Bankrate’s current HELOC-rate table lists a 7.31% average, down from 8.22% four weeks earlier and 8.28% one year earlier. LendingTree’s April 2026 data puts its average offered APR at 7.28%. These are different benchmarks built from different data, not rates every borrower can expect: your offer depends on factors such as credit, combined loan-to-value ratio, lender margin, line size, fees and repayment terms.
What are today’s HELOC rates?
The latest figures in the available 2026 rate snapshots are:

Both figures are benchmarks, not a quote for an individual homeowner. LendingTree says actual offers vary with credit, LTV, DTI, line size, lender margin, fees and product terms. A lender’s underwriting rules and the terms of a specific line matter as much as the headline average.
How have HELOC rates changed over time?
The available comparisons show lower average rates in 2026 than a year earlier. Bankrate’s current table is 0.97 percentage points below its one-year-ago figure. LendingTree’s April comparison also shows a lower offered rate for $100,000 lines than in April 2025.

The two publishers’ rates should not be merged into one continuous series: their methods and samples differ. For a longer view, the FRED-hosted Bankrate Monitor series provides weekly observations from August 12, 1992 through September 23, 2026. Its methodology is designed for trend comparison, using rates collected from 10 large institutions in the same 10 large U.S. markets each week. Treat it as a standardized national profile, not a record of the rate available to every borrower or every lender.
How do HELOC rates relate to the prime rate?
Most HELOCs have variable rates tied to an index, commonly the bank prime rate, plus a lender-set margin. When the index changes, the HELOC APR can adjust according to the agreement’s schedule and terms. The margin, borrower qualifications and fees help explain why two applicants may receive different rates even if both lines track prime.

The Federal Reserve Board’s H.15 release dated September 25, 2026 lists the bank prime loan rate at 7.00%. That is a reference rate, not a HELOC APR: the lender’s margin and any applicable product terms still matter. A HELOC agreement may also set adjustment rules or a rate ceiling, so check the contract rather than assuming every change in prime takes effect immediately or in the same way.
How much could a prime-rate change affect your payment?
For a variable-rate line, a rate change affects the interest charged on the amount drawn, subject to the contract’s adjustment terms. As a simple interest-only estimate, each 0.25-percentage-point increase adds about $2.08 per month for every $10,000 outstanding: $10,000 × 0.0025 ÷ 12. For $50,000 outstanding, that is about $10.42 per month. The same-sized decrease reduces interest by the same amounts, assuming the balance stays unchanged.

This estimate isolates interest and is not a forecast of a full payment. Payments that include principal, minimum-payment formulas, daily balance calculations, rate caps, timing of adjustments and fees can change the actual amount due. During repayment, a lender may require principal payments even if payments were interest-only during the draw period.

The figures are averages of offers, not promises that a larger line will produce a lower rate for a particular borrower. The pattern is not strictly downward across every band, and qualification, property equity, lender pricing and product terms still affect the offer.

- Index and margin: Identify the index, such as prime, and the exact margin added to it. Ask how often the rate can adjust and when a change appears in the payment.
- Introductory rate: Note whether a promotional rate applies, how long it lasts, and what rate formula applies afterward.
- Rate ceiling and floors: Check the maximum rate, any minimum rate and the adjustment limits in the agreement. These define how much the APR can move.
- Draw and repayment periods: Confirm how long you can borrow, when repayment begins, and whether minimum payments during the draw period cover interest only or also principal.
- Fees: Compare annual, application, appraisal, closing and early-termination fees. LendingTree says closing costs can run up to 5% of the credit line; ask each lender for its actual itemized costs and whether any are waived or recouped if you close the account early.
- Qualification limits: Check the lender’s maximum combined LTV, minimum credit-score requirements and DTI rules. Stronger credit and lower LTV tend to receive better pricing, according to LendingTree.
- Fixed-rate options: Ask whether you can convert a drawn balance to a fixed rate or create fixed-rate subaccounts, and what conditions or charges apply.
Use the same proposed borrowing amount to compare the APR, fees and payment rules side by side. A lower initial rate can cost more if it expires quickly, carries higher fees or resets to a less favorable margin. A HELOC is secured by your home, so review the repayment obligation and consequences of missed payments before opening or drawing on one.
