Landian was the flat-fee startup at the center of an August 2024 report about Redfin’s competition. Redfin said it supported the goal of lowering costs but questioned whether a flat-fee model can provide the continuity and personal attention some buyers expect. Landian’s current FAQ describes a broader model than its original beta: flat-dollar representation for buyers and sellers, with fees paid at closing. Neither company’s descriptions establish which approach produces better service or results.
What happened between Redfin and Landian?
On August 30, 2024, TechCrunch reported that Landian had emerged from stealth with a flat-fee service for homebuyers. The article identified Josh Sitzer, a Landian co-founder, as a plaintiff in the commission case against the National Association of Realtors. Redfin told TechCrunch that Landian’s effort to give consumers a better deal aligned with a goal Redfin shared, while raising questions about how its own earlier flat-fee experience had worked.
Redfin said that an agent writing offers for customers they had not met, on listings they had not seen, could struggle to represent those customers effectively. A Redfin spokesperson put it this way: “When we tried this before in a fiercely competitive housing market, we struggled to win on behalf of customers the offer-writing agent hadn’t met, for listings that agent hadn’t seen.”
The spokesperson also argued that a buyer who wants one person’s expertise throughout the day requires that person to be paid well: “We also learned that when customers want to call on the expertise of one person, morning, noon, and night, you have to pay that person very, very well.” These are Redfin’s stated concerns about its experience, not proof that every flat-fee brokerage provides weaker representation.

What does Landian say it offers now?
Landian’s FAQ, accessed October 8, 2026, describes flat-dollar fees for full representation of buyers or sellers through local agents. Its examples are $5,999 for a home priced from $600,000 and $8,999 from $900,000; Landian says the fee schedule increases with home price and is payable at closing. Those are examples, not a universal quote: a specific fee and service scope depend on the agreement and transaction.
For buyers, Landian says that when seller contributions exceed its agreed fee, the excess may be applied as a rebate or closing-cost credit where allowed. A buyer’s actual out-of-pocket costs can also depend on seller contributions, lender requirements, local law, and the buyer’s agreement. Landian’s FAQ says the company moved away from the early beta’s à la carte, pay-upfront tours and advice toward representation compensated at closing.

Landian’s company page describes it as a brokerage and referral network founded in 2024 and names Sitzer as a co-founder. These details and the service descriptions are published by Landian; they are not independent evaluations of its agents or transaction outcomes.
What Redfin’s 2024 figures do—and do not—show
In the 2024 TechCrunch report, Redfin said its lowest seller commission rate at the time was 1% and its lowest buyer commission rate was 2%. Redfin also said it had saved customers $1.6 billion in fees. These are historical figures and a company-reported savings claim quoted by TechCrunch, not independently audited comparisons or current Redfin pricing. Do not use them to estimate a transaction today without checking current terms directly.

Flat-fee representation is not the same as a flat-fee MLS listing
A flat fee can describe different services. Landian currently describes full buyer or seller representation for a set dollar fee. A flat-fee MLS listing, by contrast, generally means paying a fixed amount to place a property on the multiple listing service while the seller handles much of the work. Redfin’s seller guide says that can include managing showings and responding to buyer inquiries. Exposure on an MLS is not, by itself, full-service representation, and results depend on execution such as pricing, presentation, and timely responses.
What to compare before signing with a buyer’s agent
Since August 17, 2024, National Association of Realtors guidance says an MLS participant working with a buyer must enter a written agreement before touring a home, including in-person and live virtual tours. The guidance says compensation in the agreement must be objectively ascertainable and that consumers and professionals can negotiate terms, subject to state law. Read the agreement and check local rules rather than assuming a headline fee is the entire cost.

- Total cost: Compare the agreed fee, minimums, any other charges, and how seller contributions or lender conditions affect what you pay.
- Included work: Check whether the service covers property search, pricing advice, showings, offer writing, negotiation, due diligence, and closing support.
- Agent continuity: Ask whether you will have a dedicated agent, who handles offers and availability, and how handoffs work.
- Payment timing: Confirm what is due upfront or at closing and how any rebate or closing-cost credit is handled under the agreement and applicable rules.
- Contract boundaries: Review the term, cancellation provisions, and whether homes you viewed or discussed remain covered if you switch agents.
- Local provider: Verify availability in your area and identify the licensed brokerage that will provide representation.
Can Landian’s model be said to beat Redfin’s?
The available company statements and service descriptions do not establish which model delivers better outcomes, service quality, or customer satisfaction. The practical choice turns on the written fee and service agreement, the local agent and brokerage, and how much of the work you want handled for you. Compare the actual terms for your transaction rather than treating “flat fee” or a historical commission figure as a guarantee.
