Short answer: Zillow Group is not a single home-listing website funded only by advertising. It is a multi-sided marketplace whose four reported revenue categories—Residential, Mortgages, Rentals and Other—monetize connections among consumers, real-estate professionals, lenders and rental-housing providers. Mortgage rates matter because they change the affordability and volume of home purchases, which can alter agent leads, mortgage originations and related services. They do not mechanically determine Zillow’s total revenue: rentals, software, pricing, traffic, product mix and market share can move results in a different direction.
The company’s own reported results illustrate that distinction. Zillow Group reported $2.6 billion of revenue for fiscal 2025, up 16% from 2024, while estimating that industry purchase-mortgage origination volume was roughly flat year over year. That combination makes a rate-only explanation inadequate.

How Zillow makes money
Zillow Group operates a consumer property-search platform and products that help professionals manage leads, listings and transactions. Consumers generally use the services without paying a transaction commission to Zillow. Instead, Zillow sells access to demand, workflow software, advertising and mortgage services to businesses that want to reach those consumers.
Its 2025 Form 10-K organizes revenue into four categories. The labels describe accounting groupings, so an individual product can have more than one economic driver.
#1 Best Overall
| Revenue category | Who pays | How payment is calculated | Typical housing-market exposure |
|---|---|---|---|
| Residential | Real-estate agents, brokers, builders and other housing professionals | Validated connections, market-based advertising, software and marketplace or new-construction offerings | Linked to buyer and seller demand, agent marketing budgets, traffic and transaction opportunities |
| Mortgages | Zillow Home Loans and mortgage professionals | Mortgage originations and related loan sales, plus mortgage-professional advertising and leads | Directly exposed to applications, funded loans, refinancing and purchase volume |
| Rentals | Property managers and rental-housing advertisers | Cost per lead, lease, listing or impression, and fixed-fee packages | More tied to rental inventory, renter demand and leasing activity than to home-purchase rates |
| Other | Other customers and businesses using Zillow products | Product-specific advertising, services or arrangements described in company filings | Depends on the particular product rather than one housing-market variable |
This mix means Zillow can benefit from a healthy housing ecosystem even when one activity, such as purchase mortgages, is weak. It also means a rise in website visits does not automatically produce the same percentage increase in revenue; conversion, pricing and the type of customer generating those visits matter.
What is inside Residential revenue
Premier Agent and professional connections
Residential includes Premier Agent and other offerings for agents and real-estate professionals. In its second-quarter 2026 Form 10-Q, Zillow described two important ways agent connections are sold. Zillow Preferred connections are validated customer connections sold on a pay-for-performance basis. Other advertising can be sold on a market-based share-of-voice basis, where an advertiser pays for a proportion of available exposure in a market.
Pay-for-performance makes lead quality and follow-through important: an agent’s spending is related to the connections delivered under the applicable program. Share-of-voice pricing depends more on competition for visibility, local inventory and the value agents place on that market. Neither model is simply a fixed percentage of a home’s sale price.

The Residential category also includes new-construction marketplaces and advertising or business-technology products for professionals. Zillow’s 2025 filing specifically connected Residential growth with ShowingTime and Follow Up Boss, as well as Premier Agent and new-construction offerings. These workflow products can produce recurring or usage-based revenue even when a particular consumer does not close a purchase through Zillow.
That is why describing Zillow as a banner-ad company is misleading. Its Residential economics combine marketplace connections, professional software, advertising and tools used before and after a transaction.
What Zillow’s Mortgages category includes
Zillow Home Loans
Mortgages revenue includes mortgage originations by Zillow Home Loans and the related sale of loans into the secondary market. Revenue therefore depends on more than the number of people who click a mortgage ad: an application must progress through underwriting and closing, and the economics of the resulting loan sale also matter.

- Ideal for Gifting
- Ideal for a bookworm
- Compact for travelling
Zillow reported $4.8 billion of Zillow Home Loans origination volume in 2025, compared with $3.1 billion in 2024. The company characterized that as a 52% increase. Those are company-reported origination volumes for the stated calendar years, not industry-wide totals and not a guarantee of future volume.
Mortgage-professional advertising
The category also includes advertising for mortgage professionals, including cost-per-lead activity through services such as Connect. A lender can pay for a qualified consumer connection without ultimately funding that consumer’s loan. Consequently, advertising demand, lead validation and lender conversion rates can affect revenue independently of closed-loan volume.
How Rentals is monetized
Rentals revenue comes from property-manager advertising and tools across Zillow and StreetEasy. The second-quarter 2026 Form 10-Q lists several billing methods:
- Cost per lead: a property manager pays when a prospective renter connection meets the product’s qualification rules.
- Cost per lease: payment is associated with a completed lease or lease-related outcome.
- Cost per listing or impression: payment is tied to displaying or promoting rental inventory.
- Fixed-fee packages: a manager pays an agreed amount for a defined set of exposure or tools.
Because these arrangements can charge for exposure or leads rather than a home purchase, rentals provide a different demand stream from Residential and Mortgages. Zillow reported $168 million of Rentals revenue in the fourth quarter of 2025, up 45% year over year, according to its February 10, 2026 full-year results announcement.
Why mortgage rates affect Zillow
The affordability channel
For a given loan balance, a higher mortgage rate raises the monthly principal-and-interest payment. A household that qualified at a lower rate may need to reduce its budget, increase its down payment, postpone buying or remain a renter. Fewer qualified buyers can reduce the number of purchase searches that become agent inquiries and closed transactions.

The reverse is also possible when rates fall: more households may be able to qualify, existing owners may list, and buyers who had been waiting may re-enter the market. These are economic pathways, not a promised one-for-one response in Zillow revenue.
The transaction-volume channel
Rates influence the number of purchase and refinance applications in the broader market. That can affect Zillow Home Loans’ funded-loan volume and the value of loans sold to the secondary market. It can also affect mortgage-professional advertising because lenders generally spend more to acquire customers when there are more viable applications.
Residential activity can respond as well. A buyer who contacts an agent, a seller who requests help and a builder marketing a new home are all part of the transaction funnel. If rates suppress transactions, the number and value of those opportunities may decline. If demand is scarce but competition among agents remains intense, however, local advertising prices and share-of-voice spending may not move in the same proportion as transaction counts.
Why the effect is not mechanical
Zillow’s 2025 Form 10-K discusses volatile mortgage rates and affordability challenges but does not publish a coefficient showing how much revenue changes for each one-percentage-point rate move. The company also earns from rentals, professional software and advertising products whose immediate drivers differ from purchase financing.

If existing owners hold low-rate mortgages, they may delay selling even when buyers are willing to purchase. That can reduce listings while leaving demand for search, rental alternatives or agent tools. In another period, a modest rate decline could unlock enough pent-up demand to increase transactions sharply. The same rate level can therefore produce different Zillow outcomes depending on inventory, prices, employment, credit availability and consumer expectations.

What Zillow’s 2025 numbers show
The following figures come from Zillow Group’s February 10, 2026 announcement of fourth-quarter and full-year 2025 results unless otherwise noted.
| Metric | Reported figure | Period and qualification | What it helps explain |
|---|---|---|---|
| Total revenue | $2.6 billion, up 16% year over year | Fiscal year 2025; company-reported result | Overall growth despite mixed housing conditions |
| For Sale revenue | $475 million | Fourth quarter 2025; company’s earnings-release label | Scale of the company’s sale-related reporting context |
| Mortgages revenue | $57 million, up 39% year over year | Fourth quarter 2025 | Mortgage-related revenue growth in that quarter |
| Rentals revenue | $168 million, up 45% year over year | Fourth quarter 2025 | Strength of a non-purchase revenue stream |
| Zillow Home Loans origination volume | $4.8 billion versus $3.1 billion | Full years 2025 and 2024; 52% increase reported by Zillow | Change in Zillow’s own funded-loan activity |
| Residential revenue per visit | $0.178 versus $0.171 | Full years 2025 and 2024; company-reported measure | Monetization efficiency, not merely audience size |
| Industry purchase-mortgage origination volume | Roughly flat year over year | Full year 2025; Zillow’s estimate, not an independent industry census | Why Zillow’s revenue cannot be attributed to rates alone |
The labels require care. “For Sale” in the earnings announcement is not interchangeable with the 10-K’s “Residential” revenue category. Use the company’s own label and period when quoting either figure.

1. Start with the rate move and affordability
Ask whether the change is large enough to alter monthly payments for typical buyers in the markets Zillow serves. Also consider home prices, down-payment requirements and credit standards. A rate move by itself is not a complete affordability measure.
2. Check purchase and refinance activity
Look for evidence of applications, funded loans and purchase transactions rather than assuming that a headline rate immediately changes revenue. Zillow’s own origination volume is a more direct indicator for its Mortgages category than a national rate alone.
3. Separate revenue channels
Analyze Residential, Mortgages and Rentals separately. Agent connections may respond to buyer and seller intent; mortgage revenue responds to applications, closings and loan sales; rentals responds to listings, leads and leases. Other products need their own driver analysis.

- Helpful in various ways
4. Examine monetization, not just traffic
Zillow reported Residential revenue per visit of $0.178 in 2025 versus $0.171 in 2024. That metric shows why engagement quality, product placement and pricing can matter even when industry transaction volume is weak.
5. Label estimates and management commentary
The estimate that industry purchase-mortgage origination volume was roughly flat in 2025 came from Zillow. It should not be presented as a government count or independent market census. Likewise, Chief Executive Officer Jeremy Wacksman’s statement that Zillow “continued to gain share in both For Sale and Rentals” is management’s characterization of company performance, not independent verification of market share.
What can weaken or strengthen the relationship
- Inventory: More listings can create agent opportunities even when financing is expensive; constrained supply can limit transactions despite buyer interest.
- Home prices: Falling prices can partly offset higher rates for some buyers, while rising prices amplify the payment burden.
- Rate-lock behavior: Owners with unusually low existing rates may delay moving, reducing listings and transaction opportunities.
- Rental substitution: Households priced out of ownership may increase rental searches, supporting rental advertising while weakening purchase activity.
- Advertising competition: Agents and lenders may change budgets based on expected customer value, not simply current closings.
- Product execution: Better lead validation, software adoption or conversion can raise revenue per visit without a favorable rate move.
- Seasonality and timing: A quarter can reflect the lag between a rate change, a consumer inquiry, an application and a closing.
What the business model means for readers and investors
For a consumer, Zillow’s model means the information and search experience can be free while the professionals appearing in the marketplace pay for leads, visibility or tools. A mortgage-rate change may affect which options are affordable, but it does not turn Zillow into a lender-only business.
For someone analyzing the company, the key question is not “Are rates high or low?” It is “Which Zillow revenue channel is exposed, through what lag, and what offsets it?” A sound review tracks category growth, origination volume, revenue per visit, rental demand and management’s explanation of market-share or product changes. It also distinguishes GAAP revenue and net income from non-GAAP measures such as adjusted EBITDA; those measures are not interchangeable.
Bottom line
Zillow depends on monetizing housing demand across agents, lenders, property managers and professional software—not on one mortgage-rate variable. Higher rates can reduce affordability and purchase activity, putting pressure on mortgage originations and some Residential connections. Lower rates can support those channels, but inventory, prices, competition, rental demand and Zillow’s own execution determine how much reaches the income statement. The 2025 results, with revenue up 16% while estimated industry purchase-mortgage volume was roughly flat, are a concrete reminder to analyze the whole platform.
