Steamboat Springs Ski-in, Ski-out Retreat Lists for $20 Million

A reported $20 million Steamboat Springs listing pairs claimed near-slope access with an 11,000-square-foot furnished home, but its price alone says nothing about investment returns.

A contemporary, 11,000-square-foot home near the slopes at Steamboat Resort was reported listed for $20 million. Mansion Global described the furnished retreat as a six-bedroom property on 0.75 acres, with an indoor-outdoor pool and spa, a 13-seat theater, and a rooftop observation deck. The report gives a vivid picture of the home, but its asking price and amenities do not establish its investment value or likely returns.

What the $20 million listing includes

Mansion Global reported the asking price at $20 million and described the house as fully furnished, with six en-suite bedrooms and 11,000 square feet of interior space. How close is the home to Steamboat’s slopes?

The report places the house about 50 feet from the slopes and says it is within walking distance of one of Steamboat Resort’s main lifts. It is also described as a shuttle ride from the main village. The report characterizes the home as ski-in/ski-out, but does not provide a route map or explain the precise access conditions, so buyers would need to verify how access works in practice.

Chris Paoli, a broker with The Agency quoted in the report, estimated that fewer than 10 homes at the resort are formally ski-in/ski-out. That is his estimate, not a resort statistic independently verified in the article.

Open-plan great room and kitchen

The central great room has curved, wood-beamed ceilings, a floor-to-ceiling stone fireplace, and large windows facing the mountains and forest. The kitchen is described with locally built walnut cabinetry, stone counters, handmade tiles, and an island with seating for up to 10. Dining areas and a grand piano adjoin the great room.

Pool, spa, and sauna

An indoor-outdoor pool features a mosaic mural based on a painting by interior designer Nancy Jeffrey. A hot tub and sauna sit beside it, and accordion-style walls can open the pool area in warmer months. Outside, the living room opens onto a stone porch that the report says has snow-melt technology; below it is a flagstone patio with a second pool-sized spa.

Theater, bar, and private suite

The lower level includes a wet bar, a 13-seat theater, and an Art Deco rosewood pool table. The primary suite occupies a separate wing and has a fireplace and spa bath. A rooftop observation deck looks over the surrounding mountains and valley, while the lot is described as set back from the street for privacy.

Who built the retreat, and how it was used

Mansion Global reported that Robert and Mary Litterman bought the land for $770,000 in 1997 and spent about three years building the home. Mary Litterman said she wanted contemporary architecture and an open floor plan. The article names Bill Rangitsch of Steamboat Architectural Associates as the architect; Robert Litterman is described as a former head of Goldman Sachs’ Quantitative Resources Group and a founding partner of Kepos Capital.

The sellers said they are moving to Northern California and ski less often. The report also says the house served as a corporate retreat, including dinners for as many as 100 guests. That is reported seller context, not independently audited event or occupancy data.

How the asking price compares—and what it does not show

The article cites a $1.5 million median listing price for Steamboat Resort, attributing the figure to Realtor.com, but gives no date or methodology for that underlying number. It also mentions nearby homes asking $14 million and $12 million. These are asking-price references reported by Mansion Global, not closed-sale comparables or an appraisal. The article’s figures should not be treated as a current market benchmark.

For an investor, a $20 million ask is only one input. The report does not disclose a sale price, rental income, operating expenses, or a projected return. It also does not provide documentation to compare the house fully with other resort properties. A meaningful financial assessment would require verified transaction comparables and property-specific income and expense records.

  • Verify access: Confirm the actual route to the slopes and lift, and what “ski-in/ski-out” means for this property in different snow and operating conditions.
  • Compare like with like: Consider interior area, lot size, condition, age, and location relative to both lifts and the village.
  • Review the operating picture: Request documented maintenance, utilities, insurance, taxes, staffing, and any rental or event income before estimating net returns.

Mansion Global reported that the property hit the market at $20 million in a story published around September 30, 2026. That report is not a live listing, and current availability, any price change, or a subsequent sale is not established. Check with the listing broker or a current listing source before relying on the reported asking price.
