Mortgage rates rose sharply in the latest weekly survey, but Florida’s latest available statewide housing report does not describe a broad seller slump. Freddie Mac’s 30-year fixed average reached 7.28% on October 1, 2026, while Florida Realtors’ August report said sales were relatively stable, inventory was tightening and prices were holding up. Those figures describe different things: a national rate survey and a statewide market report, not a direct measure of how the rate increase affected individual Florida sellers.
How much did mortgage rates rise?
Freddie Mac’s national survey put the average 30-year fixed mortgage rate at 7.28% on October 1, 2026, up from 7.03% on September 24 and 6.34% a year earlier. The 15-year fixed average was 6.60% on October 1, up from 6.42% the week before. These are survey averages for specified conventional conforming purchase loans, not rate quotes or offers for any particular borrower. Freddie Mac’s October 1 release also quoted Chief Economist Sam Khater saying that housing continued to be supported by favorable economic conditions despite rates’ trajectory.
What does Florida’s latest housing report say about sellers?
As of October 3, Florida Realtors’ latest available statewide monthly report covered August 2026; the October report was scheduled for October 16. The August release characterized the market as appearing to level off: sales remained relatively stable, inventory continued to tighten and prices were holding up despite challenging mortgage rates. Chief Economist Dr. Brad O’Connor said, “Sales remain relatively stable, inventory continues to tighten, and home prices are holding up well despite mortgage rates that remain challenging for many buyers.” Read Florida Realtors’ August report.
That statewide description is more measured than saying Florida sellers are broadly “struggling.” Selling conditions can differ by property type, location, price and month; a statewide report does not establish which sellers or metro areas were most affected by the October 1 rate increase. Florida Realtors President Chuck Bonfiglio Jr. advised sellers to price and prepare carefully, while buyers should understand their choices and negotiating opportunities. His comments appeared alongside Florida Realtors’ June market data.

Why property type and time period matter
Florida Realtors’ June 2026 figures and second-quarter price and supply measures showed a mixed picture—not one uniform downturn for sellers. June closed sales were higher than a year earlier for both property groups, while prices and available supply differed. Florida Realtors Research Department figures:

Months’ supply is an inventory measure, not a forecast of how long a particular home will take to sell. The higher condo-townhome figure indicates a different statewide supply picture from single-family homes, but it does not by itself tell an individual seller what price or time on market to expect.

What higher rates may mean for Florida sellers
A higher mortgage rate can make a buyer’s financing more expensive and can weigh on what some buyers are able or willing to pay. But the figures available here do not quantify a direct causal effect of the October 1 rate increase on Florida sellers. The statewide data also point to other forces—such as inventory, demand, property type and local variation—so it would be inaccurate to attribute seller conditions to rates alone.
