Do not treat home equity as retirement income until you have a plan to turn it into cash without jeopardizing your housing. Start with a household balance sheet and a year-by-year cash-flow test. Then compare three broad paths: remain in the current home, sell and move to a less expensive or more suitable arrangement, or use a reverse mortgage. The right choice depends on liquid savings, debts, reliable income, health and care needs, carrying costs, taxes, and legacy goals—not on a universal percentage of wealth held in a home. No federal source establishes a single “safe” home-equity percentage.
What it means when most of your retirement savings are in your home
Home equity is the market value of the property minus mortgages and other liens. It contributes to net worth, but it is not the same as spendable money. You generally cannot pay a utility bill or medical invoice with equity unless you sell, borrow against the property, or otherwise change your housing arrangement. Converting equity also creates costs, obligations, or both.

A valuable home can provide security, stable housing, and a potential source of funds. It can also leave a household short of liquid assets for ordinary spending, repairs, taxes, insurance, or long-term care. The first question is therefore not “Should I sell?” It is “Can my predictable income and liquid assets support the way I intend to live, and what role—if any—should the home play?”

Why a percentage rule cannot answer the question
Official investor guidance does not set a threshold at which home concentration becomes unsafe. Two households with the same home value can face very different risks because one has a pension, low expenses, and no mortgage while the other has variable income, debt, and substantial care needs. Location, housing costs, age, health, and the likelihood of moving matter as much as the balance-sheet percentage.

Step 1: Build a complete household picture
Before choosing a transaction or loan, list the resources and obligations that will determine whether you can remain housed. Investor.gov’s retirement-planning material recommends reviewing the whole financial situation, matching investments to time horizon and goals, and planning withdrawals rather than making an impulsive lump-sum decision.
- Home: realistic current value, mortgage payoff, home-equity debt, property taxes, homeowners insurance, utilities, routine maintenance, and likely major repairs.
- Liquid assets: bank accounts, certificates of deposit, taxable investments, and cash reserves.
- Retirement assets: 401(k), 403(b), IRA, annuity, and other account balances, together with required minimum distributions where applicable.
- Income: Social Security, pensions, annuity payments, wages or self-employment income, and any rental income you can reasonably expect to continue.
- Expenses: ordinary living costs, debt payments, insurance, taxes, transportation, family support, and discretionary spending.
- Future needs: accessibility modifications, in-home help, assisted living, medical costs, a vehicle replacement, or support for a surviving spouse.
- Objectives: remaining in the neighborhood, preserving flexibility, leaving a home or financial assets to heirs, or reducing the work of maintaining a property.
Use conservative assumptions for investment returns, inflation, repairs, and longevity. Separate recurring income from one-time resources. A sale proceeds check or loan advance can improve liquidity for a period without making an otherwise unaffordable monthly budget sustainable.
Step 2: Test whether staying in the home is sustainable
Prepare a housing budget that includes the costs people often omit: property taxes, homeowners insurance, utilities, routine upkeep, replacement of major systems, and a reserve for emergencies. Compare that total with predictable after-tax income and planned withdrawals. Stress-test the budget for a long life, a market decline, an uninsured repair, and a period when one spouse needs care.

Questions to answer before deciding to stay
- Could you pay taxes, insurance, utilities, and a major repair if investment markets fell for several years?
- Is the home workable if mobility changes, and what would accessibility work cost?
- Would a surviving spouse be able to maintain the property alone?
- How would an extended absence for rehabilitation or care affect your housing plan?
- How much cash would remain after an emergency withdrawal, and what taxes would that withdrawal create?
Step 3: Compare selling, downsizing, and renting
Selling can release equity without creating a new mortgage, but the amount available is the net—not the listing price. Subtract the existing mortgage and liens, broker and other transaction charges, moving expenses, repairs needed for sale, and the cost of the next housing arrangement. HUD housing-counseling guidance identifies moving to a less expensive or more suitable home as one option and also lists renting, retirement communities, and home-sharing.
Downsizing to another owned home
Estimate the cash left after the sale and the purchase price, closing costs, moving, furnishing, accessibility work, and any new mortgage. Compare property taxes, insurance, utilities, and maintenance in the new location. A smaller home does not automatically cost less: local prices, taxes, association charges, and required renovations can erase the expected savings.
Renting or choosing a retirement community
Renting may reduce repair responsibilities and preserve sale proceeds for investment or spending, but rent can rise and a lease may provide less long-term control. A retirement community can bundle services or support, yet entrance fees, monthly charges, and refund rules differ. Obtain the complete contract and model costs under several lengths of stay. Home-sharing can reduce expenses for some households but requires a realistic assessment of privacy, safety, and compatibility.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsTax and benefit checks before a sale
The tax result of selling a home depends on facts not established by a general retirement guide, including basis, ownership, use, filing status, and current law. Model the sale separately with current IRS information or a tax professional. If you receive means-tested benefits, verify how sale proceeds or a new asset balance affects eligibility before signing a contract; program rules vary and are not addressed by the federal housing guidance summarized here.

Step 4: Evaluate a reverse mortgage without treating it as free income
The FHA-insured Home Equity Conversion Mortgage (HECM) is the federal reverse-mortgage program offered through FHA-approved lenders. Eligibility and available proceeds depend on borrower age, the interest rate, and the applicable home-value limit. A HECM is a loan secured by the home; the lender does not simply take ownership when the loan closes.
Costs and obligations
CFPB describes upfront origination and closing costs, mortgage insurance, ongoing interest, servicing fees, and annual mortgage insurance. Interest and fees are added to the balance over time, reducing the equity remaining for a future sale or heirs. Borrowers must continue paying property taxes and homeowners insurance, maintain the home, and occupy it as a principal residence. Failing those obligations can lead to foreclosure. HECM counseling with a HUD-approved reverse-mortgage counseling agency is required before closing.
Model the loan over more than one scenario
Ask the lender for illustrations showing expected proceeds, charges, and the balance after different periods—such as a short stay, a decade, and a much longer stay. Compare a line of credit, monthly advances, and a lump-sum structure only after understanding how each affects interest growth and spending discipline. Ask which costs can be financed, whether the interest rate is fixed or adjustable, and what happens if you move, enter long-term care, or are absent for an extended period.
Discuss a non-borrowing spouse’s protections and obligations in writing. Ask how heirs can repay the loan, sell the property, or keep it, and what deadlines apply. Do not assume the heirs receive the appraised value: the loan balance, accrued interest, fees, and sale costs determine what remains.

What happens when a HECM-financed home is sold
CFPB states that sale requires repayment of borrowed amounts plus interest and fees. If the sale price exceeds the balance, the borrower keeps the difference after the transaction. FHA mortgage-insurance protections apply in specified circumstances when the balance exceeds sale proceeds and the home is sold at its appraised value. These details apply to HECMs and are not general advice for every home loan.
Compare the three main paths side by side
| Decision factor | Stay in the current home | Sell, downsize, or rent | HECM reverse mortgage |
|---|---|---|---|
| Upfront and ongoing cost | Existing mortgage, taxes, insurance, upkeep, and repairs continue. | Sale and moving costs occur upfront; replacement housing creates new recurring costs. | Origination, closing, mortgage-insurance, servicing, and interest costs apply; interest and fees accrue. |
| Cash released after liens and expenses | None unless you separately borrow or sell. | Net sale proceeds after liens and transaction expenses. | Proceeds depend on age, rate, and applicable value limit, less financed costs. |
| Monthly-budget effect | No new loan payment, but carrying costs remain. | May lower or raise housing costs; rent can increase. | No required monthly mortgage payment in the usual structure, but property charges remain and the balance grows. |
| Ability to remain in the home | Yes, while affordable and suitable. | No; you move or begin renting. | Generally yes while obligations are met and the home remains your principal residence. |
| Moving or extended absence | You retain control but must fund an empty home. | Moving is immediate; a lease or community contract governs stability. | Moving out or failing occupancy requirements can trigger repayment. |
| Debt growth and repayment triggers | Existing debt follows its loan terms. | Sale repays liens; no new home-secured debt if you buy or rent without borrowing. | Interest and fees increase the balance; repayment is generally required when a maturity event occurs, including sale or loss of principal-residence status. |
| Taxes | Property taxes and any investment-withdrawal taxes remain relevant. | Sale and investment decisions require separate, current tax analysis. | Loan advances are not taxable income; accrued interest generally is not deductible until actually paid. |
| Care and maintenance burden | You retain full responsibility unless you pay for help. | May reduce maintenance or add service fees, depending on the new arrangement. | You still must maintain the property and pay required charges. |
| Investment diversification | Most wealth may remain in one illiquid asset. | Sale proceeds can be allocated across liquid assets, subject to a written risk and withdrawal plan. | Liquidity improves, but the home-secured balance rises and sale proceeds may be reduced later. |
| What heirs may inherit | Home equity, reduced by any mortgage and selling costs. | Cash or investments, reduced by housing and transaction costs. | Any remaining home equity after repayment, interest, fees, and sale costs. |
The table describes trade-offs, not a ranking. Evaluate each path using your own net cash released, recurring expenses, flexibility, health outlook, longevity, and legacy priorities.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Use diversification and withdrawals deliberately
Investor.gov explains that spreading investments among assets with different risk and return characteristics can reduce portfolio risk. It also recommends reviewing allocation and withdrawal decisions as circumstances change. That does not mean selling the home or moving retirement accounts into a predetermined mix. Match risk to the years your money must last, your ability to tolerate losses, and the amount of income you need.
If home equity is your largest asset, avoid a rushed all-at-once liquidation or investment purchase. Set a staged plan: identify the cash reserve you need, decide which account withdrawals are least disruptive, and establish when you will revisit the plan. Coordinate withdrawals with taxes, required distributions, Social Security decisions, and the possibility that one spouse will live many years after the other.

Get conflict-aware help before signing anything
Housing, investment, insurance, and tax professionals may be paid in different ways and may have different incentives. Investor.gov advises asking planners what services they provide, how they are compensated, what conflicts exist, and what you will pay. Check a professional’s background through the regulator’s available databases before relying on a recommendation.
For a HECM, begin with the required HUD-approved counseling agency, then obtain competing written loan estimates. A counselor is not a substitute for tax or legal advice, but can help you understand program obligations. A fee-based financial planner can model cash flows and withdrawals; a tax professional can analyze a sale or liquidation; and a local housing professional can estimate realistic transaction and replacement-housing costs. Ask each person to disclose compensation and to separate education from a product recommendation.
A practical decision checklist
- Inventory everything. Record values, balances, income, expenses, insurance, taxes, maintenance, and future care needs for the whole household.
- Run a staying-put stress test. Include a major repair, higher insurance or taxes, a market decline, and a long period of retirement.
- Get a net-sale estimate. Use realistic sale costs, liens, moving expenses, and the price and recurring cost of the next home or rental.
- Request HECM illustrations if relevant. Compare proceeds, financed costs, balance growth, occupancy requirements, and outcomes after different lengths of stay.
- Check taxes and benefits. Obtain current advice before selling, liquidating investments, or accepting loan proceeds if eligibility for a means-tested program matters.
- Write down priorities. Rank housing security, monthly cash flow, flexibility, care access, and inheritance rather than letting a single headline number decide.
- Use a cooling-off period. Review contracts with an independent adviser and do not sign under pressure from a lender, buyer, family member, or salesperson.
Tax treatment of reverse-mortgage proceeds
IRS Publication 554 (2025) treats reverse-mortgage payments as loan proceeds, not taxable income. The publication also explains that interest accruing on a reverse mortgage generally is not deductible as home-mortgage interest until it is actually paid. That treatment does not determine the tax result of selling the home, selling investments, or taking withdrawals from retirement accounts. Analyze those transactions separately under current IRS rules.

A home-heavy retirement plan can work when carrying costs are affordable and the household has a credible way to fund spending, repairs, and care. If cash flow is strained, compare a move, a rental, or a carefully modeled HECM rather than assuming that appreciation will pay the bills. The sound choice is the one that releases only the equity you need, preserves your ability to remain safely housed, and fits your tax, health, investment, and family circumstances.
