The most expensive confirmed sale in available reporting is Tommy Hilfiger’s Greenwich, Connecticut, estate at 30 John St., which sold for a reported $45 million in 2021. A Palm Beach home reportedly sold for $41.4 million in 2023. Those figures are completed-sale reports, not a definitive ranking of eight homes: the available evidence does not establish which eight properties belong on such a list, and it mixes purchases, asking prices and sales.
Why the evidence does not support an exact eight-home ranking
Reports connect Hilfiger and his wife to several high-value homes in Connecticut, Florida and New York. But the available coverage does not verify an exact set of eight properties with comparable transaction records. Some figures are purchase prices, some are asking prices and others are reported final sales. A listing price is not a sale price, and separate transactions involving the same home should not be counted as separate properties.
The properties below are therefore organized by reported transaction type and price, not as a definitive countdown. The figures are reported amounts, not appraisals prepared on a common basis.

30 John St., Greenwich, Connecticut: reported sale for $45 million in 2021
Greenwich Time reported that the Hilfigers bought the 22-acre property in 2010 for $31 million, citing property records. The six-bedroom French Normandy-style estate was listed for $47.5 million before selling for a reported $45 million in January 2021. The asking price and final sale price are distinct figures; the latter is the strongest reported completed-sale amount among the properties covered here. Greenwich Time Greenwich Time on the listing

300 Clarke Avenue, Palm Beach: reported sale for $41.4 million in 2023
Realtor.com reported a $36.9 million purchase in 2023. The Real Deal later reported that the home sold for $41.4 million after about five months. These are two transactions involving one property, not two homes in a ranking. Realtor.com The Real Deal
Palm Beach Mediterranean-style mansion: reported sale for $35 million in 2017
Realtor.com reported that the Hilfigers sold a Mediterranean-style Palm Beach mansion for $35 million in 2017, about $1 million more than the reported purchase price the previous year. This is secondary reporting and does not provide the same transaction-record detail as the Greenwich coverage. Realtor.com

Plaza Hotel penthouse, New York City: reported sale for $31.25 million in 2019
Realtor.com reported that the couple bought two Plaza Hotel units for $25.5 million, combined and renovated them, and sold the resulting penthouse for $31.25 million in 2019. The reported $25.5 million is the acquisition amount for two units; $31.25 million is the later reported sale price. Realtor.com
Golden Beach, Florida: reported sale for $24.5 million in 2020
Realtor.com reported a $17.25 million purchase in 2013, followed by asking prices of $27.5 million and $25.9 million, and a $24.5 million sale in 2020. The listing figures show what was sought at different stages; they do not replace the reported completed-sale amount. Realtor.com
Stone Hill, Round Hill Road, Greenwich: reported sale for $20 million in 2009
Greenwich Time reported that this separate eight-bedroom, 20,000-square-foot estate sold for $20 million in November 2009. Hilfiger reportedly bought it in 2005 for $18 million; its original asking price was $27.9 million. Do not confuse Stone Hill with the later 30 John St. property. Greenwich Time

2021 waterfront purchase: reported price of $21 million
Realtor.com reported a $21 million purchase for a roughly 5,000-square-foot, three-bedroom Palm Beach waterfront home. The same coverage mentions a separate $9 million Palm Beach purchase in March 2021 but does not fully identify that property in the available account. The two reported purchases should not be treated as later sales or as a verified pair of distinct entries in an eight-home ranking. Realtor.com Realtor.com

244 Fairview Road: reported sale for $12 million in 2022
A 2022 Real Deal report says the Hilfigers sold this non-waterfront Palm Beach home to Bret Baier for $12 million after paying $9 million the prior year. The report available here is a PDF copy rather than the publisher’s original article, so it is weaker support for a central ranking claim. The Real Deal PDF

Architectural Digest has described homes in Aspen, Connecticut and New York as part of Hilfiger’s real-estate history, and another report mentions Mustique. The available accounts do not establish purchase prices, sale prices or ownership dates for Aspen or Mustique, so those locations cannot be assigned a defensible dollar value here. The Raleigh is a hotel, not a residence. A 2017 report says Hilfiger purchased it in 2014, but it does not belong in a list of homes without a separate reason to include commercial property. Architectural Digest
Quick Recap
How to read the reported prices
- Sale price: the amount a source reports for a completed transaction, such as the $45 million Greenwich sale in 2021.
- Purchase price: the reported amount paid when the Hilfigers acquired a property; it may refer to an earlier transaction than the sale being discussed.
- Asking price: the amount sought in a listing. Golden Beach’s reported $27.5 million and $25.9 million asks are not its reported $24.5 million 2020 sale.
- Coverage strength: Greenwich Time’s local reporting cites property records for the 30 John St. purchase, while Florida and New York figures here come from secondary real-estate coverage. Reported prices should be read with that difference in mind.
