The approximately 382,500-square-foot property was already leased by Apple, making this a tenant-to-owner deal rather than a newly built Apple campus or proof of 382,500 square feet of newly added occupancy.
What Apple bought
Mathilda Commons consists of two office buildings completed around 2021 and totaling approximately 382,500 square feet. Developer Jay Paul Company sold the property to Apple, reportedly through an Apple-related property-holding entity. Apple was already leasing the campus
Reports say Apple occupied the buildings as a tenant before buying them. That makes the transaction a conversion from leasehold control to ownership. Apple now controls the underlying real estate, but the purchase alone does not establish that the company added an equivalent amount of new office occupancy, employees or departments.
The property is roughly seven miles from Apple Park, according to AppleInsider. A third-party estimate put potential capacity at about 1,500 to 1,900 workers, but that is a building-capacity estimate—not an Apple staffing commitment.

When the deal closed
News reports published June 27, 2025 described county-record documents filed June 26. The acquisition is therefore a completed 2025 transaction, not a 2026 purchase. The property-record entry is available at PropertyShark.
Part of a roughly $517 million buying week
Apple also bought the Cupertino Gateway office complex at 10200 North Tantau Avenue for approximately $166.9 million in the same week. The Mathilda Commons and Cupertino Gateway purchases totaled approximately $516.9 million, commonly rounded to $517 million. The San Francisco Chronicle reported the combined activity.

Reports indicate Apple had leased the Cupertino property as well. Taken together, the transactions show Apple buying South Bay properties it already used or had leased, rather than simply announcing speculative new construction.
What Apple’s ownership could mean
Apple said the purchase reflected its continuing investment in the Santa Clara Valley, where it has operated for more than 40 years. That is the company’s stated rationale; Apple did not announce a specific team, headcount, construction program or business unit for Mathilda Commons.

Ownership also has practical advantages, although these are reasonable inferences rather than publicly confirmed deal terms:
- Long-term control over a strategically located workplace.
- Less exposure to future lease renewals and landlord decisions.
- More control over renovations, security, amenities and workplace configuration.
- The possibility of retaining future real-estate value instead of paying rent indefinitely.
- Greater ability to coordinate the campus with Apple’s existing South Bay facilities.
The $350 million is the reported property purchase price. It does not necessarily include future renovation, operating, financing, tax or transaction costs.

How the price compares with assessed value
The Mercury News reported an assessed value of $292.8 million as of January 2024. The $350 million sale price was approximately 19.5% higher than that figure, according to its coverage. An assessed value is a tax-related figure, not an independent appraisal or a definitive measure of market value, so the comparison does not prove that Apple overpaid or establish what the campus was worth on the open market.

The transaction came as many technology companies were shrinking office footprints, delaying projects or renegotiating leases. The San Francisco Chronicle framed Apple’s purchases as a counterexample: a major technology company committing substantial capital to owned office space in its home region.

One acquisition cannot show that the Bay Area office market has broadly recovered. It does show Apple’s willingness to make a long-term real-estate commitment despite the wider pullback.
Do not confuse Mathilda Commons with Mathilda Campus
Later reports described a separate possible Apple purchase of the larger Mathilda Campus for approximately $365 million. That property is associated with 505–599 North Mathilda Avenue and 605 West Maude Avenue, not with the $350 million Mathilda Commons transaction at 615 and 625 North Mathilda Avenue. The distinction is documented in later reporting and the San Francisco Chronicle.
What the purchase does not prove
- It does not announce a new Apple headquarters.
- It does not establish a specific number of new hires or a workforce increase.
- It does not identify which Apple divisions use the buildings.
- It does not confirm a return-to-office mandate or a change in hybrid-work policy.
- It does not show that every square foot is occupied immediately.
- It does not connect the property to artificial-intelligence hiring, a particular product or another undisclosed project.
Bottom line
Apple spent $350 million to own Mathilda Commons, an existing Sunnyvale office campus it had already leased. The purchase strengthens Apple’s control of its South Bay workplace footprint and formed part of approximately $516.9 million in same-week property acquisitions. It is meaningful evidence of long-term facilities investment, but it is not, by itself, evidence of a major new hiring program, a new headquarters or a broad recovery in Silicon Valley office demand.
