Rossmoyne’s strongest selling points are its Canning River setting, established residential character, parks and walkways, local amenities, and proximity to schools. Whether it is a good place to live depends in large part on whether those features suit your household and your budget: REIWA’s profile, updated 28 September 2026, reports a median sale price of $2.15 million and median rent of $1,050 per week.

The City of Canning describes Rossmoyne as “a very desirable suburb due to its riverside location, good schools and amenities.” That is the City’s assessment rather than an independent liveability rating, but it captures the suburb’s main appeal: access to outdoor space and everyday services without being far from Perth.
The area has an established history. The City records the launch of the Rossmoyne Estate in 1956, followed by the opening of Rossmoyne Primary School in 1964 and Rossmoyne High School in 1968.

What amenities are available locally?
REIWA lists a shopping centre with a supermarket, restaurant, hairdresser, post office and bakery. It also identifies public tennis courts and a bowling club. These facilities provide practical local options for shopping and recreation, while the river, parks and walking routes are central to the suburb’s outdoor appeal.
Rossmoyne is primarily residential, so whether its local offering is enough will depend on your routine and preferences. Compare the nearby services with the range of shops, dining and recreation you want, and check how far they are from the specific home you are considering.
What is Rossmoyne’s housing cost?
REIWA’s suburb profile, updated 28 September 2026, reports a median sale price of $2.15 million and median rent of $1,050 per week. These figures make housing affordability a central consideration for prospective buyers and tenants.

Rossmoyne Primary School is listed within the suburb. Rossmoyne High School is commonly associated with the area, but its building is across Leach Highway in Bull Creek, not inside Rossmoyne. The City of Canning records that it opened in 1968; REIWA lists it among nearby schools.
Proximity does not establish admission eligibility. If a particular school is important to your decision, check the current intake boundary and enrolment requirements with the relevant education authority for the exact address. REIWA’s displayed school distances are proximity cues, not walking times or evidence of a guaranteed place.

How does public transport work?
Rossmoyne does not have its own train station. REIWA identifies Bull Creek as the station serving the suburb and describes a bus connection from Rossmoyne. The available profile does not specify a route number, service frequency, first or last departure, or current journey time.
For a commute, check current Transperth routes and timetables from the exact address, including how the bus connection fits your work or study hours. A suburb-level description cannot tell you the door-to-door time or whether a particular service suits your schedule.

Rossmoyne may suit people who value riverside surroundings, parks and walks, an established residential setting, nearby schools and useful local amenities—and whose housing budget can accommodate the current market. Its schools and family-oriented reputation may be relevant to households with children, but school eligibility must be checked address by address.
It may be a less suitable choice if affordability is the priority, if you expect to walk to a train station, or if your decision depends on access to a specific school that has not been confirmed. There is no single suburb-level answer that replaces checking the property, the commute and the household’s requirements.
Quick Recap
How to compare Rossmoyne with other suburbs
- Housing budget: Compare sale prices or rents measured over similar periods, and account for the costs of the particular property rather than relying only on suburb medians.
- School needs: Confirm current intake areas and enrolment rules for each address, and consider whether the available schools match your household’s preferences.
- Commute: Test the actual door-to-door journey and bus connection to Bull Creek station against your usual travel times.
- Daily routine: Decide how much value you place on river access, parks, local shops and recreation compared with a broader retail or dining offering.
- Home fit: Check the space, condition and ongoing upkeep of individual homes; suburb reputation alone cannot establish whether a particular property suits you.
