If the payment quoted for your mortgage renewal will not fit your budget, contact your current lender immediately—before missing a payment—and request a documented assessment of every available option. Prepare a realistic budget first, then compare the new payment, interest and fees, amortization, term, rate type and qualification requirements. You can negotiate with the existing lender, seek offers from other lenders or a broker, ask about temporary relief or a blended rate, and consider a longer amortization only after calculating its lifetime cost. If none of those choices is workable, get advice about selling or serious-debt solutions before default becomes unavoidable.
Start with your lender, not with an automatic renewal
As soon as a higher renewal payment becomes foreseeable, call the lender that currently holds your mortgage. Explain your household income, essential expenses, other debts and the payment you can actually sustain. Ask for a tailored assessment rather than accepting the first renewal offer or allowing the mortgage to renew automatically.

Financial Consumer Agency of Canada (FCAC) guidance says borrowers should contact their financial institution to discuss options. Ask the representative to put every proposal in writing, including the interest rate, whether it is fixed or variable, payment amount and frequency, term, remaining and revised amortization, fees, and total dollar cost.
These protections and expectations apply specifically to federally regulated financial institutions. Provincial rules, your mortgage contract and the lender’s policies can differ.

Build an affordability number before you negotiate
A lender may show that you qualify for a payment that still leaves too little for ordinary living costs. Work out your own ceiling first. Use take-home income that is reliable, not a hoped-for bonus or overtime, and list the full monthly cost of keeping the home.
- Mortgage principal and interest at the proposed renewal terms.
- Property tax, homeowner insurance, condominium fees and utilities.
- Food, transportation, childcare, medication and other essential spending.
- Minimum payments on credit cards, lines of credit, car loans and student debt.
- Required savings for repairs, emergencies and irregular annual bills.
Separate expenses you can reduce from costs you cannot safely cut. Then test the budget against a higher payment, an unexpected repair and a temporary income interruption. The result is the maximum payment you can maintain without relying on new debt. Give that figure to the lender and ask which structures fit it.
Know what the renewal notice must contain
For a mortgage with a federally regulated institution, the renewal statement must arrive at least 21 days before the end of the term. It should state the outstanding balance, interest rate, payment frequency, term and applicable fees. It must also say that the offered rate will not increase before renewal.

Check the notice against your own records. Confirm the balance, payment schedule, maturity date, prepayment privileges and any discharge or transfer conditions. A discrepancy should be resolved in writing before you sign.
Compare the choices that can lower or defer the payment
The right option depends on whether your difficulty is temporary, whether you can qualify elsewhere and how much additional interest you can tolerate. Compare options on the same assumptions rather than looking only at the next payment.
| Option | What it can do | Main trade-off or requirement |
|---|---|---|
| Negotiate with the current lender | May improve the quoted rate or change the term without moving the mortgage. | The lender is not required to match an outside offer; compare the complete cost, not just the rate. |
| Switch to another lender | May provide a lower rate or different qualification terms. | Approval is required and transfer, discharge, registration, appraisal, administration or mortgage-insurance costs may apply. |
| Blend-to-term or blend-and-extend | Combines an existing rate with a new rate, sometimes changing the term. | Availability, calculation and fees are lender-specific; amortization does not automatically change. |
| Contract or temporary relief | May include a skip payment, special payment arrangement, re-borrowing prior prepayments, capitalization of eligible arrears or costs, or interest-only payments. | Eligibility is not automatic. Principal can rise, repayment can be postponed and later payments can increase. |
| Extend amortization | Spreads repayment over more years and usually lowers the scheduled payment. | Total interest rises and the mortgage is paid off later; a restoration plan may be required where default risk exists. |
| Sell the property | Can prevent an unaffordable mortgage from becoming a default when severe financial difficulty persists. | Requires an individual assessment of equity, selling costs, timing and alternative housing. |
Negotiate the existing lender’s offer
Ask whether the lender can improve the rate, alter the term or offer a blend arrangement. If you have a written quote from another lender, provide it and ask for a matching or better proposal. Compare the payment after all fees, not the advertised rate alone. A slightly lower rate can be outweighed by a large transfer penalty or by a term that does not suit your expected income.

A new lender will reassess your application. Qualification criteria, documentation and debt-service calculations can differ, so approval is not guaranteed even when the current lender is willing to renew. Request a complete estimate of setup, discharge, registration, appraisal, administration and mortgage-insurance costs. Confirm whether changing lenders affects insurance coverage or requires a new policy.

Calculate the break-even period: divide one-time switching costs by the monthly saving. If the mortgage may be refinanced, sold or renewed again before that point, the switch may not deliver the expected benefit.
Ask about blended rates and temporary measures
Some institutions offer a blend-to-term or blend-and-extend arrangement. It can change the interest rate and, in the extend version, the mortgage term, but it does not by itself lengthen amortization. Obtain the lender’s calculation and compare it with a new mortgage for the same remaining amortization.
Your contract or lender policy may also permit a skipped payment, interest-only payments, a special payment arrangement, re-borrowing of earlier prepayments or capitalization of certain arrears and costs. Treat these as cash-flow tools, not free forgiveness. Interest can continue to accrue, principal can increase and the payment after the relief period may be higher. Ask exactly when normal payments resume and whether the relief changes credit reporting.

Understand the real cost of a longer amortization
Extending amortization reduces the required payment by spreading the balance over a longer period. The price is additional interest and a later payoff date. Request two written illustrations from the lender: the proposed amortization and the original remaining amortization, both showing total interest and every fee.

For a borrower at risk of default, FCAC expects a federally regulated institution to use the shortest extension appropriate to the circumstances, explain the long-term effects and develop a plan to return to the original amortization. Ask what payment or lump-sum schedule would accomplish that restoration and whether prepayment privileges allow you to shorten the schedule when income improves.
Use a consistent comparison worksheet
For each proposal, record the following figures on the same date:
- Outstanding principal immediately before the change.
- New payment amount, due date and frequency.
- Rate, fixed or variable status, and how a variable rate or payment can change.
- Term length and remaining amortization, plus the revised amortization if it changes.
- Total interest and all lender, legal, appraisal, registration, discharge and insurance costs in dollars.
- Qualification requirements, required documents and the date the offer expires.
- Payment flexibility, including lump-sum and payment-increase privileges.
- Whether the measure is temporary or moves the final payoff date.
Do not compare a short promotional term with a longer term without noting the renewal risk at the next maturity date. If a value is unknown, ask the lender to state it; an unpriced fee or unspecified amortization makes an offer impossible to compare.

Ask for written protections before accepting relief
Before signing or authorizing a change, request a document showing the balance before the change, the new rate and rate type, effective date, payment amount and frequency, revised amortization, term, total mortgage cost in dollars and all fees. Confirm whether unpaid interest or costs are added to principal and how the next payment is calculated.

FCAC expects federally regulated institutions to provide clear information and obtain your express consent before a relief measure takes effect. Read the agreement for language about credit reporting, renewal, collateral charges and the lender’s right to cancel the arrangement if your circumstances change.
If the bank agrees that you may miss a payment under a relief arrangement, FCAC guidance says that agreed payment should not be reported as missed to credit bureaus. Keep the written approval, payment history and names of representatives in your records, and check your credit file afterward for accuracy.

A Bank of Canada staff analytical note published in July 2025 estimated that about 60% of mortgage holders renewing in 2025 and 2026 could see a payment increase. The estimate assumed rates followed market expectations and that borrowers renewed into the same mortgage type and term; it is not an individual forecast.
| Renewal group or mortgage type | Estimated change in the note | How to interpret it |
|---|---|---|
| 2025 renewers | Average monthly payment about 10% higher than December 2024 | Scenario estimate for the group, not a quote for a particular mortgage. |
| 2026 renewers | Average monthly payment about 6% higher than December 2024 | Depends on the assumed rate path and same-type, same-term renewal. |
| Five-year fixed-rate renewers | Average increase of about 15%–20% | Average estimate; individual balances, rates and amortizations differ. |
| Variable-rate mortgages with variable payments | Average decline of about 5%–7% | Applies to the specified variable-payment group under the note’s assumptions, not to every variable mortgage. |
Use these figures to understand why a renewal can be materially different, not to predict your own payment. Your balance, current rate, remaining amortization, payment type and the lender’s offer determine the actual result.
If no proposal fits, address default risk early
Tell the lender immediately if even the lowest sustainable proposal leaves you short. Ask for a special payment arrangement and a written schedule. Stop using high-cost credit to make mortgage payments unless a qualified adviser has shown that the plan is temporary and affordable.
When severe financial difficulty persists, selling may be a practical housing decision. Before listing, obtain advice on expected sale proceeds, mortgage discharge obligations, real-estate and legal costs, moving expenses, taxes and where you would live next. If mortgage stress is part of wider, serious debt problems, seek advice from a reputable debt professional or a Licensed Insolvency Trustee. Do not assume that an insolvency filing is necessary or that it will solve a mortgage shortfall without an individualized review.
Quick Recap
A timeline you can follow
- As soon as risk appears: gather the renewal notice, mortgage statement, income records and a list of debts and essential expenses.
- Before contacting lenders: calculate the payment your budget can sustain, including taxes, utilities and other housing costs.
- Several months before maturity: ask the current lender for renewal, blend and relief options in writing; request the balance and total-cost figures for each.
- While the current offer is valid: obtain comparable quotes from other lenders or a mortgage broker and confirm qualification, insurance and switching costs.
- Before agreeing: compare all proposals using the same worksheet and ask questions about amortization, payment changes, fees and credit reporting.
- If still unaffordable: escalate to the lender’s hardship team and obtain independent housing or debt advice before a missed payment.

- What will I owe in total interest and fees by the end of this term and by final payoff?
- Does this proposal change my amortization or only my term?
- Is the rate fixed or variable, and what event can change the payment?
- What happens to my payment after a skipped, interest-only or special-arrangement period?
