If a higher mortgage rate pushes the payment beyond what you can comfortably afford, reset your monthly housing budget and recalculate your price limit before proceeding. Compare written Loan Estimates for the same loan terms; if the total cost still does not fit while leaving room for savings and repairs, consider a less expensive home or pause the purchase. Don’t rely on a lender’s maximum approval or a possible future refinance to make an unaffordable payment work.
Start with what your household can afford—not what a lender will approve
A lender’s qualification amount is not the same as a sustainable household budget. The Consumer Financial Protection Bureau (CFPB) advises: “Focus on a mortgage that is affordable for you given your other priorities, not how much you qualify for.” Build your limit around take-home income, recurring expenses, debts, savings goals, and the cash you want to keep available for emergencies. Set a monthly ceiling for the full cost of owning the home, not just principal and interest. Include:
- Principal and interest on the mortgage.
- Property taxes and homeowners insurance.
- Mortgage insurance, if required, and flood or other supplementary insurance where relevant.
- Homeowners association (HOA) fees, if applicable.
- A realistic allowance for utilities, routine maintenance, and repairs.
Keep planned savings and an emergency reserve in the budget. Property taxes, insurance, HOA charges, and maintenance needs vary by location and property, so early estimates may be imprecise. Recalculate your price limit at the new rate
Treat the rate in the offer you are considering as an input to your budget. The price you can afford depends on the amount available each month, your down payment, loan type and term, rate and other loan terms, and the costs of the particular property. Re-run the estimate when the rate or assumptions change; a rate that looks only slightly higher can materially affect the payment over a long loan term. If the home’s estimated all-in monthly cost exceeds your ceiling, possible adjustments include:

- Look at a lower purchase price, a different area, or a property with lower ongoing costs.
- Consider postponing the purchase while you reassess your savings, expenses, or debts.
- Evaluate whether a larger down payment helps, but do not use cash you need for emergencies or near-term ownership costs. A larger down payment can reduce the amount borrowed, but the effect on affordability depends on the actual loan terms and remaining cash.
Do not assume rates or home prices will fall while you wait. Revisit the numbers using the terms actually available when you are ready to buy.
Compare written Loan Estimates on equal terms
Ask multiple lenders for Loan Estimates using the same loan type, loan amount, down payment, and term. That makes differences between offers easier to assess. An advertised rate alone does not show the full cost: points, fees, mortgage insurance, and other terms may change what you pay upfront and each month. | Monthly payment | Compare the estimated payment and account for property taxes, insurance, mortgage insurance, HOA fees, and other costs that may not be identical across properties. |
| Rate and points | Check the interest rate and any points paid to obtain it. A lower rate may come with a higher upfront cost. |
| Fees and total cost | Review lender fees and other upfront charges, as well as the loan’s total cost over its term. If negotiating one cost, check that another fee has not increased. |
| Loan structure and term | Compare fixed-rate and adjustable-rate terms, the loan term, and the total interest and costs implied by each offer. |
| Risky features | Look for a prepayment penalty, balloon payment, or negative amortization, and understand how each could affect you. |
| Rate lock | Compare the lock period, its conditions, any fee to extend it, and what happens if rates change before closing. |

Understand the trade-offs of rate locks and adjustable-rate mortgages
Rate locks
A rate lock protects the quoted rate only for its stated period and subject to its conditions. If closing is delayed, ask whether the lock can be extended, what an extension costs, and what happens if rates fall before closing. A lock can protect against an increase during the lock period, but it may also mean you do not benefit from a rate decrease. CFPB guidance describes 30-, 45-, and 60-day locks as typical; longer periods may also be available, but the terms offered by your lender control. [CFPB rate-lock guidance]

Adjustable-rate mortgages
An adjustable-rate mortgage (ARM) may begin with a lower payment than a fixed-rate loan, but its rate and payment can rise under the loan’s adjustment rules. Review when adjustments can occur, how much the rate can change at each adjustment, any lifetime cap, and the resulting maximum payment. An ARM is not automatically unsuitable; it is a poor fit if a possible increase would leave your household unable to make the payment. [CFPB mortgage comparison guidance]

HUD says an FHA loan down payment can be as low as 3.5% of the purchase price, subject to applicable borrower, property, and loan rules. That is a possible program feature, not a promise of eligibility or proof that the monthly payment is affordable. State and local homebuying programs may offer assistance, but their availability and eligibility rules vary. Check with the relevant housing agency or a participating lender to learn whether a program applies to your location and circumstances. Do not make today’s budget depend on a future refinance
Refinancing is not guaranteed. A change in your home’s value, income, or future interest rates can prevent a refinance or erase the expected benefit. Choose a payment you can manage under the loan terms you are actually taking on, not one that works only if you later refinance at a lower rate. [CFPB mortgage comparison guidance]
When waiting is the sounder choice
If the purchase would consume your emergency savings, leave no room for maintenance, or push the full housing cost above your sustainable limit, it is reasonable to pause. Use the time to rebuild savings, review debts and spending, or look at a lower-cost home. A HUD-participating counselor can help you examine the budget, but no one can guarantee that waiting will bring lower mortgage rates or home prices.
