Turning off the main water valve alone does not winterize a home. The safer choice depends on your plumbing and heating systems, fire sprinklers, local conditions, how long you will be away, and the requirements in your insurance policy.
Choose a winter plan before you leave
Keeping water in the plumbing means the home needs dependable heat, power and fuel throughout your absence. Draining the plumbing may be more appropriate for a home that will be unheated or empty for an extended period, but it requires attention to more than the main supply line. If you are uncertain how your systems interact, ask a licensed plumber familiar with the property before cold weather arrives.

| Plan | What it involves | Key consideration |
|---|---|---|
| Keep the home heated | Leave water in the plumbing, maintain reliable heat and arrange checks while away. | Heat, power or fuel failure can leave pipes vulnerable; monitoring alerts do not prevent damage. |
| Shut off and drain | Have the relevant domestic plumbing and equipment shut off and drained for the property’s configuration. | Remaining water and connected systems may need separate handling; a main-valve shutoff alone is not a complete winterization. |
If you leave the home heated
Travelers recommends keeping the furnace running when water pipes are not drained, maintaining at least 55°F, servicing the heating system, checking fuel, and arranging for someone to check the heat and fuel during the absence. It also suggests temperature and water-flow sensors with monitored alerts. These are Travelers’ recommendations, not a guarantee against freezing or a universal thermostat setting for every mountain home. Travelers’ guidance for homeowners away in winter

Temperature advice varies by situation. Travelers recommends at least 55°F when water remains in the pipes. Massachusetts Division of Insurance guidance says that certain intermittently unoccupied homes with hot-water heat should be kept no lower than 60°F and have a low-heat alarm. Those recommendations describe different circumstances; neither establishes a setting that is right for every property. Check your insurer’s requirements and discuss pipe locations and heating design with a qualified local professional. Massachusetts Division of Insurance: Understanding Home Insurance

A remote thermostat or low-temperature alarm can help you learn that conditions have changed, provided it is compatible with the equipment and has power and connectivity. Water-flow sensors may offer another warning. Treat these devices as alerts, not substitutes for a functioning heating system or someone able to respond at the property.
If you shut off and drain the plumbing
For a property that will be unheated or left empty for a long time, a licensed plumber can assess what must be shut off and drained, including domestic plumbing and water-heating equipment. Travelers says a plumber can confirm the lines are drained, including by blowing compressed air through pipes where appropriate. The right method depends on the home; there is no single safe DIY sequence for every cabin or mountain property. Travelers’ winterization guidance

Before anyone operates a valve, identify what else relies on the water supply. Bay Valley Water District warns that shutting off water deactivates a home fire-sprinkler system. Boilers, hydronic heating loops, pumps, appliances and filters may also have separate requirements. Tell the plumber about every system and ask how each will be protected. Bay Valley Water District: Winterization and Tips on Prevention of Winter Damage
Do not assume a closed main valve empties the pipes. Water can remain in fixtures, equipment or low points, and connected systems may need separate treatment. If the home has a well, boiler, sprinkler system or other specialized equipment, have a professional determine the appropriate steps rather than applying a generic checklist.

Protect exposed pipes and outdoor faucets
Before freezing weather, disconnect garden hoses and shut off and drain outdoor faucets or spigots. Look for vulnerable plumbing along exterior walls and in crawl spaces, attics, garages and other unheated areas. Insulate exposed sections according to the insulation manufacturer’s directions; insulation does not replace a reliable heat or drain plan. Travelers, the EPA and local utilities all advise attention to vulnerable pipes and outdoor connections. Read the policy that covers the property and ask the insurer or your licensed local agent how it treats an extended winter absence. Ask specifically about vacancy rules, required heat settings, whether water must be shut off, inspection frequency and any conditions related to sprinklers. Maryland’s insurance regulator notes that policies may require a minimum temperature or water shutoff for vacant homes; Massachusetts guidance also distinguishes intermittently vacant homes from homes unoccupied throughout winter. General guidance cannot establish what your own policy requires or whether a particular loss would be covered. Departure checklist
- Locate and test the main water shutoff before severe weather makes access difficult. Confirm what systems depend on it.
- Disconnect garden hoses; shut off and drain outdoor faucets or spigots.
- Identify exposed or unheated pipe runs and insulate vulnerable sections according to product directions.
- Choose either a heated-home plan or professional plumbing winterization. If the system layout is uncertain, consult a licensed plumber before leaving.
- If water will remain in the pipes, service the heating system, confirm dependable power and fuel, and arrange for someone to check heat and fuel while you are away.
- Consider low-temperature and water-flow alerts as an additional warning system, not a replacement for heat or an in-person response.
- Review the policy and ask your insurer about vacancy, heat, water shutoff, inspection and sprinkler requirements.
- Repair roof leaks before winter weather. Arrange local storm checks and snow removal when appropriate; the cited guidance does not establish a universal snow-clearing threshold for mountain homes.
