8 Cost Segregation Companies to Compare in 2026 (Ranked With Caveats)

A practical comparison of eight cost segregation providers, with ranking caveats, source-reported pricing and questions to ask before you hire.

There is no neutral, verified market-wide ranking of the best cost segregation companies. For a useful starting point, this comparison follows KBKG’s 2026 ranking for its first seven firms—while noting that KBKG ranks itself first—and adds Engineered Tax Services (ETS) as an eighth company to compare, not a validated eighth-place winner. The right choice depends on your property, the report’s scope and the tax support you need, not the ranking or price alone.

How to read this ranking

The first seven positions below follow KBKG’s published 2026 comparison. KBKG is itself a provider and places its own firm first, so that list is useful as one provider’s stated rubric—not as an independent verdict on the market. Its rubric assigns 25% each to ASCSP certifications and public review score, 20% to years in business, 10% each to reach and technology, and 5% each to ownership and breadth. Those weights are KBKG’s choices, not an industry standard.

A separate comparison from Cost Segregation Reviews says it evaluates 27 providers, but Cost Seg Smart operates the site and is also ranked there. That relationship matters when assessing the comparison’s independence. ETS is included here because it appears in a provider directory and pricing comparison; the available evidence does not establish it as an independently validated eighth-place finisher.

KBKG ranks itself first and publishes the weighted rubric described above. Treat that position as a starting point for questions, not proof that it is the best match for your property. Ask who would perform and review the analysis, whether the team has handled similar properties, and what follow-up support its engagement includes.

2. Deloitte

KBKG places Deloitte second and describes its scale and breadth as relevant to large enterprises and complex tax structures. That does not establish fit for every property or owner. Ask which team would handle your assignment and whether its scope suits your property’s size and ownership structure.

3. Baker Tilly / Moss Adams

KBKG groups Baker Tilly and Moss Adams at number three and notes a 2025 merger. Confirm the current contracting entity, the specific service team and who will be responsible for the work before signing an engagement.

4. RSM McGladrey

KBKG ranks RSM McGladrey fourth and characterizes it as middle-market focused. Ask the firm whether it regularly works with your property type and basis range, and what its report and tax-support scope covers.

5. CohnReznick

KBKG places CohnReznick fifth and points to its real-estate and construction focus. Ask for examples of relevant property experience and clarify whether site visits, renovation records and later tax questions are included in the proposed engagement.

6. MS Consultants (MSC)

KBKG ranks MSC sixth and describes it as engineering-based with a Midwest focus. If your property is outside that region, ask about the team’s geographic coverage and how it gathers property information, including whether an inspection is part of the scope.

7. Source Advisors

Source Advisors is seventh in KBKG’s table. The cited comparison provides no further detail here that establishes a specific property-type or owner-size advantage, so evaluate its proposal against the same report-quality, personnel and support criteria you use for other firms.

8th comparison candidate: Engineered Tax Services (ETS)

ETS appears in a provider directory and pricing comparison, which makes it a reasonable candidate to request a quote from; it is not an independently substantiated eighth-place winner. The directory lists an engineered methodology and a $3,000–$12,000 figure. That is a directory listing, not a verified quote for your property.

What does a cost segregation company do?

A cost segregation study analyzes a property’s costs and classifies components for tax depreciation purposes. It is not simply a generic deduction calculation: the Internal Revenue Service describes cost segregation as “a factually intensive determination that is based on complex tax law and engineering analysis” in Publication 5653 (2-2025), Chapter 5.

The IRS report-review guidance says a report should explain the property, methodology, asset classifications, applicable class lives and recovery periods, and the reasoning and authority supporting classifications. A useful proposal should make clear who performs the analysis, what property records are needed, whether there is an inspection or remote review, and what documentation the final report will contain.

How much does a cost segregation study cost?

Published comparisons show a wide range, but their figures are not interchangeable quotes: providers may differ in property type, study method, inspection, report detail and tax support.

Cost Segregation Pricing reported 34 U.S. provider listings in its May 2026 directory; that is a directory count, not an independently verified census of the market. Its entries cite public pricing sources, but some listings are estimates. Request a property-specific proposal and compare what each fee includes, rather than choosing by the lowest published figure.

Do you need an engineering-based study?

Engineering analysis is part of the IRS’s description of cost segregation, but that does not mean every provider uses the same process or that a label alone establishes report quality. Ask what engineering work is performed, who performs it, who reviews and signs the report, and how the provider supports its classifications with property records and tax authority. For an unusual, large or technically complex property, ask how the team’s experience and inspection method address that complexity.

What should you ask a cost segregation company?

  • Property fit: Has the team handled comparable residential rental, short-term rental, multifamily, commercial, industrial, hotel or other properties—and similar basis sizes?
  • People and method: Who performs the analysis, what engineering expertise is involved, is there a site inspection or remote review, and who reviews the final work?
  • Report contents: Can the firm provide a sample showing asset-level detail, methodology, source documents, recovery periods and the rationale for classifications?
  • Tax support: Does the fee include questions from your tax preparer, support during an IRS examination, or something narrower? Get exclusions in writing.
  • Price and scope: Does the proposal include acquisition records, renovation documents, site work, revisions and later support? Ask what might trigger additional fees.
  • Process and timing: What documents are required, is a site visit needed, what is the delivery schedule, and who answers technical questions?
  • Incentives: Does the provider, reviewer or publisher have an ownership, ranking, referral or affiliate relationship that could affect a recommendation?

How to choose among the candidates

  1. Define the assignment. Gather the property type, acquisition or placed-in-service information, basis records, renovation history and the tax questions you want the study to address.
  2. Request comparable proposals. Give each candidate the same property facts and ask for a written scope, fee, deliverables, timing and support terms.
  3. Review a sample report. Check for the property description, methodology, asset-level classifications, recovery periods, source documents and classification rationale identified in IRS report-review guidance.
  4. Confirm accountability. Identify the people who will perform, review and answer for the work, and confirm the current contracting entity.
  5. Choose on fit and scope. Weigh the report’s documentation and follow-up against your property’s complexity and the written fee—not a league-table position alone.
