Ask the lender for the exact reason for the denial and request the explanation in writing. Then review the credit report, income and asset documents, debts, cash available for closing, and the loan or property assumptions used. The right fix depends on what the lender found; correcting paperwork is a different task from reducing debt or changing a home-price target.
A denial from one lender is not an automatic denial everywhere. Another lender may reach a different decision, but applying again is most useful after you understand the first decision and can address any issue it identified.

Start with the denial explanation
Do not guess why the lender said no. Contact the loan officer or underwriting department and ask for each reason, the information used, and what change would make a future application stronger. The Consumer Financial Protection Bureau (CFPB) advises applicants to find out why they were declined so they can improve their chances later.

Request the reasons in writing
Ask for the lender’s adverse-action notice and a written explanation of the denial. Under CFPB guidance, a mortgage applicant who requests the explanation should receive it in writing. The notice may list specific reasons or explain how to request them.

If credit information affected the decision, the notice should identify the credit score used and the main factors affecting it. It also should provide the reporting company’s contact information and explain how to obtain a free copy of the relevant report and dispute errors. Keep the notice; it is the clearest record of what the lender considered.
Ask what “preapproval” meant in this application
Lenders use “preapproval” and “prequalification” differently. One lender may have reviewed pay stubs, tax returns, bank statements and credit; another may have relied on information you reported without verifying every item. Ask which documents were verified, which assumptions were made, whether the decision was automated or manually reviewed, and what could still change approval, loan amount or pricing.
Check the credit file the lender used
Obtain the credit report identified in the adverse-action notice and read every account, balance, payment history, public-record entry and personal identifier. Look for accounts that are not yours, payments shown as late when you paid on time, balances that were already paid, duplicate debts, outdated information and incorrect limits or dates.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteDispute inaccurate information correctly
- File a dispute with the credit-reporting company that supplied the report.
- Send a separate dispute to the company that furnished the inaccurate information, such as a creditor or debt collector.
- Include copies of supporting records, a clear description of each error and the report page or account involved.
- Keep confirmations, correspondence and the results of each investigation for the lender.
A dispute can correct the file, but it does not guarantee mortgage approval. The lender may still find that income, debt, cash reserves, loan-program rules or other factors do not meet its requirements.
Match the solution to the reason
A useful response addresses the specific underwriting problem rather than applying a generic “improve your credit” checklist.

Missing or unverifiable documents
Ask for a complete list of outstanding items and the exact format required. Typical examples include a missing pay stub, an unsigned tax return, an unexplained bank deposit, an incomplete employment history, an account statement that does not show the full period, or a gift-fund letter with missing signatures. Provide legible, consistent records and explain unusual deposits or job changes before submitting a new application.
Check that names, addresses, dates and figures match across documents. If a document cannot be obtained, ask the lender whether an alternative record is acceptable instead of substituting an explanation that underwriting cannot verify.
Debt-to-income or affordability concerns
Ask which debts and monthly payments were counted and what income the lender allowed. A denial may reflect the relationship between recurring debt payments and qualifying income, the requested loan amount, property taxes, insurance, homeowners-association dues or other housing costs.
Possible responses include paying down a documented debt, avoiding new borrowing, correcting an inaccurately reported balance, increasing qualifying income that can be verified, choosing a lower-priced property or reducing the requested loan amount. Do not close accounts, move balances or take on a new loan without asking how the change will affect underwriting and cash needed at closing.
Low credit score or adverse credit history
Use the score and key-factor information in the notice to identify the problem: recent late payments, high revolving utilization, collections, public records, a short history or an error. Make every payment on time, avoid adding balances and allow corrected information to appear on the report. Ask the lender which loan programs and score requirements apply to your situation; requirements vary by lender and product.

Be wary of anyone promising a guaranteed score increase or a guaranteed approval. A lender must evaluate the complete application, not just a single score.
Recommended Free Tools
Down-payment or closing-cost shortfall
List the cash required for the down payment, lender and third-party closing charges, prepaid taxes and insurance, and any reserves the lender requires. Compare that total with funds that can be documented and used for the transaction. Ask whether an eligible gift, assistance program or different loan structure is permitted under the specific program, and what documentation would be required.
Do not drain every account to reach a target down payment. A lender may evaluate remaining reserves, and you still need money for moving, repairs and emergencies. If the cash gap is too large, a lower purchase price or a longer savings period may be safer than taking on expensive debt.
Employment or income concerns
Ask how the lender calculated qualifying income and which parts were excluded. Variable pay, self-employment, recent job changes, gaps in employment and income from multiple sources can require additional history or documentation. Supply the records requested and ask what continuity or verification is needed before applying again. Do not assume that a new job, bonus or side income will count immediately; the lender must apply its documentation and stability rules.
Property, appraisal or loan-program issues
A preapproval is not a guarantee that a particular property will qualify. If an appraisal difference, property condition, occupancy plan or loan-program rule caused the problem, ask whether the issue was the home, the requested loan terms or the program itself. Freddie Mac’s survey found appraisal differences were reported more often by applicants who were later approved, while non-approved borrowers more often cited down-payment costs, low scores or adverse credit history. That is a retrospective survey pattern, not a prediction of your outcome.

What the broader data can—and cannot—tell you
Freddie Mac reported that approximately 13% of all purchase-mortgage applications—nearly 650,000—were denied in 2020, using Home Mortgage Disclosure Act data. In a 2022 retrospective survey of people denied during the preceding four years, three in five respondents said debt or credit issues were among the reasons given for their initial denial.
Those figures describe populations and reported experiences, not lender decision rules or your individual odds. Your result depends on the lender, loan product, documentation, property and financial profile.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Decide whether and when to apply with another lender
The CFPB says another lender may approve you. That possibility is meaningful when lenders use different underwriting overlays, documentation standards or interpretations of the same facts. It is not a reason to submit multiple applications without understanding the first denial.
Prepare a comparable set of questions
| What to compare | Questions for each lender |
|---|---|
| Reason for the first denial | Would this issue be treated differently under your underwriting rules, and what evidence would you need? |
| Documentation | Which income, asset, employment and debt records must be verified before issuing the preapproval? |
| Loan amount and price range | What purchase price and loan amount are supported, and which assumptions produced that figure? |
| Cash required | How much is needed for down payment, closing costs, prepaid items and reserves? |
| Approval and pricing conditions | What could still reduce the loan amount, change the interest rate or prevent final approval? |
| Total loan costs | Which lender charges and other costs should be included when comparing offers? |
Give each lender the same accurate information. A higher preapproval amount is not automatically better if it assumes a payment that strains your budget or leaves too little cash after closing.
Know your rights after an adverse action
The Equal Credit Opportunity Act (ECOA) prohibits discrimination in credit based on race, color, religion, national origin, sex, marital status, age (when the applicant can legally enter a contract), receipt of public-assistance income, or exercising rights under consumer-protection laws. A lender may request information needed to evaluate the application, but it cannot make a prohibited discriminatory decision.

When the reason does not make sense
Save the application, emails, document requests, adverse-action notice and notes of conversations. Ask the lender to reconcile conflicting explanations and identify the specific information used. You can submit a complaint to the CFPB or Federal Trade Commission; the U.S. Department of Housing and Urban Development also accepts complaints about mortgage-lending discrimination. A complaint does not guarantee a loan, but it creates a record for review.
Understand the HMDA preapproval nuance
Regulation B requires an adverse-action notice to state the specific reasons or tell you how to request them. CFPB regulatory commentary also explains that a request made under a lender’s defined Regulation C preapproval program is treated as an application for certain Home Mortgage Disclosure Act reporting purposes. That technical reporting rule does not automatically determine notice rights for every informal prequalification conversation. Ask the lender what process and product you actually entered.
Use a HUD-approved housing counselor when the path is unclear
A HUD-approved housing counselor can help assess your ability to pay, review the denial explanation, organize a budget and identify realistic next steps. The CFPB’s consumer guidance lists a HUD counselor locator and the telephone number 1-800-569-4287; confirm current contact details before calling. Counseling is especially useful when the denial involves several debts, irregular income, disputed credit information or uncertainty about a sustainable purchase price.
A practical recovery plan
- Within the first conversation: request the adverse-action notice, specific reasons, score information and the documents or assumptions used.
- After receiving the notice: obtain the identified credit report and mark every error, missing account detail and factor you do not understand.
- For documentation issues: create a lender-approved checklist and submit complete, consistent records.
- For debt, credit or cash issues: write down the exact change needed—such as a lower balance, more documented funds or a lower target price—and confirm with the lender how it will be evaluated.
- Before another application: compare lenders on underwriting requirements, loan amount, cash to close, assumptions and total costs, not just the headline preapproval figure.
- If discrimination is suspected: preserve records and use CFPB, FTC or HUD complaint channels while considering qualified housing counseling.
Keep the first lender’s explanation with your records. It tells you which facts must change, which documents must be clarified and which questions to ask before you rely on a new preapproval.
