Because some properties were acquired during Bill and Melinda French Gates’s marriage and may be held through trusts or other entities, this is a map of publicly reported associations—not a definitive title search of every parcel.
Xanadu 2.0: the centerpiece in Medina
Xanadu 2.0 is in Medina, Washington, on Lake Washington. The residence is widely reported at approximately 66,000 square feet. Its name evokes the idealized pleasure palace in Samuel Taylor Coleridge’s poem “Kubla Khan,” with “2.0” adding a technology-era update.
Older profiles describe a highly customized house with multiple kitchens, numerous bathrooms, a theater, indoor pool, garages, entertainment spaces, extensive automation and digital-art systems. Those details come largely from magazine profiles and repeated secondary accounts rather than a current public inventory, so they are best understood as reported features. The important distinction is between the 66,000-square-foot residence, the land immediately supporting it and the neighboring homes or vacant parcels assembled around it. “Xanadu 2.0” is often used loosely for the entire compound, even though those components can have separate parcels, assessments and ownership records.

Fortune reported the approximately $132 million 2025 assessment. An assessed value is used for taxation and can differ substantially from an open-market transaction, listing price or independent appraisal.
What changed around the Medina compound in 2026?
On February 5, 2026, a neighboring four-bedroom, 2.5-bathroom Medina home was listed for $4.8 million. Realtor.com later reported that it sold for roughly $300,000 above asking, or approximately $5.1 million. The listing and the completed sale are separate facts: the first established an asking price, while the later report described the transaction.
The sale indicates that Gates has reduced at least part of the surrounding Medina holdings while retaining the principal Xanadu 2.0 residence, at least one other nearby home and some vacant land according to published reports. No on-record explanation establishes whether the disposition reflects estate planning, post-divorce restructuring, taxes, downsizing or an ordinary property sale. Assigning a motive would go beyond the available evidence.

California properties associated with the Gates family
Del Mar oceanfront property
The Gates family reportedly bought an oceanfront Del Mar, California, property in 2020 for $43 million. That figure is a reported purchase price, not a current valuation. Ownership today is not conclusively established in the available coverage because marital-property transfers and entity ownership can obscure the individual titleholder. Realtor.com’s portfolio report identifies the acquisition.
Rancho Paseana in Rancho Santa Fe
Rancho Paseana is an equestrian ranch in Rancho Santa Fe, California, reported as an $18 million purchase. Coverage traces Gates-family activity in the area to the late 2000s, but Rancho Paseana should not be automatically combined with every nearby property linked to Bill Gates, Melinda French Gates or the French Family Trust.

Indian Wells retreat
A property in Indian Wells, California, has been reported as a $12.5 million golf- or country-club retreat. Public reporting does not clearly establish its current owner. The purchase figure should therefore be read as historical context rather than proof of present-day Bill Gates ownership.
Other California holdings and the post-divorce caveat
Architectural Digest notes uncertainty over whether Gates or French Gates retained some California properties after their 2021 divorce. One Santaluz Club property was reportedly connected in part to the French Family Trust. A property’s appearance in a pre-divorce celebrity portfolio does not prove that Bill Gates owns it today. Architectural Digest’s account explains that limitation.

Wellington, Florida: a collection of equestrian assets
Wellington is an international horse-sport hub, and the Gates-family holdings there are better understood as an equestrian cluster than as one “Wellington house.” Published accounts describe multiple farms, residences, stables, arenas and related facilities, with a combined reported value of approximately $38 million. The properties are closely associated with the family’s equestrian interests, particularly Jennifer Gates’s riding career.

The $38 million figure covers a group of assets and is not directly comparable with the price of a single mansion. Exact parcel composition and current ownership require title-record confirmation. Realtor.com and Architectural Digest provide the reported context.
What the 2021 divorce changed
Bill and Melinda Gates divorced in 2021. Several properties in older articles were marital or family assets, not clearly separate Bill Gates holdings. Property records have reportedly shown transfers described as being “due to dissolution of marriage” for some California assets.
For that reason, the most accurate labels are “Gates-family holdings,” “properties associated with the Gateses” or “properties reported as jointly held during the marriage” unless a current deed identifies an individual owner. Trusts, LLCs and nominee arrangements can also make a public celebrity portfolio impossible to audit from a single source.

Does Bill Gates own farmland?
Reports about Gates and American farmland are a separate subject from this luxury-residence and equestrian profile. The evidence summarized here does not establish a complete, current list of agricultural parcels or prove that every parcel commonly attributed to Gates is personally owned. Claims that he owns the most farmland in the United States require a current, authoritative land-ranking source and should not be inferred from the residential properties above.

Why no single “total value” is reliable
The reported figures mix construction cost, historical purchase prices, a tax assessment and a group estimate for equestrian facilities. They do not share a valuation date or methodology, and some assets may no longer be held by the same person or entity. Adding them together would create a misleading grand total.
