unregulated.
