How Long Do Different Roof Materials Last? A Lifespan Guide

Reference lifespans range from 15–30 years for asphalt shingles to 100–150+ years for clay or slate tile, but roof conditions and installation matter.

Roof materials can last anywhere from about 15 years to well over a century, but material alone does not determine when a roof needs replacement. A New York State building-care manual gives broad planning ranges of 15–30 years for asphalt shingles, 20–60 years for wood shingles or shakes, 40–80 years for standing-seam metal, and 100–150+ years for clay or slate tile. Those figures depend on roof slope, exposure, product quality, installation, and maintenance, so treat them as reference ranges—not a countdown for a particular home.

How long does each roofing material last?

The following ranges come from a 2025 New York State Office of Parks, Recreation and Historic Preservation building-care manual. They are broad reference figures, not results from a controlled comparison of roofs in service.

Roof material Reference lifespan How to interpret it
Asphalt shingles 15–30 years A project notice from the U.S. Department of Energy describes a replacement using “new 35 year asphalt shingles,” but that product description does not establish a typical roof life or a 35-year field result.
Wood shingles or shakes 20–60 years The wide span reflects how strongly conditions and care can affect performance.
Metal tile 30–45 years A separate category from standing-seam metal.
Concrete tile 35–50 years Do not conflate this range with clay tile or slate.
Standing-seam metal 40–80 years A distinct metal-roof category, not a lifespan for every metal roof.
Copper 70+ years The manual’s figure applies to copper, not metal roofing generally.
Clay or slate tile 100–150+ years This is the manual’s broad chart category; slate-specific guidance gives a different reference range.

The manual says lifespan depends on appropriate positioning, roof slope, environment, material quality, installation practices, and maintenance. The chart is therefore useful for planning, but it cannot predict the remaining life of an individual roof. (New York State Building Care Manual)

How long do asphalt, metal, and slate roofs last?

Asphalt shingles

The manual’s reference range for asphalt shingles is 15–30 years. A “35 year” product description, such as the one used in a U.S. Department of Energy project notice, is a specification—not proof that an installed roof will last that long. Metal roofs

There is no single useful lifespan figure for all metal roofs in this reference. It lists metal tile at 30–45 years, standing-seam metal at 40–80 years, and copper at 70+ years. Use the range for the specific roof type rather than treating “metal” as one uniform material.

Slate

The New York State manual groups clay or slate tile in a 100–150+ year category. The National Park Service, in slate-preservation guidance, says properly installed slate roofs can last 60–125 years or longer, depending on slate type, roof configuration, and location. Why can roofs made from the same material last different lengths of time?

Exposure, configuration, and workmanship can move a roof toward either end of a published range. The state manual identifies roof position, slope, environment, quality, installation, and maintenance as factors. A roof’s visible covering is only one part of the system: underlayment, starter strips, ice-and-water barriers, hip and ridge products, flashing, and ventilation also matter.

For asphalt shingles, the Asphalt Roofing Manufacturers Association (ARMA) says balanced intake and exhaust ventilation can help extend service life by lowering attic temperatures and removing condensation. How should lifespan factor into a roof replacement decision?

Use published ranges to frame questions, not to decide on material by lifespan alone. Compare the roof types under consideration across the factors below; suitable choices depend on the home and its conditions.

  • Expected service life: Start with the range for the specific material category, and note who published it and what kind of reference it is.
  • Local exposure and roof configuration: Consider the environment, slope, and design, which can affect how a material performs.
  • Installation and structural suitability: Confirm that the proposed system is appropriate for the roof and can be installed correctly.
  • Maintenance and repairability: Ask what inspection and upkeep the system needs and how damage is addressed.
  • Upfront and lifecycle cost: Compare local, itemized estimates rather than assuming a longer-lived material is automatically the better financial choice. The available lifespan references do not establish comparable installed prices by region.

For an existing roof, age is only one clue. A qualified local roofing professional can assess visible condition and system components to help estimate remaining service life; avoid climbing onto the roof yourself.

Can maintenance or coatings extend a roof’s life?

Wood-roof treatments

Oregon State University Extension says most surface treatments for wood roofs last no more than one to three years, even though some products claim longer. Treatment life varies with roof condition, pitch, overhanging vegetation, and climate. The extension advises using treatments properly to avoid harm to plants; it does not establish that treatment guarantees a longer-lasting roof. (Oregon State University Extension wood-roof guidance)

Asphalt-shingle coatings and rejuvenators

ARMA strongly advises against applying coatings or rejuvenators over installed asphalt shingles. It reports problems including curling or cupping, loosened granules, and moisture accumulation, and recommends checking with the shingle manufacturer and local building authorities before considering a field treatment.
