What Is the iMasons–GRESB Data Center Sustainability Assessment?

GRESB and Infrastructure Masons (iMasons) announced a partnership on 4 June 2025 to develop a sustainability assessment and benchmark tailored to data centers. The project moved from a 2025 pilot to a 2026 assessment offering, but the official materials cited here do not confirm an exact public release date or publish final participation and scoring details.

What the partnership is intended to do

GRESB, an assessment and benchmark organization, is developing the data-center framework with iMasons, a nonprofit professional association for people working in digital infrastructure. The announcement came at the Datacloud Global Congress in Cannes, France.

The aim is to make sustainability information more comparable within the data-center sector, giving investors and managers information to support capital allocation, risk assessment and due diligence. Data centers were already represented in GRESB’s Real Estate and Infrastructure assessments, but the partnership is intended to address the sector’s particular operating model and impacts through a dedicated framework. At the time of the announcement, GRESB said 41 entities reported 842 data-center assets and facilities, with a combined gross asset value of USD 115 billion through its existing assessments. Those are figures reported in 2025, not current totals or results from the new assessment. [GRESB, 2025]

GRESB also reported that average energy use per asset among data centers in its Real Estate Benchmark increased from 59.6 million kWh per asset in 2020 to 76.0 million kWh per asset in 2024 — GRESB, 2025. What the assessment covers

The pilot was designed as a modular, aggregated assessment at the entity level, spanning both how an organization manages sustainability and its reported operational performance. GRESB’s overview highlights grid interaction, water efficiency, health and safety, and community impact; the working-group description provides a broader view of the proposed components. The framework is not simply a consumer-facing sustainability label: its public descriptions include governance and operational information as well as performance indicators. Developers and operators were asked to assess whether the reporting metrics were relevant and practical, while investors and tenants were asked whether the information could help with investment or leasing decisions. Timeline: announcement, pilot and 2026 offering

  1. 4 June 2025: GRESB and iMasons announced the partnership and said they planned a Q3 2025 pilot followed by a full-market assessment in 2026. The dates were targets stated at announcement, not confirmation that the assessment opened to all participants on a particular day. [GRESB announcement]
  2. Q3 and Q4 2025: GRESB’s assessment overview says the pilot took place across both quarters. A separate GRESB article says it launched in September 2025 and describes the pilot as a way to shape the assessment for broader adoption.   3. 30 June 2026: GRESB described the Data Center Standard and Assessment as a purpose-built framework developed with iMasons Climate Accord. It said the framework covers energy, water, community engagement, operational resilience, and other material issues, and is intended to help developers and operators understand sustainability risks and produce decision-useful information for capital raising, investment monitoring, and sustainable finance. How it differs from existing GRESB routes

The dedicated assessment is intended to focus on data-center materiality rather than treating data centers only as assets within broader real-estate or infrastructure peer groups. The public descriptions support that purpose distinction, but do not provide enough detail for a full methodology comparison with the existing GRESB assessments.

For an organization choosing a reporting route, the relevant questions are its investment strategy and purpose, which issues are material to its assets, how its peer group is defined, what reporting unit and data-sharing requirements apply, and whether the data-center assessment is available to it. GRESB references Real Estate and Infrastructure Asset Assessment options in its overview; the exact route and participation requirements should be confirmed in current official participant guidance. Who developed the framework

The original development coalition included more than 20 representatives across automation, energy management, computing, technology, investment, and asset management, according to GRESB’s 2025 announcement. A later, formal GRESB Foundation Data Center Working Group was established by June 2026 and comprised fifteen members. GRESB named participants from Yondr, HASI, CIM Group, Affinius Capital, Ferrovial, Ceres, iMasons Climate Accord, Iron Mountain, Brightworks, Schneider Electric, Prologis, Quinn & Partners, and SMBC. What is not yet established in the public material

The official materials described above support a 2026 assessment offering, but do not establish an exact public release date, fees, eligibility requirements, or final scoring methodology. Organizations considering participation should check GRESB’s current assessment page or official participant guidance for those specifics rather than relying on the original 2025 timeline.
