UK Government Secures £10bn AI Data Centre Investment from US Firm

Blackstone committed £10bn to a planned AI data-centre campus at Cambois near Blyth. Here’s how the project’s investment, job forecasts and regional power projections differ.

Blackstone, a US investment company, confirmed a £10bn commitment for a large AI data-centre campus at Cambois, near Blyth in Northumberland. QTS Data Centers, which Blackstone owns, is developing the site. The investment is a project commitment; it is not the same as the larger, still-potential investment and power figures announced for the North East’s AI Growth Zone.

What is the Cambois data-centre project?

It is a planned campus of up to ten data-centre buildings, with up to 540,000 square metres of gross internal area, according to Northumberland County Council. The site is at Cambois, near Blyth, on former power-station and industrial land. It is often called the Blyth data centre because Blyth is the nearby town; Cambois is the site and planning reference.

The UK government announced Blackstone’s commitment on 25 September 2024. The government described the proposal as one of Europe’s largest AI data centres. The £10bn figure is the Blackstone project commitment reported in that announcement, not a reported sum already spent or a valuation of the completed campus.

How does the £10bn relate to the wider AI Growth Zone figures?

In September 2025, the government designated the North East as an AI Growth Zone, including a new Blyth data centre. It said the zone could attract up to £30bn in investment and increase energy capacity to 1.1GW within six years. Those are projected, zone-level figures, not the amount committed to the Cambois campus or confirmed power capacity for that facility.

How many jobs are expected?

The figures refer to different kinds of employment and should not be added together. The government’s 2024 announcement projected more than 4,000 jobs overall, including 1,200 construction roles. Northumberland County Council’s later figures distinguish jobs at the operating campus from jobs in connected industries:

These are forecasts, not a count of people already hired. In particular, construction work, ongoing campus operations and employment in related businesses are distinct categories.

What local benefits have been announced?

Alongside the investment announcement, Blackstone said it would put £110m into a local fund for skills training and transport infrastructure. The government’s announcement presented the project as part of its economic-growth agenda. These commitments and forecasts do not, by themselves, establish how much any individual household will gain or how local wages, transport or services will change.

The council says the facility is designed to use a closed-loop water system. That is a design statement in the council’s project record; it is not independent evidence of the system’s eventual water use or environmental performance.

Has construction started, and when will the site open?

Northumberland County Council says outline planning permission was granted in March 2025. In December 2025, councillors approved reserved matters for the first two buildings, allowing the first phase to proceed. Regional investment material expected phase-one construction in 2026. That expectation is not confirmation that construction has begun, and the authoritative project material cited here does not establish a final completion date or delivered power capacity.

What does this mean for UK AI capacity?

The project is intended to provide data-centre infrastructure for AI, but the available announcements do not specify how much computing capacity the Cambois campus will deliver, when it will be available, or how much of the projected regional power capacity it will use. The distinction matters: a large investment commitment and planning approvals indicate a substantial proposed development, but they do not establish operational AI capacity or a date when UK users will be able to access it.

For personal-finance readers, the clearest confirmed local commitment beyond the proposed campus investment is the announced fund for skills and transport. The job totals, wider-zone investment and energy figures remain projections, so they are not a basis for assuming a specific household benefit, public-service improvement or change to energy bills.
