What Is Real Estate? Meaning, Property Types, and Costs

Real estate means land and permanently attached improvements. Learn what property types it includes, how a mortgaged purchase closes, and which costs can accompany ownership.

Real estate is land and the buildings and fixtures permanently attached to it. It includes more than homes: commercial buildings, farmland, rental property, recreational homes, and undeveloped land can all count. The exact boundary depends on the legal, tax, survey, or market context, so a statistical definition should not be mistaken for a universal legal rule.

What counts as real estate?

The U.S. Census Bureau’s Rental Housing Finance Survey defines property as land and things permanently affixed to it, including attached fixtures such as buildings, light fixtures, plumbing, and heating fixtures. Under that survey’s definition, examples include single-family houses, multifamily buildings, condominium units, mobile homes, and apartment buildings. Movable belongings—such as furniture or appliances that are not permanently installed—are generally distinct from the real estate itself. Whether a particular item is included in a sale or treated as a fixture can depend on the contract and applicable local rules.

What are the main types of real estate?

Real estate can be grouped by how property is used, although categories may overlap. A house might be residential real estate and an investment property; a parcel of land may be vacant now but later used for housing, business, or agriculture.

Category What it can include
Residential Places used as housing, such as houses, apartments, condominiums, and recreational homes.
Commercial or other non-residential Property used for business or other non-residential activity.
Agricultural Farmland and related real estate.
Rental or investment Property held to rent out or for another investment purpose; it may also be residential, commercial, or agricultural.
Vacant land Land without buildings, including property that may be used or developed later.

The Census Bureau’s owned-real-estate categories also include timeshares and other vacation or recreational homes. These are broad categories, not a claim that all property types have the same ownership arrangements, tax treatment, or financing options. How does buying real estate work?

In a mortgaged home purchase, closing—also called consummation or settlement—is the final step in the purchase and financing process. The buyer signs loan and transfer documents and provides funds to the settlement agent; the lender supplies the borrowed funds, the seller signs a deed, and transfer documents are submitted for official recording. A mortgage or deed of trust makes the property collateral for the loan. Exact practices and requirements can vary by transaction and jurisdiction.

For the mortgage transactions covered by its guidance, the Consumer Financial Protection Bureau says the buyer receives a Closing Disclosure at least three business days before closing. Compare it with the Loan Estimate and ask the lender or settlement agent about errors or unclear terms. The CFPB notes that some transaction types do not receive the same Loan Estimate and Closing Disclosure, so the timing should not be assumed to apply to every loan. CFPB: Mortgage closing process.

What does real estate cost beyond the purchase price?

Ownership costs depend on the property, financing, and location. It helps to separate expenses paid during a transaction from expenses that may recur while you own the property.

Upfront and transaction costs

  • Borrowing costs: Interest and lender fees associated with financing.
  • Taxes and transfer costs: Transfer taxes may apply, and property taxes can be due as part of the purchase or ownership arrangements.
  • Settlement and documentation: Possible categories include deed preparation, escrow, legal fees, surveys, recording fees, and title searches.
  • Selling expenses: If you later sell, possible costs include listing and advertising fees, commissions, and legal fees.

These are possible categories, not charges that apply in every purchase or sale. Check the terms and local requirements for the specific property. The CFPB discusses costs beyond a home’s listed price in “What are all the costs of buying a home?”; the Census Bureau lists transaction and sale-cost categories in its owned-real-estate material.

Recurring ownership costs

The Census Bureau’s selected monthly owner-cost measure includes mortgage or similar debt payments, real-estate taxes, fire, hazard, and flood insurance, utilities and fuels, and—when applicable—condominium fees and certain mobile-home expenses. This is a statistical measure, not a complete budget for every owner. Where can you find real estate data?

Choose a dataset that fits the property type, geography, and question. Census housing programs cover topics such as home size, age, type, values, rents, mortgages, and construction, but different surveys provide different measures and geographic detail. Census Bureau: About housing data.

For example, the Census Bureau and HUD released the summary tables and public-use files for the 2024 Rental Housing Finance Survey on February 19, 2026. The survey covers U.S. residential properties with at least one rental unit; data were collected from June through November 2024 and include measures such as property values and purchase prices, building and rental-unit counts, rents, management and ownership, and mortgage characteristics.
