A widely cited list of 10 destinations was published by Travel + Leisure on June 8, 2025; it is an expert-informed shortlist, not a fresh 2026 ranking. The 2025 price and rental figures below are historical reference points, not current quotes or forecasts.
How to use this list
These destinations represent different cost, climate, access, and recreation profiles. Compare the specific lake and community, not just the state. A place that suits a seasonal rental may not fit a full-time household, and rental revenue averages do not establish what an individual property will earn after expenses.
For context, Realtor.com reported May 2025 county-wide median listing prices ranging from $223,000 in Franklin County, New York, to $937,250 in one of the Lake Tahoe counties it covered. Those figures describe county asking-price medians, not lakefront homes. Its Lake Norman counties ranged from $370,000 to $515,000; Lake Tahoe counties ranged from $640,000 to $937,250. Lakefront itself can add substantially to the price. A 2026 LakeHouse.com analysis of qualifying active listings in lake and river communities reported $328 per square foot for waterfront listings versus $214 for non-waterfront listings, a 53% premium; 383 of 419 communities in its sample had a waterfront premium. The analysis covered residential listings over 1,200 square feet with at least two bedrooms and one bathroom, drew on ListHub and AnyProp MLS data, and excluded some property types and markets. 10 places to consider for a lake house
1. Lake of the Ozarks, Missouri
Lake of the Ozarks may suit buyers seeking boating and other year-round activities who want to compare costs beyond premium resort markets. In Travel + Leisure’s June 2025 article, Elena Novak, then identified as lead real-estate researcher at PropertyChecker.com, called it affordable while noting its year-round activities. The article reported a February 2025 average sale price of $448,585 for the region from Matt Smith Real Estate Group, while Zillow’s estimate for the separate Lake Ozark geography was just above $340,000. These are different measures and geographies, not interchangeable current prices.
2. Southwest Lake Erie, Michigan and Ohio
Communities including Luna Pier, Harbor View, and Oak Harbor appeared in Travel + Leisure’s 2025 list as lower-entry-price possibilities; some homes there were listed below $300,000 in May 2025. That historical asking-price reference should not be treated as a present-day listing. For the broader region, Beyond CEO Julie Brinkman reported average annual rental revenue of $34,000 per listing and average annual occupancy of 40%, as quoted in the article. Those provider-reported market averages are not a guarantee for a specific home and do not represent net income.
3. Lake Norman, North Carolina
Lake Norman offers access to the Charlotte area alongside a lake-oriented lifestyle. Broker Ben Bowen told Travel + Leisure that Mooresville and Cornelius were about 45 minutes from Charlotte and a major airport. The article quoted Zillow estimates of approximately $484,825 for Mooresville and $532,671 for Cornelius; these were article-era estimates, not current sale prices. Compare commute routes, town services, and the waterfront rules for the particular community.

4. Lake Tahoe, California and Nevada
Tahoe stands out for four-season recreation and a high-cost market. Travel + Leisure cited a Redfin average home price of about $835,000 for the California side in its 2025 article. That side-specific historical figure does not describe every Tahoe community or current pricing. The source framed Tahoe as a high-value option, but future appreciation is never assured; buyers should weigh acquisition cost and ongoing ownership obligations against their intended use.
5. Lake Geneva, Wisconsin
Lake Geneva’s appeal includes access to Chicago and Milwaukee and recreation across seasons. Travel + Leisure cited Redfin’s reported median sale price of $322,500 alongside a 15.3% one-year decline. Both figures are from the 2025 article and should not be read as current market conditions. A price decline does not by itself show whether a particular property is fairly priced or likely to appreciate.
6. The Finger Lakes, New York
The Finger Lakes region encompasses 11 lakes, so the practical choice is often which lake and town best fit your plans. Travel + Leisure points to Keuka Lake for water sports and to Watkins Glen and Seneca Lake for small-town character. Visit more than one shoreline and community: access, services, water conditions, and the feel of a place can differ even within the same region.

7. Lake Winnipesaukee, New Hampshire
Lake Winnipesaukee is a four-season New England option; Travel + Leisure specifically suggests considering Wolfeboro. Brinkman of Beyond reported average annual rental revenue of $50,000 per listing, an average booked rate of $366 per night, and average annual occupancy of 38% for the market, as quoted in the 2025 article. These are historical, provider-reported averages, not an individual-property forecast or net return. Realtor.com’s May 2025 county-wide median listing prices were $595,000 in Carroll County and $695,000 in Belknap County—not lakefront-specific prices.
8. Winter Park, Florida
Winter Park is described in the 2025 article as a network of six connected lakes and canals. Local advisor John Pinel offered views about relative waterfront pricing and historical resilience; those are his opinions, not independent findings about insurance costs or future appreciation. Buyers should assess the specific water access and property exposure rather than assume every waterfront home has the same risk or resilience.
9. Saranac Lake, New York
Saranac Lake pairs Adirondack outdoor access with a downtown. Travel + Leisure’s 2025 article cited a median listing price of $264,598 and a Zillow average home-value estimate of $314,221. Listing price and estimated value are different metrics, and both are dated snapshots. Realtor.com’s May 2025 county-wide medians were $223,000 for Franklin County and $379,000 for Essex County; neither figure is a lakefront-home price.

10. Lake Havasu, Arizona
Lake Havasu is a warm-weather recreation destination. The 2025 Travel + Leisure article quoted Zillow’s Lake Havasu City average home price as just over $473,000. It also cited Beyond averages of $246 per booked night, $32,000 annual rental revenue per listing, and 36% annual occupancy. These historical provider-derived figures do not guarantee bookings or profit for an individual property. Realtor.com reported a May 2025 median listing price of $420,000 for Mohave County, a broader geography and different measure.

For a full-time home
Prioritize year-round services, access to work and healthcare, reliable roads, and whether the community remains active outside peak season. Lake Norman’s proximity to Charlotte and the year-round activity cited at Lake of the Ozarks may be useful starting points, but check actual travel times and service availability from the property.
For a personal second home
Focus on how often you will realistically use it, how long travel takes, and whether the lake’s recreation matches your seasons and preferences. The Finger Lakes offer multiple distinct lake-and-town combinations; Tahoe, Lake Geneva, and Winnipesaukee have different climates, access patterns, and ownership costs. Visit candidate areas outside the busiest season as well as during it.

For a rental property
Do not convert gross market averages into a projected return. The Beyond figures reported for southwest Lake Erie, Winnipesaukee, and Havasu are broad historical averages; they do not establish a home’s future occupancy, operating expenses, taxes, financing cost, or net income. Verify local short-term-rental rules, seasonality, insurance, cleaning and management costs, and whether the specific home may legally be rented.
What to check before making an offer
- Total budget: Include the lakefront premium, taxes, insurance, utilities, maintenance, travel, and any dock or shoreline work. County-wide medians and regional averages are not parcel valuations.
- Waterfront rights and restrictions: Confirm what conveys with the property and what permits apply to docks, shoreline changes, boat use, and access. Ask local authorities and review recorded documents rather than assuming a listing description settles these questions.
- Shoreline and water conditions: Evaluate the actual shoreline, water access, and conditions relevant to your intended use. The EPA notes, “When you buy lakefront property, you assume part of the responsibility of caring for the lake.” EPA lakefront property guidance.
- Septic system: If the home uses septic, EPA advises: “Have the system inspected by a septic system service provider before you purchase a home.” Check applicable state and local requirements as well. EPA septic-system guidance for homeowners and EPA’s guide for home buyers.
- Market evidence: Use recent sales for comparable properties and the exact community. FHFA’s House Price Index offers measures at national, state, metro, county, ZIP-code, and census-tract levels and incorporates tens of millions of home sales. Its September 2026 U.S. release was published September 29, 2026, but broad index data do not provide a directly comparable lakefront ranking for these ten destinations. FHFA House Price Index.
- Seasonal reality: Visit leading candidates in more than one season. Note traffic, noise, weather, service availability, and how much of the lake access you can use under ordinary conditions.
Bottom line
The 10 locations are useful starting points, not a universal ranking. Narrow the choice by deciding whether the home is for living, personal use, or rental; compare current property-level evidence and total costs; then inspect the exact shoreline, restrictions, and systems before committing. Travel + Leisure’s list and its price and rental statistics date to 2025, while the newer FHFA and LakeHouse.com material provides broad market context rather than a current, apples-to-apples lakefront comparison.
