If you are choosing vacation-rental software now, compare Smoobu alternatives by what your operation needs—not by a universal “best” ranking. Lodgify and OwnerRez are worth comparing for direct bookings; Hospitable for guest-message automation; Hostaway for a broader system as a team grows; and Beds24 for extensive configuration. Larger agencies may need Guesty, Avantio, Streamline, Track PMS, or CiiRUS, while a solo host may be better off keeping Smoobu.

This is a current buying guide, not a reconstruction of 2024 product features or prices. Smoobu is a vacation-rental property-management system and channel manager for centralized bookings, calendar and rate synchronization, guest communication, and booking tools. Channel synchronization, not just channel count

Smoobu describes calendar and price synchronization between connected distribution channels as a core function in its platform terms. It advertises connections to Airbnb, Booking.com, Expedia, and more than 100 booking portals, but a headline channel count does not tell you how deeply each connection works. Ask whether reservations, rates, availability, restrictions, fees, taxes, and guest data sync through an API, iCal, or another method. Ask how cancellations and modifications are handled, whether activity logs and alerts are available, and what safeguards help detect or prevent double bookings.

Direct bookings and the complete guest journey

Smoobu already advertises a website builder and direct-booking functionality, alongside booking management and guest communication (Smoobu product overview). Compare alternatives on custom domains, booking-engine flexibility, payment processing, deposits, promotions, add-ons, repeat-guest tools, and whether direct reservations feed the same calendar, messages, and operational tasks as OTA bookings. A booking engine does not itself create demand: factor in search visibility, fraud controls, abandoned-booking recovery, privacy and tax obligations, and country and currency support.

Automation that handles exceptions

Ask what event triggers a workflow and what action follows. Scheduled messages are different from conditional messages; task creation, payment reminders, review requests, and smart-lock code delivery are different workflows again. Test what happens when a guest changes dates, a payment remains pending, channel data is incomplete, or a lock integration fails. AI-assisted messaging, where offered, should be evaluated separately from reliable rule-based automation.

People, owners, and money

For a team or agency, compare role permissions, owner portals and statements, payout calculations, trust accounting, audit logs, housekeeping and maintenance assignments, and multi-market or multi-brand support. An owner statement is not necessarily accounting software or trust accounting. Ask which capabilities are native, which require integrations, and which are restricted to particular plans.

Integrations, pricing control, and support

Check for the integrations you actually use—such as dynamic pricing, smart locks, accounting, cleaning, and guest screening—and whether the vendor offers an API or marketplace relevant to your workflow. Choose by portfolio and business model

  • One property: Staying with Smoobu can make sense if you mainly need calendar synchronization, centralized booking management, guest messages, and a straightforward booking website. Switch only for a concrete requirement—such as a particular direct-sales workflow, more control, or a messaging feature—and include the learning and migration effort in the decision.
  • Five to twenty properties: Compare Lodgify, Hospitable, OwnerRez, Beds24, Uplisting, and Hostaway around the work you are trying to remove. Test whether each handles your actual channel rules, team access, cleaning assignments, and direct bookings rather than assuming listing count alone identifies the right system.
  • Agency or multi-market operation: Add Guesty, Hostaway, Avantio, Streamline, Track PMS, CiiRUS, Escapia, and other professional systems to the shortlist. Prioritize permissions, owner statements, financial controls, auditability, implementation, and support. Enterprise depth is not automatically better value.
  • OTA-heavy business: Focus on the quality of the specific Airbnb, Vrbo, Booking.com, or Expedia connection you rely on, including modification and cancellation handling. A direct-booking-first platform may not earn its extra cost if you do not plan to build a brand site.
  • Direct-booking growth: Compare Lodgify and OwnerRez, as well as Smoobu’s own website and booking tools, on the complete path from discovery through payment, guest records, and operations—not just whether a booking engine exists.

Calculate total cost instead of comparing headline prices

Smoobu’s official support examples list monthly rates in euros before tax: Professional Flex starts at €29 for the first unit plus €12 per additional unit, with a 0.9% booking commission; Professional Prepaid starts at €35 for the first unit plus €12 per additional unit; Teams Pro+ starts at €55 for the first unit plus €12 per additional unit. These are current published examples, not 2024 prices; Smoobu says accounts managing more than 20 properties may receive an individualized quote. Smoobu lists Dynamic Pricing at €12.99 per property per month and a 30-day trial for eligible active subscribers; check its Dynamic Pricing page and FAQ for current eligibility. Users can set minimum and maximum limits and override suggested prices, according to Smoobu’s setup instructions. Review recommendations around local events, unusual demand, minimum stays, and last-minute gaps.

For every alternative, request a comparable quote for one, five, and twenty units. Include base subscription, per-unit or per-user charges, booking commissions, payment processing, dynamic pricing, website costs, onboarding, migration, required integrations, and annual commitments. No comparable current prices for the other vendors are established here, so a lowest-cost winner cannot be named responsibly.

Switch without creating a booking or operations gap

A migration can involve more than reconnecting calendars. Historical reservations, guest profiles and message history, automated templates, pricing rules, taxes and fees, owner financial records, cleaning tasks, smart locks, website content, and channel authorizations may need exporting, rebuilding, or manual checking. Preserve reports and settings before disconnecting the old system.

  1. Choose the replacement and inventory what must move. List properties, future and historical reservations, rates, restrictions, fees, taxes, guest records, templates, tasks, owner data, integrations, and website content. Ask the new vendor what can be imported and what must be recreated.
  2. Export and document Smoobu data and settings. Save the reports you need for accounting and operations, copy message templates and rules, record channel mappings, and note smart-lock and payment integrations before changing authorizations.
  3. Set up the new system and load reservations. Recreate or import properties and bookings using the vendor’s documented method. Confirm property time zones, occupancy, fees, minimum stays, and cancellation handling.
  4. Connect channels carefully. Map each listing to the correct property, then verify availability, rates, restrictions, taxes, and guest details. Avoid leaving two systems making conflicting changes to the same channel.
  5. Test changes and exceptions. Validate a reservation modification and cancellation, scheduled messages, payment states, task creation, lock-code delivery, and any channel-specific rule that matters to your business.
  6. Make the new platform the single source of truth. Disconnect Smoobu only after the replacement’s connections and workflows are checked. Monitor every channel closely after cutover and resolve sync alerts promptly.

This is a general risk-control sequence, not a promise of one-click migration; exact steps vary by vendor and booking channel. Avoid changing systems during a peak period unless you have time to validate the new setup and recover from errors.

When staying with Smoobu is the better choice

If Smoobu already handles your channels, bookings, messages, and direct-booking basics without creating operational friction, switching may cost more than it returns. Moving becomes more compelling when your team needs granular permissions, complex automation, owner accounting, agency workflows, deeper pricing control, or a specific integration that your current setup cannot provide. Verify that an alternative actually solves that gap before paying for a demo, migration, and staff retraining.
