The inland Perth suburbs named in the original 2024 report were Murdoch, Bull Creek, West Swan and Oakford. That was a dated snapshot, not a current suburb-by-suburb ranking. REIWA reported that 167 Perth suburbs had a median house sale price of at least $1 million at the end of June 2026, but its latest metro-wide median is not a substitute for checking each suburb’s current figures.
What the 2024 headline reported
PerthNow’s 20 August 2024 story said 87 Perth suburbs had reached a median house price of at least $1 million, after 30 suburbs joined the group. It named Murdoch, Bull Creek, West Swan and Oakford as inland examples. The report also said there had been two new entrants in 2022–23, compared with 30 in the year it covered.
Those four suburbs should be understood as examples in that 2024 report, not confirmed members of a current million-dollar list. Updated individual medians for them are not established by the figures below.
How many Perth suburbs are in the million-dollar group now?
REIWA reported 167 Perth suburbs with a median house sale price of at least $1 million at the end of June 2026, equal to 41.4% of Perth suburbs in its count. The total was 42 in 2021. REIWA divided the June 2026 group into:

These are REIWA’s Perth figures, not a claim that every home in those suburbs sells for at least $1 million. The threshold refers to a suburb’s median house sale price: it is neither a minimum asking price nor a price guarantee for a particular property. Unit values are a separate measure.
What the latest Perth-wide median does—and does not—show
REIWA’s market data, updated 8 October 2026 and covering the 12 months ending September 2026, put the Perth Metro median at $965,000 for houses and $695,000 for units. These are metro-wide figures, not suburb-level prices. REIWA notes that its data can be revised as more transactions settle.

A metro median cannot establish whether Murdoch, Bull Creek, West Swan or Oakford currently meet the $1 million threshold. For a suburb decision, check the relevant suburb’s house median for the period you care about, and compare it with other house medians—not with unit figures or a region-wide number.
Why lists can show different counts
Counts are only comparable when their date, geographic boundary, property type and data publisher match. For example, a May 2026 PerthNow report citing Cotality counted 197 of 400 suburbs across Perth and Peel with house medians of at least $1 million. That is a broader geography and a different data provider from REIWA’s 167-suburb Perth count at end-June 2026; the two numbers are not competing estimates of an identical list.

Periods matter too. A financial-year tally, a calendar-year list and a rolling 12-month median can produce different snapshots. When reading a headline or comparing suburbs, look for the measurement date and period rather than treating “million-dollar suburbs” as a permanent membership list.
Prices rose sharply, but the pace is not a forecast
In the 2024 report, REIWA President Joe White said the median house price had increased 18.8% in the financial year discussed. He described improved amenity or infrastructure, growing popularity of lifestyle features, and price growth flowing from neighbouring suburbs as factors that can help suburbs join the group. Those were general explanations, not proof that any one factor caused the rise in each suburb named.

REIWA’s July 2026 update reported 5.3% house-median growth in the March quarter and preliminary growth of 4.2% in the June quarter, with the median at $938,000 at end-June. In the same update, REIWA said demand had eased and new listings had returned to longer-term averages. The figures document substantial recent growth alongside signs of a changing market; they do not establish that the same pace will continue.

A suburb median is useful as a broad price reference, but it does not describe the condition, land size or likely price of every available home. Before making a buying or moving decision, check:

- Date and period: Confirm when the median was measured and whether it covers a quarter, calendar year, financial year or rolling 12 months.
- Geography and provider: Make sure the figure covers Perth or Perth and Peel as intended, and note whether it comes from REIWA or another provider.
- Property type: Compare houses with houses and units with units.
- The property itself: Assess its condition, land size and other features; a suburb median cannot price an individual home for you.
