Yes, a mortgage lender can use VantageScore 4.0 instead of Classic FICO for eligible conventional loans sold to Fannie Mae or Freddie Mac. The choice is permitted, not required, and adoption remains uneven. FHA borrowers face a different timetable: HUD says VantageScore 4.0 and FICO 10T become eligible FHA underwriting models on January 1, 2027.
Lenders initially resisted the change less because they opposed competition than because mortgage systems, pricing, credit reports, mortgage-insurance processes and investor controls were built around existing scores. Those concerns have eased as implementation guidance arrived, but a borrower still must ask which score model and report configuration a particular lender will use.

What changed in mortgage credit scoring
The Federal Housing Finance Agency’s modernization process stems from the 2018 Credit Score Competition Law and its model-validation rule. FHFA validated VantageScore 4.0 and FICO 10T in 2022.

On July 8, 2025, FHFA adopted an interim “lender choice” policy. For loans delivered to Fannie Mae and Freddie Mac through the tri-merge process, lenders could use either Classic FICO or VantageScore 4.0. The policy did not force every lender to adopt the new model.
#1 Best Overall
On April 22, 2026, FHFA and the two government-sponsored enterprises announced implementation of VantageScore 4.0. Fannie Mae later reported that 37% of conventional applications created in its Desktop Underwriter system in September 2026 included VantageScore 4.0.
Fannie Mae’s lender letter LL-2026-06, updated September 30, 2026, expanded availability to all Fannie Mae-approved lenders and aligned loan-level pricing adjustments for Classic FICO and VantageScore 4.0. FHFA’s September 30 fee update also aligned upfront-fee treatment for the two models.
That does not establish that every lender has switched. FHFA and the enterprises have not published a complete lender-by-lender adoption census or each lender’s underwriting overlays.

Why lenders were skeptical
In July 2025, the Mortgage Bankers Association, American Bankers Association, Housing Policy Council and Structured Finance Association warned that score standards are embedded throughout the mortgage ecosystem. They said lenders, investors and other participants needed implementation guidance before loans relying on new scores could be delivered for eligibility or pricing.

The concern was operational. A lender has to make the model work consistently across several connected processes:
- Automated underwriting and pricing: underwriting engines and loan-level price adjustments must interpret the new score correctly.
- Credit-report data: systems must exchange the right bureau data and identify the model and report configuration used.
- Mortgage insurance: rate quotes, commitments and contract-underwriting workflows must accept the new score inputs.
- Investor and repurchase controls: lenders need documentation showing that a loan met delivery and pricing rules if it is later reviewed.
- Disclosures and staff training: borrowers and employees need clear explanations when scores differ or the lender changes models.
MISMO’s July 2026 guidance updated data requirements for mortgage-insurance rate quotes, commitments, contract underwriting, document delivery and response queries to support VantageScore 4.0 and FICO 10T.
By September 2026, the MBA said it welcomed full VantageScore 4.0 adoption, supported ending tri-merge requirements for some strong-credit borrowers and expected more flexible, accurate scoring. That change in tone indicates that implementation cost and risk—not a general objection to competing models—were the main obstacles.

How much adoption has occurred
Fannie Mae’s 37% figure measures conventional applications created in Desktop Underwriter during September 2026 that included VantageScore 4.0. It is an application-level measure, not a claim that 37% of all funded mortgages used the model.
VantageScore reported that, from May 1 through August 31, 2026, its model was the sole score used for more than 9% of mortgages securitized by Fannie Mae and Freddie Mac. That is a vendor-reported figure, so it should not be treated as an independent government estimate.
VantageScore also says its model uses 400% more data than legacy scores and could produce nearly $1 billion in annual savings. Those are company claims, not independent estimates, and they do not predict the result for an individual borrower.

Classic FICO, VantageScore 4.0 and FICO 10T compared
| Question | Classic FICO | VantageScore 4.0 | FICO 10T |
|---|---|---|---|
| Conventional eligibility | Approved option for loans delivered to Fannie Mae and Freddie Mac. | Approved alternative under the FHFA lender-choice framework. | Validated by FHFA, but not the model covered by the 2026 VantageScore implementation announcement. |
| FHA eligibility | Current FHA practice before the new-model start date. | Eligible beginning January 1, 2027, under HUD’s September 10, 2026 notice. | Eligible beginning January 1, 2027, under the same HUD notice. |
| Model and score | Uses a different algorithm from VantageScore 4.0 and FICO 10T; a number from one model is not directly interchangeable with another. | Uses its own algorithm and report interpretation; a consumer-app score may not be the mortgage score ordered by a lender. | Uses a different algorithm from both Classic FICO and VantageScore 4.0. |
| Credit-report configuration | Historically associated with the mortgage tri-merge process, subject to current enterprise rules. | Permitted through the tri-merge framework, with some future flexibility for strong-credit borrowers. | Implementation details depend on applicable agency and lender guidance. |
| Pricing | Loan-level pricing adjustments and upfront-fee treatment were aligned with VantageScore 4.0 in the September 30, 2026 updates. | Same aligned treatment under those updates; a lender’s overlays can still affect the offer. | Future pricing treatment was not established by the cited 2026 updates. |
Can your lender use VantageScore instead of FICO?
For an eligible conventional loan, yes—but only if that lender has implemented and elected to use VantageScore 4.0 within the applicable Fannie Mae or Freddie Mac rules. Approval of the model does not require a lender to offer it, and a lender can apply additional underwriting policies.

- Which scoring model and version will you use for this loan: Classic FICO, VantageScore 4.0 or another permitted model?
- Will the model choice be made at the individual loan level, and can it change during processing?
- Which bureaus and report format will be used? Is the file a tri-merge report or an approved alternative?
- How will the model affect loan-level pricing adjustments, mortgage-insurance pricing and any lender overlays?
- If another score appears in my credit-monitoring app, can you explain the model, bureaus and data that produced the difference?
Will VantageScore change your approval or interest rate?
It can change the score a lender sees, but it does not guarantee approval, a lower rate or a lower fee. Underwriting still considers the loan program, debt, income, assets, the complete credit report and the lender’s own policies.

Because the algorithms and data treatment differ, one borrower may receive a higher VantageScore 4.0 than a Classic FICO score while another may not. A higher number in a consumer application is not proof of a better mortgage outcome. The lender’s actual report, model version and pricing rules control.
VantageScore availability may be most relevant for borrowers with limited or newer credit histories, but no cited agency source promises an approval benefit for thin files. Treat any improvement as case-specific rather than automatic.

FHA follows a separate schedule from the conventional market. HUD’s September 10, 2026 notice sets January 1, 2027 as the date when VantageScore 4.0 and FICO 10T become eligible FHA underwriting models alongside Classic FICO.
Until that effective date, do not assume an FHA lender can underwrite your application with VantageScore 4.0 merely because the model is available for some conventional loans. Confirm the program, effective date and lender implementation before applying.
Is the score in your credit app the mortgage score?
Not necessarily. A credit app may display a different VantageScore version, use different bureau data or update on a different schedule from the report a mortgage lender orders. The generic label “VantageScore” is not enough to identify the score used for underwriting.
When comparing lenders, request the model version, bureau coverage and report type in writing. If the lender’s score differs from your app, compare those three inputs before disputing the number. Also compare lenders on overlays, pricing adjustments, rescoring options and their ability to explain model differences.
