Why a Kissimmee Food Truck Owner Says She Had Until Midnight to Leave

A former Los Cipotes operator says a lease-renewal dispute over POS access and proposed terms ended with only hours to move her truck. The park disputes her account of the rent arrangement.

Gabriella Santos says she was told she had only hours to move her food truck from World Food Trucks in Kissimmee after declining proposed lease terms. Her account, reported by WKMG News 6 / ClickOrlando on October 2, 2026, describes a dispute over renewing her space after roughly a decade at the park—not a court finding about what either side was legally entitled to do.

What Santos says happened

Santos, the former operator of Los Cipotes, told WKMG she had rented a space at the food truck park for about a decade. During a lease-renewal discussion, she says a manager asked to access her point-of-sale (POS) system and linked that access to calculating rent. Recalling the exchange, Santos told WKMG: “She said wanted access to the POS, and I said ‘Why do you need access to that?’” Santos said. “’Oh it’s because that’s how we’re going to balance how much your rent is going to be.’”

Santos says she declined the proposed terms and was given only hours to move the truck. The report describes her account; it does not provide the full lease, a written demand to vacate, or the manager’s account of the exchange. It therefore does not establish the exact deadline, the parties’ complete chronology, or whether any notice was legally enforceable.

Why she objected to the proposed terms

Santos criticized what she understood to be a term involving 60 percent if she broke a renewed lease. She later clarified that she was describing the effect she felt the terms would have on her business—not alleging the park literally wanted 60 percent of her food sales. As WKMG quoted her: “I never said that,” she said. “What I said was that they wanted 60 percent of my business because that’s how I feel. That’s my personal feeling of what you’re doing to me. You’re taking my profits.” The article does not reproduce the complete proposed lease, so the term’s wording and financial effect cannot be independently assessed from the report.

World Food Trucks disputed her characterization. In a statement quoted by WKMG, the park said: “That claim is completely false.” It added: “We respect every vendor’s right to share their experience. We also believe disagreements deserve respectful conversation and accurate information. Our vendors pay a fixed weekly rent, rather than a percentage of their food sales, and we remain committed to clear communication with our vendor community.”

What the POS request would—and would not—show

A POS system records transactions, but the reported request alone does not reveal what data the manager sought, whether access would have been read-only, how the figures would have been used, or whether the written agreement authorized access. Santos says the manager connected POS access to working out rent; the report does not establish the manager’s intent or identify a written policy requiring vendors to provide POS access.

For a vendor evaluating a park agreement, the practical questions are what sales information must be shared, how “sales” are defined, who can see transaction-level records, and whether rent is fixed or calculated using a sales measure. Those are issues to clarify in the actual written terms, not conclusions that can be drawn about this undisclosed lease.

Other concerns Santos raised

Santos also cited safety concerns, rising operating costs, new fees, out-of-pocket event costs, and declining sales as the park added trucks. These were her criticisms, not independently audited findings. WKMG reported that her post drew millions of views and prompted online boycott calls, but the article gives no precise view count or independent assessment of the calls’ effect. The park described more than 100 businesses as making the venue possible; that number is the park’s statement as quoted by WKMG, not an independently verified count.

What the public record does not settle

The WKMG report includes accounts from Santos and World Food Trucks, but does not include the complete proposed lease, a detailed response from the manager, a full written chronology, or a court ruling. The available information therefore cannot establish whether the POS request or lease provisions were permitted by the parties’ contract, or whether the reported deadline complied with any applicable legal requirements.

Florida Statutes § 509.101 allows operators of public lodging or public food service establishments to establish reasonable establishment rules and addresses how those rules are treated and posted. The statute also covers inspection reports and commissary registries. It does not, on its own, resolve whether this park could inspect a vendor’s sales system or enforce the lease terms Santos described. See the 2026 Florida Statutes § 509.101.

Food-truck permits are a separate matter from a private space agreement. Florida’s Department of Agriculture and Consumer Services says it regulates specified mobile food establishments, while mobile vendors providing food service are permitted by the Department of Business and Professional Regulation. FDACS also describes annual renewals for permits in its program and says some ownership or location changes may require a new application, inspection, and documentation, with an exception for mobile vendors not operating at a fixed location. Which rules apply depends on the truck’s activity, regulator, and circumstances; agency guidance does not determine the lease dispute. See FDACS guidance on mobile food establishments.

What vendors can check before signing

This dispute does not establish an industrywide norm for food-truck-park rents or POS access. A vendor comparing agreements can look for the following provisions and have unclear language reviewed by a qualified commercial attorney:

  • Rent structure: Is rent a fixed amount, tied to sales, or a combination? If sales-linked, how are sales defined and calculated?
  • Data access: What POS records are required, who may access them, and what limits govern their use or retention?
  • Additional costs: Are fees, event expenses, utilities, or other charges listed and explained?
  • Notice and cure: What written notice is required, and how long does a vendor have to address an alleged breach?
  • Ending the agreement: What happens if either side terminates early, including any payment tied to the remaining term?
  • Moving the truck: Does the agreement allow relocation within or away from the park, and what permissions or notice are required?

Those checks help identify what the contract says; they cannot determine the rights of either party in Santos’s case without the agreement and fuller facts.
