Williams Loans advertises equity-release options for people under and over 55, but the same website says Williams Finance is not an equity-release provider and does not give equity-release advice. Treat the under-55 wording as a marketing claim. It does not show that a named lender offers an eligible product, or that Williams Loans can advise on or arrange one.
For a UK homeowner under 55 the honest answer is that eligibility depends on the specific product and provider. Nothing makes every person under 55 ineligible, but the common route is aimed at homeowners aged 55 and over. Below is what the two main products are, what the Williams Loans page does and does not establish, and the checks to make before taking the claim any further.

Can you get equity release under 55?
Possibly, but only if a particular provider’s product accepts your age. MoneyHelper, the UK government-backed money guidance service, says the minimum age for a lifetime mortgage is typically 50 to 55 and is set by each provider. Its general equity-release guidance frames the usual route as one for homeowners aged 55 and over. Those two statements are consistent: a provider with a 50 minimum may lend to someone aged 52, while a provider with a 55 minimum will not.
Home reversion plans work differently. MoneyHelper notes that some of these plans set minimum applicant ages of 60 or 65, so an under-55 applicant is unlikely to qualify for that route at all, though eligibility still varies by provider.

The two main equity-release products
Equity is broadly the value of your home minus any mortgage debt secured against it. Equity release lets you access some of that value. MoneyHelper identifies two principal forms.
Lifetime mortgage
A lifetime mortgage is a loan secured on your property. You keep owning and living in the home, subject to the product’s conditions. The loan is generally repaid from the sale of the property when the last borrower dies or moves into long-term care. If you make no interest payments, interest can be added to the balance and compound over time. Some products allow voluntary or regular payments, but terms differ from one provider to another.
Home reversion
In a home reversion plan, a provider buys all or part of your property in exchange for a cash sum or income. You keep the right to live there under the plan’s tenancy terms. MoneyHelper says the share offered can be materially below market value, so the amount you receive may be far less than the share of the home you give up.

A lifetime mortgage is not the same as a standard interest-only retirement mortgage or an ordinary secured loan. Repayment structure, age rules, affordability checks and regulatory treatment depend on the precise contract, so identify the actual product before you assess it.

What the Williams Loans page does and does not establish
- It advertises equity-release options for people under and over 55. This is a claim made on the firm’s own website, not an independently confirmed fact.
- It states that Williams Finance is not an equity-release provider and does not offer equity-release financial advice. The site also mixes names and terms, so you cannot tell from the copy alone which legal entity would advise you.
- It refers to large lender brands. No relationship with any of those lenders, and no named under-55 product, was verified.
- Whether the firm currently holds FCA permissions for equity-release advice could not be established. That check must be made directly on the FCA Register.
Checks to make before going further
- Ask for the full legal name of the firm and of the individual adviser, plus their FCA reference numbers.
- Search both on the FCA Register (register.fca.org.uk) and confirm the permissions relevant to equity release. If a name does not appear, do not proceed.
- Ask the lender for the exact legal product name and its written eligibility criteria, including the minimum age for applicants and joint owners.
- Request a written illustration. It should show the rate basis, fees, interest or payment options, early repayment charges, conditions for moving home, how the security works, and whether a no-negative-equity guarantee applies.
- Confirm the advice process. Under the FCA’s rules, firms giving equity-release advice or sales must consider suitability, eligibility, your future needs and disclosure, so a firm that skips these questions is a warning sign.
Ownership changes are a warning sign
Do not transfer or remove a joint owner from the property title to get around an age rule. The FCA’s review of equity-release advice, published on 17 June 2020, specifically noted advisers recommending changes to ownership, including removing a joint owner who was too young to meet lender criteria. Treat any suggestion of this kind as a reason to stop and seek independent advice.
Risks to weigh before borrowing
- Interest that rolls up compounds, so borrowing earlier means the debt grows for longer and reduces what remains for your estate.
- Cash released may affect means-tested benefits and local-authority support, depending on how and when you hold it.
- Equity release can restrict choices about moving, making home changes, or meeting future care costs.
- Fees, early repayment charges and the rate structure can make the total cost far higher than the sum you borrow, so compare the full cost over time rather than the headline rate.
Alternatives to consider first
MoneyHelper points people who simply need to raise cash towards mortgage advice and other options before borrowing against a home or selling a share of it. Eligibility also depends on your circumstances and the exact arrangement proposed, so the right answer requires an individual assessment rather than a general rule.
The FCA’s review contains a useful test for anyone unsure: “If in doubt as to whether a lifetime mortgage makes sense for you as a consumer, you should explore your personal circumstance fully with your advisers or with independent sources such as the Money and Pensions Service.”
