What to do if your pension income reduces the mortgage you can borrow

If a mortgage runs into retirement, a UK lender may reduce the amount it will offer because it must assess whether you can keep paying after your earnings change. The practical response is to document realistic retirement income and spending, understand how each lender treats continued work and pension evidence, and compare the full affordability result—not just an income multiple.

Why retirement can reduce your mortgage offer

A lender assesses affordability over the whole mortgage term. If the term reaches your expected retirement date, the lender must take account of reasonably foreseeable changes in income and expenditure. Retirement often means replacing salary with state pension, occupational pension, personal pension withdrawals or annuity income. If that future income is lower than your current net pay, the income available for mortgage payments may fall in the lender’s calculation.

This is not a penalty for having a pension. It is a test of whether the contractual payments remain affordable after the change. The Financial Conduct Authority (FCA) says lenders must consider future changes they know about, or should reasonably know about, including reductions that may follow retirement.

Affordability is more than a salary multiple

Under FCA mortgage rules, a lender must consider net income, committed expenditure, essential household costs, mortgage payments and likely future interest-rate increases. A lender may use an income multiple as part of its process, but the multiple cannot replace an affordability assessment. Two applicants with the same salary can therefore receive different maximum loans because their pension forecasts, debts, dependants, regular costs, term or repayment method differ.

The closer retirement is, the stronger the evidence expected

FCA guidance says: “The closer the customer is to retiring, the more robust the evidence of the level of income in retirement should be.” A lender may accept a reasoned projection when retirement is distant, then ask for detailed pension forecasts and other proof as the date approaches. The exact point at which scrutiny increases is lender-specific.

First, map your mortgage against retirement

Before changing an application, write down the dates and assumptions that drive the assessment:

  • Your planned retirement date, and whether it is a firm date or an intention.
  • The mortgage start date, proposed term and date of the final payment.
  • Whether any borrower will still be employed after the planned retirement date.
  • Expected state, occupational, personal or SIPP pension income, and any annuity income.
  • Essential household costs, committed credit payments, childcare or support costs and other regular outgoings after retirement.
  • Whether the mortgage is repayment or interest-only, and how capital will be repaid if it is interest-only.

The FCA expects a common-sense view of the expected retirement date. A lender should not simply apply an arbitrary age assumption without considering the circumstances it has been told about, but it will assess whether continued work is credible and evidenced.

Prepare evidence the lender can use

Give the lender the evidence you actually have, with dates and assumptions clearly identified. Do not describe a forecast as guaranteed income.

Income evidence

  • Recent payslips, P60s and bank statements for current employment income, where requested.
  • State pension forecasts and pension statements showing projected benefits.
  • Occupational pension statements, including any defined-benefit estimate and its normal or selected retirement date.
  • Personal pension or SIPP statements and provider projections.
  • Annuity statements or payment records if an annuity is already in payment.
  • Evidence of pension contributions where the lender asks for proof that saving is continuing.
  • Proof of current pension payments if you are already retired.

FCA rules allow declared income sources to include pensions and investments, but the evidence and the way income is converted into an affordability figure depend on the lender. A projection can change with contributions, investment performance, chosen retirement age, tax treatment and withdrawal decisions, so the lender may apply its own assumptions.

Expenditure evidence

Prepare a realistic post-retirement budget rather than relying only on current spending. Include council tax, utilities, food, transport, insurance, maintenance, subscriptions, healthcare and any costs that may continue after children leave home. List credit cards, personal loans, car finance, alimony or maintenance and other committed payments. The lender may use verified figures, its own expenditure benchmarks, or both.

Ask the lender or adviser the right questions

Published criteria are not universal rules. Before a full application, ask for answers that apply to your expected retirement date, income and term:

  1. Which pension types will you accept—state, occupational, personal or SIPP, annuity, or another source?
  2. What document proves each type, and how recent must it be?
  3. When do you begin using projected retirement income instead of current employment income?
  4. How do you treat a borrower who expects to work beyond the planned retirement date?
  5. What evidence supports continued employment, and how is self-employment or a fixed-term contract treated?
  6. What is the maximum mortgage term and age at the end of the term?
  7. How are joint borrowers assessed if only one reaches retirement during the term?
  8. Which household income and commitments are included or excluded?
  9. How are future interest-rate increases tested?
  10. For interest-only borrowing, what capital-repayment plan is acceptable?

Ask the lender or adviser to identify the specific assumption that limits borrowing if the result is lower than expected. It could be the pension figure, an expenditure amount, the term, the repayment method or the evidence supplied.

How lender policies can differ

The following published examples illustrate why comparing criteria matters. They are policy descriptions, not guarantees of acceptance or predictions for an individual case.

Lender example Published treatment What to verify
Virgin Money If the applicant is retired, or the term reaches or passes the declared retirement age or age 71 and the applicant is within 10 years of either date, pension income is used for affordability, or current income if lower. If the term reaches or passes those dates but the applicant is not within 10 years, proof of retirement income is not required, but evidence of pension-plan contributions is required. Accepted pension types listed include state, occupational, personal/SIPP and annuity income. Whether the current intermediary criteria still apply, how the 10-year test applies to your dates, and what documents prove each income type.
HSBC An HSBC mortgage may extend beyond the intended retirement age of the main income earner if the applicant clearly demonstrates the ability to service the mortgage for the full term. Evidence becomes more robust nearer retirement, and employment type and the likelihood of continuing work are considered. Interest-only applications also require proof that capital can be repaid at the end of the term. How your employment, retirement date, pension forecast, joint-borrower position and repayment plan satisfy the full-term test.

These examples show that “retirement age” is not handled identically by every lender. Criteria can change, so confirm them directly before submitting an application.

Check the term and repayment method

A term beyond retirement is not automatically impossible

A mortgage ending after retirement can be considered where the lender is satisfied that payments remain affordable for the entire term. That may require stronger evidence of pension income, credible evidence that employment will continue, or both. The lender still has to assess future expenditure and rate increases rather than relying on a current salary alone.

Repayment mortgages

For a capital-and-interest mortgage, the affordability assessment includes the scheduled capital and interest payments over the term. A longer term can reduce the monthly payment but may extend further into retirement and increase total interest. A shorter term may finish before retirement but require higher monthly payments. Compare both outcomes using the lender’s actual assessment rather than assuming that one is automatically better.

Interest-only and retirement interest-only borrowing

Interest-only borrowing has a separate capital-repayment risk. You must show how the balance will be repaid at the end of the term; the lender’s acceptance of pension income does not by itself satisfy that requirement. Possible strategies might include a documented investment or pension lump sum, sale of a property, or another plan accepted by the lender, but suitability and certainty must be assessed carefully. Obtain advice on tax, investment risk and any effect on means-tested benefits before relying on a strategy.

What to do if the offer is lower than you need

1. Find the limiting assumption

Request a clear explanation of which income, expenditure, term or evidence item produced the reduction. Ask for the figures and dates used, not just a generic statement that the case failed affordability.

2. Correct factual errors

Check that pension forecasts, outstanding debts, monthly commitments, retirement dates and household income were entered correctly. A missing pension, duplicated commitment or incorrect term can materially change the result. Provide updated documents if the original evidence was incomplete or outdated.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

3. Compare lenders on like-for-like terms

Use the same purchase price, deposit, term, repayment method and household information when asking different lenders or an adviser for illustrations. Compare the resulting payment, interest-rate assumptions, age-at-end-of-term rule, evidence burden and product terms—not only the largest headline loan.

4. Consider a different term only after checking the full cost

Extending the term may lower the payment but could move more payments into retirement and increase total interest. Shortening it may improve the retirement position but reduce current affordability. Ask for both calculations and check that the post-retirement budget remains workable.

5. Review the borrowing need, not just the lender’s number

A larger loan is not necessarily a better outcome if it leaves little capacity for essential retirement spending or rate increases. Consider a larger deposit, a lower purchase price or delaying the application only if those choices fit your wider plan. Do not reduce pension saving or change a retirement plan solely to obtain a larger offer without assessing the long-term consequences; there is no guarantee that doing so will secure approval.

When professional advice is useful

A mortgage adviser experienced in lending into retirement can help compare current lender criteria, organise evidence and explain why a case is being constrained. Check the adviser’s regulatory status, scope of service and any fee or commission arrangement before proceeding. An adviser cannot guarantee a loan amount, override a lender’s affordability rules or turn an uncertain pension projection into guaranteed income.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For interest-only or retirement interest-only borrowing, seek advice that covers the repayment strategy as well as the mortgage. The plan must be realistic under market conditions and consistent with your tax position and any benefits you may claim.

A practical comparison checklist

Comparison point What to record
Pension income Types accepted, projection date, payment frequency, deductions and documents required.
Retirement timing Declared retirement date, age at application, age at final payment and treatment of later work.
Employment Whether continued work is considered, and evidence required for the role, contract or self-employment.
Expenditure Committed debts, essential household costs, dependants and any lender-specific assumptions.
Term and age policy Maximum term, maximum age at maturity and whether exceptions are possible with evidence.
Joint borrowers How each borrower’s income, retirement date and commitments affect the combined assessment.
Repayment method Capital-and-interest payment, interest-only eligibility and acceptable capital-repayment plan.
Affordability result Loan amount, monthly payment, rate-stress assumptions and the reason for any reduction.

Key points to keep in view

  • Retirement during the term is a foreseeable change that the lender must consider.
  • Net income, essential costs, committed spending and future rate increases matter alongside any income multiple.
  • Evidence should become more robust as retirement approaches.
  • Lender policies differ on pension types, age thresholds, continued employment and documentation.
  • A term beyond retirement can be possible when full-term repayment capacity is demonstrated.
  • Interest-only borrowing requires a credible capital-repayment strategy as well as payment affordability.
  • No published rule provides a universal borrowing reduction or guaranteed workaround.
