The closest verified rate snapshot before December 9, 2025, puts the average rate at 7.81% for a $30,000 home equity line of credit (HELOC) and 7.99% for a five-year, $30,000 home equity loan. Those are Bankrate national survey averages reported December 3—not a precise December 9 reading or a rate any particular borrower is guaranteed to receive.
What were home equity rates around December 9, 2025?
Bankrate’s December 3, 2025 national survey is the closest verified pre-date snapshot. It reported the following averages for its specified example products:

These figures are survey benchmarks, not personalized offers. Bankrate says actual offers depend on factors including creditworthiness, financial circumstances, the home’s value and the owner’s equity stake. How to read the different rate benchmarks
Another useful reference is the National Credit Union Administration’s Q4 2025 data: for five-year home equity loans at 80% loan-to-value, it reported national averages of 6.63% at credit unions and 7.31% at banks. Those rates reflect reports from active institutions for December 26, 2025—after December 9—and a different loan profile from Bankrate’s $30,000 survey examples. Treat them as separate market context, not as a like-for-like replacement for the December 3 figures. NCUA quarterly data.
The Federal Reserve’s H.15 data list the bank prime loan rate at 6.83% for December 2025. Prime is a benchmark, not the rate a borrower should expect to pay on a HELOC or home equity loan. A lender’s HELOC rate may be tied to an index such as prime plus a margin, with contract terms that affect how and when the rate changes. Federal Reserve H.15 data.

HELOC and home equity loan rates work differently
HELOC: revolving borrowing, usually with a variable rate
A HELOC lets you borrow repeatedly up to an approved credit limit, repay what you use and draw again under the account’s terms. Its rate is usually adjustable, so both interest cost and payments can change as the rate or outstanding balance changes. Before accepting an offer, check the index and margin, any introductory rate and how long it lasts, the rate floor and ceiling, and the payment terms during draw and repayment periods.
Home equity loan: a lump sum with a fixed or adjustable rate
A home equity loan provides a lump sum rather than a reusable credit line. Its rate may be fixed or adjustable. With a fixed rate, the scheduled payment is more predictable; interest applies to the full amount disbursed, including money you may not need immediately. A lump-sum loan may fit a known, one-time expense, while a HELOC can suit costs paid in stages. The Consumer Financial Protection Bureau explains the product differences.

How to compare offers fairly
Compare offers for the same planned use of the money and align the assumptions. A headline rate alone can obscure differences in fees, term, introductory pricing and repayment structure.
- For a one-time expense: Compare home equity loan APRs, fees, fixed or adjustable terms, the scheduled payment and the total repayment period.
- For costs paid over time: Compare HELOC index plus margin, introductory-rate length, draw and repayment periods, rate caps and floors, fees, and payments at plausible balances and rates.
- Across lenders: Keep the loan amount, property details, credit profile and combined loan-to-value assumptions consistent. Ask for written terms and clarify how any promotional rate changes after its introductory period.
A reported market average cannot tell you whether your own quote is competitive without comparable offers based on your circumstances. Bankrate notes that individual rates depend on borrower and property factors; the CFPB’s guidance can help you identify the contract terms to compare.

Rate movement is not a forecast
In an October 29, 2025 Bankrate article, senior industry analyst Ted Rossman said: “In the five weeks since the Fed’s quarter-point cut in September, the average HELOC rate declined from 8.05 percent to 7.85 percent and the average 10-year home equity loan rate declined from 8.43 to 8.28 percent.” That was his description of rates over the period covered by that article, not a prediction that rates would continue to fall. Remember that your home secures the debt
