Why REIT Share Prices Fall When Interest Rates Rise

REIT share prices can fall when interest rates rise because higher rates reduce the present value of future dividends, make fixed-income alternatives more competitive, raise property capitalization rates and borrowing costs, and sometimes signal an economic slowdown that hurts rents and occupancy. None of these effects operates in isolation, however. When rates rise because the economy is strengthening, improving occupancy, rent growth, funds from operations (FFO) and net operating income (NOI) can offset—or outweigh—the valuation pressure.

The useful question is therefore not whether a rate increase automatically makes REITs fall, but which rate is rising, why it is rising, how quickly investors expected it, and how each REIT’s properties, leases, debt and valuation respond.

The main channels linking interest rates to REIT prices

A publicly traded equity REIT is valued from the cash investors expect it to distribute and the price they are willing to pay for those cash flows. Interest rates affect both parts of that equation. The table below separates the channels so that a market move is not mistaken for a single mechanical rule.

Channel What changes when rates rise Potential effect on a listed REIT
Discount rate Future dividends and other cash flows are discounted at a higher rate. Lower present value and a lower valuation multiple, if expected cash flows do not increase.
Relative income appeal Treasury and other lower-risk yields may become more attractive. Some income investors demand a higher REIT yield, which generally means a lower share price.
Property valuation Market capitalization rates can move higher. Property values and the value of the REIT’s asset base may decline, all else equal.
Debt cost Floating-rate interest expense rises and maturing debt may refinance at a higher rate. Lower FFO, cash available for distribution and, potentially, dividend-growth capacity.
Economic activity Restrictive policy can slow leasing demand, construction, transactions and rent growth. Weaker NOI and earnings can reinforce the valuation decline.
Growth offset Rates rise alongside stronger employment, business activity and credit demand. Higher occupancy, rents, NOI and FFO can support prices despite higher discount rates.

1. Higher rates reduce the present value of future dividends

The most direct mechanism is discounting. A share price reflects the value today of distributions expected in future years. If a dividend expected several years from now is discounted at 5% instead of 3%, its present value is lower, even when the nominal dividend is unchanged.

This effect is strongest for cash flows that are distant or expected to grow slowly. A REIT with long-lived leases, substantial assets whose value depends on distant income, or a share price already assuming years of growth can be particularly sensitive to a change in the market discount rate. The adjustment can occur before the REIT reports a weaker quarter because investors reprice expectations immediately.

Nareit states the condition plainly: “If future cash flows are not expected to rise, then increasing interest rates would have a clear negative impact on asset values, including the share prices of listed REITs.” That is an all-else-equal statement. It does not say that every REIT must fall whenever a central bank raises a policy rate.

Why the market may move before dividends change

Share prices incorporate expected rates, inflation, growth and risk premiums. If investors have already anticipated a rate increase, the announcement may cause little additional movement. A surprise change, or a change that implies a higher path for future rates, can produce a much larger repricing. The rate used by investors is not only the overnight policy rate; long-term Treasury yields and the risk premium demanded for owning property cash flows also matter.

2. REIT dividends compete with safer yields

Many investors own REITs for income. When government bonds and other relatively lower-risk fixed-income securities offer higher yields, a REIT dividend must compensate investors for property, business and market risk. If its dividend stays the same while competing yields rise, the REIT may look less attractive.

Prices often adjust until the dividend yield is high enough to attract buyers at the new interest-rate level. This is a relative-valuation effect rather than a statement that the dividend has become unsafe. A REIT can maintain its distribution and still experience a lower share price because the market now requires a larger yield on that distribution.

Yield alone does not measure risk. Two REITs with the same quoted yield can have different lease terms, tenant concentration, debt maturities, property cycles and payout coverage. A comparison should pair the yield with FFO and NOI trends, balance-sheet data and the durability of the underlying rents.

3. Higher rates can lower property values through capitalization rates

Commercial properties are commonly valued by capitalizing expected NOI. In simplified form, value is approximately NOI divided by a capitalization rate, or cap rate. If NOI is unchanged and the cap rate rises, the implied property value falls. Higher market interest rates can contribute to higher cap rates because investors have a higher opportunity cost for capital and may demand more return for owning illiquid property.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The relationship is not one-for-one. Cap rates also reflect expected rent growth, property quality, location, tenant credit, lease duration, financing conditions and transaction liquidity. A building with rapidly rising NOI may hold its value even as rates increase, while a property with flat or falling NOI can suffer a larger decline. Public REIT shares can therefore move before private-market transactions establish new comparable prices.

Why lower property values matter to shareholders

Lower asset values can reduce the net asset value implied by a REIT’s portfolio and raise leverage ratios if debt balances do not change. They can also make acquisitions less attractive, limit the value of asset sales and affect the collateral available for borrowing. These effects matter even when current-period rent collection remains stable.

4. Borrowing costs depend on the debt structure

Interest-rate transmission to a REIT’s income statement depends on whether its debt is fixed or floating and when each loan matures. Floating-rate loans generally reprice quickly as benchmark rates rise. Fixed-rate bonds and mortgages usually do not change their coupon until maturity or refinancing, so their expense is delayed.

Nareit reported an average REIT debt maturity of more than 87 months in a Q1 2021 balance-sheet snapshot. That historical figure helps explain why a sector’s interest expense may adjust gradually rather than all at once; it is not current balance-sheet data and should not be applied to every REIT today.

Debt questions to check in a filing

  • What percentage of debt is fixed-rate, variable-rate or hedged?
  • How much debt matures in each of the next one, three and five years?
  • What are the average interest rate and the maturity dates of major facilities?
  • How much liquidity and unused borrowing capacity is available for refinancing?
  • Would a higher interest bill reduce FFO coverage of the current dividend?

A REIT with mostly fixed-rate debt and staggered maturities may feel little immediate earnings pressure from a rate increase. The same REIT can still see its shares fall because investors discount future refinancing costs or apply a higher valuation rate.

5. Tightening can weaken rents, occupancy and FFO

Central banks often raise rates to restrain demand and inflation. If that tightening slows hiring, consumer spending, business investment or credit availability, commercial tenants may lease less space, delay expansion or become less able to pay higher rents. Lower demand can reduce occupancy and rent growth. Because NOI is revenue after property-level operating costs, weaker leasing can flow through to NOI and FFO.

The impact varies by property type and lease structure. Offices, apartments, warehouses, hotels, retail centers and specialized facilities have different demand drivers and lease lengths. A REIT whose tenants sign short leases may reprice rents quickly in either direction; a REIT with long leases may have steadier near-term cash flow but less ability to capture rising market rents. The relevant issue is how the economic slowdown reaches that portfolio, not simply the headline rate.

6. Why REITs can rise while rates rise

Rates can increase because investors expect stronger growth, not only because policy is becoming restrictive. Expanding businesses may need more credit, hire more workers and occupy more space. In that setting, higher demand can lift occupancy, rents, NOI and FFO at the same time that bond yields rise.

Nareit describes this countervailing pattern: “The more frequent occurrence of higher equity REIT share prices during periods of rising interest rates often reflects higher earnings, as an economy that generates stronger earnings is often also accompanied by higher interest rates.” The operating improvement can offset the discount-rate and yield-competition effects.

Investors should distinguish a gradual, growth-led increase in long-term yields from a sudden increase caused by unexpectedly restrictive policy or an inflation shock. The first may come with better property fundamentals; the second may compress both valuations and expected cash flows.

7. Expectations can cause a sudden selloff

Markets reprice when information changes, not only when a rate is formally changed. In May 2013, unexpected Federal Reserve taper comments were followed by a 15.8% decline in the Dow Jones U.S. Select REIT Index from its May 21 peak to its June 22 low. S&P Dow Jones Indices reported that the index had recovered most of those losses by mid-July 2013.

That episode illustrates event risk: investors rapidly reassessed future bond yields, financing conditions and required REIT returns. It does not establish a recurring percentage decline for every rate announcement. The size and direction of a move depend on what was priced in, the wording of the announcement, economic data and each REIT’s exposure.

What the historical record does—and does not—show

Nareit’s 2025 analysis examined quarterly changes in the 10-year Treasury yield and four-quarter total returns for the FTSE Nareit All Equity REITs Index from Q1 1992 through Q4 2024. In 78.0% of periods when the 10-year yield rose, the index had a positive four-quarter total return. Among periods with both a positive yield change and a positive REIT return, the average four-quarter return was 19.7%. The quadrant with a rising yield and a negative REIT return averaged -7.9%.

Measure Historical result How to interpret it
Rising 10-year-yield periods with positive REIT four-quarter total returns 78.0% A historical index frequency, not the share of REIT share-price declines and not a forecast.
Average return when yield and REIT return were both positive 19.7% An average for that historical quadrant, including dividends, not a guaranteed outcome.
Average return when yield rose and REIT return was negative -7.9% Shows that damaging combinations occurred; it does not define the expected loss.
Sample Q1 1992–Q4 2024 Based on quarterly yield changes and four-quarter index total returns.

Nareit is an industry trade association, so these figures should be read as its analysis of a broad index. They demonstrate that rising yields and falling REIT returns are not inseparable. They also do not prove that an individual REIT will rise during a particular rate increase, because companies differ in sector exposure, leverage, valuation and operating performance.

How to assess a REIT when rates are moving higher

Use a consistent set of questions rather than relying on the day’s share-price reaction.

Comparison axis More defensive characteristics Potential vulnerability
Debt Predominantly fixed-rate debt, hedges and well-spaced maturities. Large floating-rate balances or a refinancing cluster during high-rate years.
Operations Stable occupancy, contractual escalators and durable tenant demand. Short leases, cyclical tenants or properties exposed to slowing demand.
Valuation A valuation that already reflects cautious growth and a competitive yield. A high multiple dependent on rapid rent or asset-value growth.
Cash flow Consistent NOI and FFO with a manageable payout. Falling FFO, thin dividend coverage or frequent equity issuance needs.
Property market Assets in supply-constrained locations with resilient demand. Markets facing excess supply, weak transactions or declining rents.

Separate price risk from business risk

A share-price decline can reflect a higher required return even when a REIT’s current rent collection is unchanged. Conversely, a stable share price can conceal deteriorating property fundamentals if investors are temporarily optimistic. Review both the market valuation and the underlying operating reports.

Track the right rates

The 10-year Treasury yield often matters for long-duration valuation comparisons, while short-term benchmarks affect floating-rate loans and near-term refinancing. Watch the entire yield curve, credit spreads and lender appetite rather than treating one policy-rate decision as the complete financing picture.

A practical timeline for interpreting a rate increase

  1. Before the announcement: Compare the market’s expected path with the REIT’s current valuation and dividend yield. Much of the anticipated move may already be reflected in the price.
  2. On the announcement: Identify whether the surprise is in the current rate, the projected path, inflation language or the central bank’s growth outlook.
  3. Over the next quarters: Examine interest expense, refinancing activity, occupancy, leasing spreads, NOI and FFO rather than extrapolating the first-day price move.
  4. Over the full debt cycle: Recalculate the effect as fixed-rate loans mature, hedges expire and new financing is secured.

Common mistakes about rates and REITs

  • “Every rate hike makes every REIT fall.” Historical index results and growth-driven rate increases contradict that rule.
  • “A higher dividend yield means the REIT is automatically cheaper.” The yield may be high because the dividend is at risk or because the property outlook is weak.
  • “All REIT debt reprices immediately.” Fixed-rate debt and long maturities delay the income-statement effect, although markets can price the future risk early.
  • “Private property values and listed shares move together every day.” Listed shares trade continuously and can react to expectations well before appraisals or transactions change.
  • “The 2013 selloff predicts the next announcement.” It is an example of surprise-driven repricing, not a standard response percentage.

Bottom line

Rising interest rates can push REIT share prices down through lower discounted values, tougher yield competition, higher cap rates, costlier refinancing and weaker economic demand. The decline is most likely when rates rise unexpectedly or when tightening damages rents and FFO. When rates rise with robust growth and improving property fundamentals, those operating gains can offset the valuation pressure. Evaluate the reason for the rate move, the REIT’s debt schedule, its property-cycle exposure and the trend in NOI and FFO before drawing a conclusion from the share price alone.
