The right app depends on whether you need a quick principal-and-interest estimate, a fuller PITI payment, refinance break-even analysis, affordability modeling, or early-payoff projections. This list focuses on U.S. mortgage planning apps, with platform availability, features, cost signals, ads, privacy claims, and limitations checked against store listings on August 16, 2026.
A calculator is a planning tool—not a lender quote. Some apps calculate only principal and interest, while others let you add property taxes, homeowners insurance, PMI or MIP, HOA dues, and other costs. For an official offer, compare standardized Loan Estimates from lenders using the Consumer Financial Protection Bureau’s guidance.

What it offers: The App Store listing describes mortgage-payment, affordability, refinance break-even, HELOC, rent-versus-buy, closing-cost, and mortgage-rate trend tools. It also claims support for PMI, property taxes, homeowners insurance, HOA fees, extra payments, and multiple payment frequencies.
The breadth makes Mortgage Pal the strongest general-purpose pick for an Apple user comparing purchase, refinance, and home-equity scenarios. It was listed as free and showed approximately 4.8 stars from 4.7K ratings when checked.
Limitations: The number of calculators may be unnecessary if you only want a quick payment estimate. Rate trends and closing-cost estimates still require current, location-specific inputs. The listing’s iOS availability should not be interpreted as Android availability.
2. Mortgage Calculator + — best for saved scenarios and PDF exports
Platform: iPhone and iPad.
Best for: Users who repeatedly compare loans and need shareable records.
Mortgage Calculator + supports monthly, weekly, and biweekly payments; taxes, insurance, utilities, and fees; amortization; and extra-payment interest-savings analysis. It can save multiple mortgages, compare scenarios, synchronize through iCloud, and export reports by PDF or email. Light and dark modes are also listed.
The app was shown at $2.99, with in-app purchases, on the date checked. That makes it a better fit for someone willing to pay for organization and reporting than for someone seeking a completely free calculator.
Limitations: It is Apple-only in the verified evidence, and the visible version-history information did not establish especially recent maintenance. Do not assume that “biweekly” uses the same convention as every lender or app.

The Google Play listing claims PITI calculations, HOA and PMI inputs, conventional/FHA/VA/USDA loan types, 5/1, 7/1, and 10/1 ARM modeling, refinance break-even analysis, discount-point analysis, and affordability calculations using DTI ranges. It also claims state-specific tax and insurance defaults for all 50 states plus Washington, D.C., and says that no account is required.
This is the most directly targeted Android choice for a U.S. buyer who wants more than a generic fixed-rate loan. It may be especially useful early in the shopping process, when comparing loan programs and points.

Important qualification: Claims about current PMMS rate anchoring, insurance rules, and state defaults come from the developer. They are not a substitute for official program information or lender disclosures. ARM results are only as good as the initial rate, adjustment assumptions, index, margin, and caps entered.

4. U.S. Mortgage Calculator by eCode — best established free Android option
Platform: Android.
Best for: Users seeking a mature, straightforward Android PITI calculator with extra-payment tools.
U.S. Mortgage Calculator supports principal, interest, property taxes, PMI, homeowners insurance, and HOA fees. It also offers monthly and biweekly calculations, extra-payment and payoff scenarios, amortization schedules, one-time expenses, down-payment inputs, charts, sharing, and storage for up to 10 calculations according to its listing.
Google Play showed roughly 100K-plus downloads and about 4.6 to 4.7 stars from more than 1,000 reviews, depending on the store-page snapshot. That provides more visible usage history than several newer alternatives.
Limitations: The app contains ads, and the listing indicates internet access for ads and analytics. Its listing does not establish support for FHA, VA, or USDA rules, so do not use it as a specialized government-loan calculator without confirmation.
5. Mortgage Calculator: Loan Mate — best Android choice for payoff planning and claimed offline use
Platform: Android.
Best for: Borrowers focused on amortization, prepayments, and privacy.
The Loan Mate listing says the app can calculate a missing value when the user enters any four of property value, principal, interest rate, term, or monthly payment. It also lists full amortization, HOA, insurance, property tax, personal expenses, extra payments, lump-sum prepayments, fixed payment caps, and step-up interest-rate scenarios.
The developer claims offline operation, no signup, no servers, and no tracking. Google Play showed 1+ downloads in the captured listing, however, so the visible user base was extremely small at that time. The app also contains ads and in-app purchases.
Privacy caution: Treat “no tracking” and “no servers” as developer claims. Check the current Google Play Data safety section and privacy policy before entering sensitive financial information.

6. Mortgage Calculator by Financept — best for a simple Android amortization table
Platform: Android.
Best for: Users who want amortization details, extra-payment options, and exports without a complex planning suite.
Mortgage Calculator by Financept offers mortgage and general loan calculations, monthly and yearly payment breakdowns, amortization, PMI, taxes, insurance, and fees. Its listing also describes one-time, monthly, quarterly, yearly, and biweekly extra payments, plus options to save, print, email, or export amortization information as a PDF.
Google Play showed about 100K-plus downloads and approximately 4.6 stars from roughly 4,000 ratings. The listing showed an update date of December 29, 2025.
Limitations: It contains ads and also supports loan types beyond mortgages. Anecdotal reviews visible in the listing mention restarting data entry and wanting easier term comparisons; these comments are not systematic testing. Check which advanced features require an in-app purchase.

7. Bricks Calc — best newer Apple-native scenario tool
Platform: iPhone, iPad, Mac, and Apple Vision Pro.
Best for: Apple users who want saved plans, charts, and a no-ads experience.
Bricks Calc claims support for taxes, insurance, PMI, rental income, expenses, one-time and recurring prepayments, refinancing, saved calculations, charts, and amortization. It also lists iCloud synchronization, no account requirements, no ads, and a free-to-try model with in-app purchases and an advertised one-time payment option.

Limitations: The captured listing showed only one rating, so there is little public review evidence. Claims such as “private by design” and on-device calculations should be treated as developer disclosures, not independent verification. Platform and Apple Intelligence claims may change as operating systems and app versions change.
8. Mortgage Calculator & Analysis — best for visual comparisons
Platform: iPhone and iPad.
Best for: Users who prefer sliders, charts, sensitivity analysis, and multiple saved loans.
The App Store listing describes payment, borrowing-capacity, and loan-duration modes; sliders for loan amount, rate, term, and down payment; saved loans; amortization; PDF and Excel export; early-repayment simulation; comparison dashboards; rate sensitivity; break-even analysis; and DTI calculations.
This is a strong choice for comparing several purchase or refinance scenarios visually rather than entering each one from scratch. The free app includes in-app purchases, and an ad-free experience is listed as a Pro feature.
Limitations: The captured result showed only one rating, and the exact Pro price was not visible. Any “personalized savings suggestions” should be viewed as calculation output, not regulated financial advice.
9. Loan Calculator & Mortgage — best iOS all-in-one affordability and refinance planner
Platform: iPhone and iPad.
Best for: Buyers who want affordability, amortization, extra-payment, and refinance tools together.

Its refinance comparison feature is designed to show break-even timing and the effect of closing costs. That can help organize a decision, provided the user enters all relevant costs and considers how long they expect to keep the loan.
Limitations: The app is not a lender or approval tool. Broad phrases such as “real monthly payment” are marketing language, and the exact in-app purchase pricing was not visible in the captured listing. No Android listing was verified.
10. Mortgage Calculator by Asaru Labs — best for offline-oriented Apple planning
Platform: iPhone and iPad.
Best for: Users seeking a broad planning suite with claimed offline use and no ads.
The Asaru Labs listing claims support for taxes, insurance, PMI, term and rate comparisons, detailed amortization, CSV export, refinance break-even, affordability, closing costs, moving expenses, extra payments, charts, and interest breakdowns. It also claims no ads, no tracking, no account, and offline operation.
The app showed 4.9 stars from 24 ratings in the captured result. It may appeal to users who want to avoid ads and keep calculations available without an internet connection.
Limitations: Twenty-four ratings are a small sample, and claims such as “professional-grade accuracy” and privacy protections come from the developer. Confirm that all features—not just the basic calculation—work offline and review the current privacy disclosures.

What a useful mortgage calculator should include
At minimum, an app should let you enter:
- Home price or loan amount.
- Down payment.
- Interest rate.
- Loan term.
- Payment frequency.
It should then show principal and interest, total interest, and an amortization schedule or remaining balance. For realistic budgeting, look for additional inputs for:

- HOA dues.

Why the advertised payment may be too low
Mortgage apps often use “monthly payment” to mean principal and interest only. That is not necessarily the amount leaving your bank account each month.
- P&I: principal plus interest.
- PITI: principal, interest, property taxes, and homeowners insurance.
- Full housing payment: PITI plus PMI or MIP, HOA dues, and other recurring housing costs.
For example, a calculator that excludes taxes and insurance can make two homes with identical loan amounts appear to have identical monthly costs even when their property taxes or insurance premiums differ substantially. Flood insurance, special assessments, maintenance, utilities, and other ownership costs may also be outside the app’s model.
How to use a mortgage calculator correctly
- Enter the actual purchase price or current loan balance. Do not use a generic example if you are evaluating a real property.
- Enter the down payment or remaining principal. Confirm whether the app calculates the loan amount automatically.
- Replace the default rate with your quoted rate. A displayed market rate is a benchmark, not a personalized offer. Freddie Mac’s PMMS is useful for context but is not a lender quote.
- Select the exact term and loan structure. A 15-year fixed loan, 30-year fixed loan, and adjustable-rate loan should not be compared using identical assumptions.
- Add annual property taxes and insurance. Check whether the app expects annual or monthly amounts.
- Add the applicable mortgage-insurance or program fees. PMI, FHA MIP, VA funding fees, and USDA guarantee fees do not follow identical rules.
- Add HOA dues and recurring costs. Include them when comparing homes, not only when calculating the loan.
- Include closing costs when evaluating a purchase or refinance. Particularly for refinancing, distinguish costs paid upfront from costs rolled into the new balance.
- Read the amortization schedule. Check the first payment, total interest, principal balance, and how extra payments change the payoff date.
- Run multiple scenarios. Compare down payments, terms, rates, points, extra payments, and expected time in the home.
- Compare the result with the lender’s Loan Estimate. The CFPB explains what to review, including the rate, fees, escrow, cash to close, and rate-lock information.
15-year versus 30-year mortgages
A 15-year mortgage generally pays off faster and typically generates less total interest under the same rate and loan amount, but it usually requires a higher scheduled monthly payment. A 30-year mortgage generally lowers the required payment and preserves cash flow, but extends repayment and can increase total interest.
Use an app with a side-by-side comparison or saved scenarios to compare:
- Required monthly principal and interest.
- Total interest over the scheduled term.
- Balance remaining after five, 10, or 15 years.
- The effect of making additional principal payments on the 30-year loan.
- Taxes, insurance, mortgage insurance, and HOA costs, which may be similar across terms but still affect affordability.
Do not decide from payment alone. A lower required payment can be valuable if it preserves emergency savings or reduces other expensive debt; a shorter term can be attractive if the higher payment remains comfortably affordable.
Extra payments and biweekly schedules
Extra-payment tools are useful for testing early payoff, but the app’s definition matters. A “biweekly” schedule may mean 26 half-payments per year—effectively 13 monthly payments—or it may simply divide one monthly payment into two installments. Some lenders use their own accelerated-payment programs.
Before relying on a result, check:
- Whether the extra amount is applied to principal.
- Whether payments are made monthly, twice monthly, or every two weeks.
- Whether one-time payments occur at the beginning or end of a period.
- Whether the lender charges for a payment program.
- Whether the loan permits extra principal without a prepayment penalty.
Refinance break-even is only a starting point
The basic calculation is:
Break-even months = total refinance costs ÷ monthly payment savings.
Apps may differ over what belongs in “total refinance costs.” Check whether the result includes points, origination fees, appraisal and title charges, prepaid taxes and insurance, escrow funding, and costs rolled into the new balance.
Even a mathematically positive break-even result may not justify refinancing if you expect to move or refinance again before reaching it. Compare the new balance, total interest, cash required at closing, loan term, and expected time in the property—not just the new monthly payment.
Loan-program and ARM warnings
Conventional, FHA, VA, and USDA loans use different eligibility, insurance, and fee rules. A general calculator can produce a plausible-looking number while omitting a program-specific cost. For official starting points, consult HUD for FHA information, the VA home-loan program, and the USDA guaranteed-loan program.
For an adjustable-rate mortgage, look for the initial rate, adjustment interval, index and margin where applicable, periodic and lifetime caps, and projected payment changes. A label such as “5/1 ARM” does not by itself reveal the future payment. Generic ARM results may not match the terms in a lender’s note.

Privacy, ads, and store-listing caveats
Mortgage calculators may involve sensitive inputs such as income, debts, loan balances, property details, and sometimes contact information. Prefer an app that allows a basic calculation without creating a lead or lender account.
However, privacy labels are not absolute guarantees:
- “No data collected” and “no tracking” are store or developer disclosures.
- Google Play Data safety information is developer-provided.
- Offline operation may apply only to the core calculator, not rate updates or every feature.
- Free apps may rely on advertising or analytics.
- Privacy practices can change by version, region, and feature.
Also confirm platform availability from the official listing. An iOS app and a similarly named Android app are not necessarily made by the same developer or equipped with the same features.
What mortgage calculators cannot tell you
An app cannot establish loan eligibility, underwriting approval, a guaranteed interest rate, final lender fees, official APR, escrow requirements, or cash to close. It also cannot determine whether a home is financially suitable for your complete situation.
Use calculator results to narrow scenarios, then request and compare Loan Estimates from lenders. Keep the loan amount, term, rate structure, and other features consistent when comparing offers.
Note: The App Store also surfaced an app titled “Bankrate Mortgage Calculator,” but its listing identified an independent developer and said Apple had not verified the information. It should not be treated as an official Bankrate product without confirmation from Bankrate’s own channels.
