Mortgage News Daily reported an average top-tier 30-year fixed mortgage rate of 6.21% on January 20, 2026. That is a historical market benchmark, not a personal loan quote or a promise that a lender would offer any borrower that rate.

What were mortgage rates on January 20, 2026?

Mortgage News Daily’s January 20, 2026 rate report put its average top-tier 30-year fixed rate at 6.21%. The figure is specific to MND’s measure and that date; it should not be read as a rate available to every borrower.

How do Freddie Mac’s nearby weekly rates compare?

Freddie Mac publishes weekly survey averages, not a daily rate specifically measured on January 20. Its nearest releases were January 15 and January 22:

These are Freddie Mac weekly figures, not substitutes for MND’s January 20 daily observation. Freddie Mac’s survey covers conventional, conforming, fully amortizing home-purchase loans for borrowers with 20% down and excellent credit, so its results represent a defined borrower scenario rather than every mortgage application. Why can published mortgage-rate averages differ?

Providers measure different samples and borrower scenarios. Freddie Mac’s survey draws on thousands of mortgage loan applications; Bankrate surveys the 10 largest banks and thrifts in 10 large U.S. markets, according to the FRED Blog’s comparison of the surveys. MND’s January 20 figure is described as an average top-tier 30-year fixed rate. The measures therefore do not necessarily cover the same borrowers, loan purposes, time windows, or methods.

For additional context, Bankrate reported a 6.25% 30-year fixed weekly average on January 21, 2026, compared with 6.18% the prior week. This is a separate provider’s weekly measure—not a January 20 daily quote. Bankrate’s report identifies its period and figures.

What should a borrower compare when shopping?

A published average is useful for historical context, but a lender’s written offer is what matters for a specific borrower. Request multiple offers and compare more than the note rate:

  • Annual percentage rate (APR), which reflects the rate and certain loan costs.
  • Discount points and lender fees.
  • Loan type and purpose, down payment, and the credit profile used for the quote.
  • Rate-lock period and any conditions attached to the offer.

Freddie Mac Chief Economist Sam Khater said in the January 22 release, “Buyers always should shop around for the best rate, as multiple quotes can potentially save them thousands.” That is general shopping advice, not a statement about the January 20 rate.
