He will work with brokers and developers across the North and Midlands and report to Lending Director Sarah Dix.
What Josh Swaby’s new role involves
HTB says Swaby will support brokers and developers across the North and Midlands. His reporting line is to Sarah Dix, the bank’s Lending Director. The announcement does not specify lending authority, deal sizes or product terms attached to the role.
Swaby described the move as a chance to build on his work with brokers and developers and become more involved in helping projects advance. Dix said his experience in relationship management and business development gives him a useful perspective in lending. These comments were reported by Mortgage Solutions.
“Moving into lending gives me the opportunity to build on that experience and become more closely involved in helping developers get their projects moving.”

Swaby’s career progression at HTB
HTB’s account says Swaby joined in 2022 as a Relationship Manager and moved into business development in 2024. Modern Lender gives the dates as June 2022 and January 2024, respectively. Development Finance Today describes his starting role differently, so the bank’s own account is the clearest basis for the timeline.
Before HTB, Modern Lender reports that Swaby spent almost four years as an Assistant Relationship Manager at NatWest Group and had previously worked at RBS. It also reports that he holds a Lending Skills qualification from the Chartered Banker Institute.

HTB presents Swaby’s promotion as part of its focus on developing talent internally. The announcement follows the reported promotion of Athens Piponides to Lending Manager. The available announcement and trade coverage do not provide further details about how the two roles differ.
