Holly Niemeier’s path into mortgage lending began after touring with rock bands. More than 20 years later, she is focused on debt-service coverage ratio (DSCR) and investor loans, according to AIME’s January 13, 2026, episode of Broker to Broker. That is an illustration on the lender’s page, not a market-wide benchmark or a guarantee that a property at that ratio will qualify. The page also presents this takeaway: “Lean in. Become an expert. What investors should compare before choosing a DSCR loan

Niemeier’s specialization is a career story, not a set of universal loan terms. An investor evaluating DSCR financing should compare offers and ask lenders to explain their calculations and conditions in writing.

  • Income and debt calculation: Ask which rental-income figure the lender uses and which costs are included in the debt-service denominator.
  • Ratio requirements: Confirm whether the program requires a minimum ratio or offers a no-ratio option, and how the lender handles a shortfall.
  • Eligibility: Check property type, borrower requirements, credit and leverage limits, and any restrictions on short-term rentals.
  • Full loan cost: Compare the interest rate, fees and prepayment terms rather than relying on the ratio alone.

The cited pages do not establish current comparative loan terms or universal qualifying thresholds. A lender’s example can help explain the concept, but it cannot determine whether a particular borrower or property will qualify.
